Brilliant location - a mere Georgian stone's throw from Broughton Street cafes, bars and restaurants, tram stop, Waverley station, Princes Street, George Street and the Botanics, yet on a very quiet cycle route. The flat is on the second floor, so enjoy the journey up, treading on history on the well-walked stone steps. Enjoy the sunny double guest room and your own private bath, shower and loo in this gorgeous large flat with loads of character, built just after the War - the Napoleonic War!

Fabulous location: great bars cafes and restaurants on Broughton St
The Stand - great comedy all five minutes away on York Place
St Andrew Square - for Christmas markets, comedy, food and George St bars and Assembly Rooms for conferences. Also very near for larger Christmas Market on Princes St. Five minutes walk from RBS office on Dundas St - so handy for RBS workers.
The second-floor flat is on a very quiet cycle route so good nights sleep guaranteed - especially with wooden shutters and curtains to keep light out.
Scotland Street has been made famous by local author Alexander McCall Smith's series of Scotland St books which are available to read.

The double bedroom has two bedside tables with reading anglepoises so room is cosy but light and airy with views over to the gardens in Drummond Place. There is a kettle tea and Nespresso coffee in the guest bedroom so guests can enjoy a hot drink in bed without moving very far!

There is free parking directly outside the flat on Drummond Place from 5.30pm - 8.30am Monday - Friday and free over weekends. Other times limited to four hours at a time and can be paid using your mobile phone.

Guest access
You have your own private bedroom and bathroom with loo and shower room with unlimited hot water. I have my own bedroom with separate shower and loo. There is a kettle, mugs, tea and Nespresso coffee maker and coffee pods in your bedroom so you can enjoy the luxury of tea/coffee in bed! I work in the sitting room so not really available for guests. The kitchen and washing machine are in constant use due to high volume of guests so can't accommodate guests' clothes washing or cooking in flat. I love to cook so often creating dishes and baking bread - so sadly not possible for guests to use kitchen, but there are lots of fabulous restaurants and take aways less than five minutes walk from the flat. There is a very good launderette five minutes from flat with express facilities. There is a drying rack provided in guest bedroom for wet clothes.

Other things to note
The flat is on the second floor - not a big climb and worth it - I think for wonderful light and views - but think again if you have a very heavy suitcase. Check in times can be flexible but check out is 10 am, so I try to accommodate but I need time to clean and make room ready for next guests. My boyfriend Mick a physiotherapist shares my flat - he rents his flat out on air bnb in Glasgow - we have our own ensuite bathroom so no queues for the loo!

This historic flat is in the heart of the Georgian New Town which is a UNESCO world heritage site. There are many stylish cafes, cool bars, and interesting restaurants in nearby Broughton Street. It is easy to hire a Just Eat bike and cycle to the nearby Botanic Gardens or cycle to Leith on the cycle tracks on the Water of Leith. The flat is near the tram stop (handy for the airport) bus and train stations. The medieval Old Town with The Castle is a 20 minute walk.

I share my flat with my boyfriend Mick who is a physiotherapist and a friendly Glaswegian who can give you info on Glasgow! He works in Edinburgh and rents his flat in Glasgow sometimes out on airbnb - so has an air bnb profile. I really enjoy meeting people and helping them discover the less known nuggets of Edinburgh - I leave a welcome pack on the bed with ideas of interesting things to see and do in Edinburgh plus an iconic Tunnocks teacake to welcome you to 1 Scotland Street.
