A beautiful, quiet guest house nestled in the hills overlooking downtown LA surrounded by trees and birds.

The Space

Nestled in the hills of Mt. Washington overlooking Downtown LA and Elysian Park, this quaint back house studio is surrounded by a serene garden full of butterflies, hummingbirds and the occasional flock of wild parrots. The home is walking distance to cafes, restaurants, supermarkets, buses, the LA River and the Gold metro rail line that runs North to Highland Park and Pasadena and South to Downtown LA and East LA (with connections across the city). The property is in the middle of a quiet, safe hill full of great old houses and incredible views to Downtown and the San Bernardino Mountain range. There are many great parks and places to hike, run and explore within walking distance. Highland Park is an eclectic neighborhood not too far away with lots of great restaurants, cafes, and shops. Atwater Village is also a short distance and offers some great restaurants, cafes and an excellent Farmer's Market on Sundays. Eagle Rock is another great neighborhood not too far away.

The home is styled with an eclectic mix of mid century furnishings and textiles with some modern amenities including a brand new kitchenette with an electric stovetop, tiled bathroom and laminate wood floors. This is a great place to unwind and relax. There is a TV with roku (good for netflix and streaming) and plenty of great indoor and outdoor areas to read and work including a picnic area, firepit and lounge at the top of the terraced back yard with views to Downtown skyscrapers, Elysian Park, the Griffith Park Observatory and the Hollywood Sign on a clear day.

The Neighborhood

Mt. Washington is one of LA's best kept secrets. It's minutes from downtown, surrounded by Highland Park, Atwater Village, Glassell Park and Eagle Rock and filled with great little gems. The Self-Realization Fellowship has their HQ on the top with gorgeous gardens open to the public and there's some fun little parks and stair wells hidden throughout. Great restaurants, bars, cafes and shops close by including a pocket of (email hidden), taqueria and grocery store a few blocks away at Figueroa and 26th.

Getting around

The Metro Gold line is a 10 minute walk from the house which gets you into downtown and connects to the other lines or out to Pasadena. The bus system is also extensive and within a few blocks.

Other Things to Note

This is a great spot for someone who wants to be near the city but feel a bit removed. There's lots of birds, trees and quiet. It's not in the middle of everything but with a car or a willingness to take public transit it's ideal.

  • Ethan is a generous host and his little house is the perfect place to get away from it all while still being close to everything!
    My sister and i stayed at Ethan's Garden House for three nights. When we arrived we found a lovely bowl of oranges, a perfect welcome after a hectic flight. Ethan left a booklet on the table which gave us tips for travel and recommendations for things to do and places to eat. When we commented on the magazines which he left for us, he brought us more!
    He was always available via phone or text, and always open to helping us find our way around.
    The little house itself was perfect! The bed was comfortable and the window next to it gave a wonderful view of the hill, which was always filled wtih birdsong, mockingbirds and even hummingbirds.
    The kitchen was more than adequate, with a good apartment fridge, a quick water boiler, great for the tea we found in the drawer, and a two burner hotplate...which we never had to use.
    One of the nicest things about the accommodations was the property above Ethan's Garden House! A short walk up the hill allowed us to enjoy a very quiet and well furnished environment, complete wtih a fire pit and picnic table. We could sit on the hill and watch the traffic down below, minus all the sounds, or we could turn our chairs and face the wooded hill above.
    We would definitely return to the Gardeen House, and look forward to the chance to do so soon again!

  • I stayed at Ethan's Guest house for a couple months as a newcomer to LA and it was an awesome experience and Ethan was a great host! It's super cute and has all the amenities you could possibly need. Ethan is also very hospitable so you'll feel very taken care of. The backyard is beautiful with views of the city and surrounding area. He has a hammock and seating area so it's great to chill. The house feels very secluding, yet is still pretty close to the city with a car or the Gold Line is about a 10 minute walk. The neighborhood itself is also very cool. It's a very eclectic mix. I even started looking for my own place in the area. I highly recommend Ethan's Guest House! Thank's for an amazing experience :)

  • I loved staying at Ethan's backyard house! I was there for a whole month and it was just perfect for someone who wants her privacy but also likes to know that someone is in the house next door. Ethan took care of everything I needed and answered all my questions and gave me lots of suggestions for stuff about the neighborhood and LA in general.

  • The back house is bright, cozy and well maintained. Perfect for a couple. My daughter and her husband enjoyed staying there and found the bed very comfortable.

  • Our stay at Ethan's back house could not have been better. The accommodations were excellent: nice, comfortable bed, well-equipped kitchenette, great WiFi, and lots of natural light. With Downtown LA, Highland Park, Silver Lake all within a few miles, Ethan’s place is the perfect Mount Washington retreat!

  • ethan's garden back house is a terrific east side landing spot, well located to explore atwater village, highland park, eagle rock, silver lake. the memory foam queen-sized mattress is comfortable & the kitchen very well set up for tea & breakfast prep. flat screen with netflix is cool for chilling. the surrounding gardens are wonderful & super soothing, lemons everywhere! (start the day with fresh lemon juice, powerfully antioxidant & a real eye-opener). quiet neighb, distant freeway hum is a faintly pleasant drone, the more immediate sonic landscape is church bells & the occasional chiuaua. street parking is mellow but watch out for thursday AM street cleaning or like me you'll get ticketed. ethan himself is very relaxed but super available & helpful when called upon, for example, even tho' he was off the property he responded immediately when i locked myself out one night, & he swiftly mailed me the headphones i left behind in a drawer, very solid! last but not least i appreciate his nice aesthetic choices. i was tempted to make him an offer on the finnish wall hanging but thou shall not covet your airbnb host's cool shiza. thanks ethan!

  • Staying at Ethan's place was really fantastic! I had only just arrived in LA all the way from Australia and not only was he the most gracious and giving host but the Garden House is beautiful, quiet, comfortable and clean. The garden itself is beautiful too and so nice to relax in with a good book! Being without a car I found it really easy to get to public transport nearby, and Ethan was always very ready to help and prompt to reply if I needed help, and really made me feel at home. The neighborhood is really quiet and lovely too, perfect for a great getaway and especially if you don't want to be sleeping somewhere where you'll get woken up by traffic! It felt like a little paradise in a big city. So thank you very much to Ethan for giving me a home away from home when I needed it!

  • Ethan's place was perfect for our stay in LA: well located, comfortable and very clean. The place is well designed and nicely situated in a beautiful garden. Ethan was a really super host as well. He was accommodating, easy to communicate with and very friendly. We would definitely stay at his place again.
