LOCATION LOCATION! Bring the whole family to this large home made for entertaining and relaxing. This place has a private hot tub, a huge deck and is right across the street from Kingsdale fitness, pools, tennis, golf and recreation Center as well as Little Sugar Bistro. It is on Tunnel Vision Bike Trail and only a 5 minute bike ride to the new Oz Bike Park (opens summer ‘26) the Greenway, Blowing Springs and Back 40 trails, Let this be home base for your biking/ golfing/ tennis adventure!

The space
The house has an extra large deck with a lot of comfortable seating and gas fire pit table. there is both covered and sunny areas with loungers to enjoy your morning coffee. The backyard is privacy fenced and has a large hot tub. The garage has a bike maintenance station, EV charger, and a dart board. The living room has 4 recliners and large TV as well as a fireplace for relaxing after a fun outdoor adventure filled day. The driveway has extra parking and the garage can fit 2 cars. (note: trucks may be too tall for the steep entry into the garage.)

Guest access
Guest pass available! Use for BVRC across the street, Branchwood fitness center, lakes and golf courses. It's very easy to use at the pool, gym and also the beach at Lake Avalon. You will receive a text message from the Bella Vista POA with a guest pass in your name & a link to the 2025 fees schedule. Show the pass on your phone to the attendant & explain you're nonmembers with a guest pass. There's a small fee for the pool & beach, $4 daily fee for ages 6 & older & $2 daily fee for ages 5 & younger. It's nice you only need to show one for your group.

Other things to note
~The middle bedroom with the two XL twins has the ability to be strapped together (with a kit stored in the closet) to be a king sized bed if needed.
~Pool/ hot tub towels are in the laundry room and pool noodles are in the garage.
Games, puzzles and books are in the entertainment center.
~Instructions for firing up the gas grill is in the welcome book by the sofa.
~ The blue bathroom has a solar tube light so don't be fooled by thinking you left the light on!
