Beautifully renovated and modern. The apartment is 650 square feet with hard wood and ceramic floors, ceiling fans, cable TV, WIFI, and an AC unit. There is one bed room with a queen size bed, and a full size futon sleeper in the living room. The kitchen is fully functional. The apartment is centrally located just 3 blocks from the French Market, bars, and restaurants. It's in a safe, quiet block in the Marigny & walking distance from the French Quarter. There's a bus stop and hip coffee shop on the corner.
This is an ideal place for vacationers, someone doing an internship or temporary work in the city. If you want to experience New Orleans from a locals view, and still be close to all the tourist attractions, this is the perfect place for you.

Mrs. Picou Picou was easy to book with. She was very flexible with us after our flight was delayed by 24 hours. The apartment has a list of things to do in the area. Basic toiletries (shampoo, conditioner, soap) are provided, as well as lots of towels! There is a great coffee shop right on the corner. About 10-15 minute walk to French Quarter area.
Great listing, and very well set up for temporary guests! Naturally the Marigny is a great location. The apartment is simple, but thoughtfully well-stocked and furnished. It may be helpful to know that while there are two beds (one is a very comfortable futon), there is no door between the bedroom and living room, if that matters to your party.
Also, very clean and in great shape, which can be a challenge in these older neighborhoods. Completely recommended, and I will likely be back!
Mrs. Picou's apartment is exactly as advertised, and she is very responsive and easy to work with. Check-in and check-out were easy and flexible time-wise.
Evaluating location is subjective, but the location of this apartment was perfect for us. It's a very quiet neighborhood that lacks the architectural character you'd find in the Quarter or Garden District. We rent bikes in Nola, and it's a very bikable city b/c it's flat. So we don't need or want a place in the "heart" of town. Instead, we prefer a more "locals" feel for our location, and that's what you get in Mrs. Picou's place.
Regardless, the location is extremely convenient for the clubs on Frenchman Street or food/drink/etc in the Bywater.
The "Orange Couch" coffee shop across the street is great (and literally across the street), and there are other cafes within short walking or biking distance.
We had a great stay at Mrs. Picous! The apartment was clean and in a great location. Quiet neighborhood with coffee shop on the corner, grocery a few blocks away and several great restaurants. just a few blocks from Frenchmen street and all of the action. I would definitely stay here again and highly recommend it.

This place is perfect if you are looking for accommodations outside of the French Quarter or Canal Street. Our flight to New Orleans was incredibly delayed and we didn't arrive until 3am. Mrs. Picou arranged for a neighbor to give us the keys and she was very kind to wait up so late. The apartment itself has everything you will need for a pleasant stay including comfortable bed, clean bathroom and shower with ample towels, and a small living room and kitchen to relax. The Marigny is a fun, laid back neighborhood and we found the apartment to be very quiet. There is a wonderful coffee shop right on the corner and although we only stayed for a few days the barista memorized our everyday order! Mrs. Picou was very easy to communicate with and incredibly responsive. We would definitely stay again!
Three friends and I stayed here for 3 days and the place was as described, neat, tidy, and comfortable. Two of us shared the futon and were a little worried about how comfortable that would be, but it was fine, we had no problems. Mrs. Picou was kind enough to accommodate a special request we had, and communication before and during our stay was good. There's a coffee shop right on the corner and some very good restaurant recommendations were left in the apartment. The apartment is an easy walk to the French Quarter, Louis Armstrong Park, and just around the corner from Frenchmen Street. We were there for trash day (early Monday morning) and there are trains that run during the night -- two of my group heard them and had a hard time falling back to sleep. If you're a light sleeper, you might want to bring ear plugs. Overall, it was a good value and a comfortable experience.

Beautiful apartment! Super clean, comfy and functional. Everything you could possibly need! If you want to feel like a local, this is the perfect place for you! Quiet, but not too far from the action. Just a few blocks from Frenchman Street. We did have a problem with one of the locks that had recently been re-keyed, but the host was very responsive and the issue was fixed within an hour. My husband and I would stay here again in a heartbeat!
Our stay at Mrs. Picou's was great! A wonderful, convenient neighborhood to the French Quarter, the street car, and the charming atmosphere of the Marigny District. The apartment was exactly as pictured on Airbnb, and suited our needs perfectly. We were even afforded the opportunity for off-street parking! I am looking forward to the opportunity to stay with this host again in the future -
