This beautiful, 1700 sq foot, light-filled apartment sits across the street from historic Chautauqua Park, home to some of the best hiking in Boulder which is where you will find the famous "Flatirons Formation" (seen in so many travel photos of Boulder) You are also a three-minute-walk to concerts, films, and a host of other year-round cultural events at the lovely Chautauqua Concert Hall.
Recently updated and remodeled, this three bedroom apartment combines classic elegance with a modern flair.

This is one of the most highly desirable and beautiful parts of Boulder! In addition to being a stone's throw from Chautauqua, it's a three-minute drive to the famous Pearl Street Mall or the University of Colorado as well as easy access to the bus lines if you don't have a car.

Maximum occupancy. Please respect the agreement we have made regarding the maximum occupancy limitations. Our maximum occupancy agreement and additional charges reflect the additional wear and tear realized by extra guests. We will charge a penalty if we find this agreement has been abused.
Shoes: We ask that you remove your shoes before entering the space.We have a “boot bench” for removing your shoes and storing them right outside the door, or you can simply place them on the marble floor in front of the fireplace.
Heating: Each radiator has a Dial that goes from 1-5. There is a red dot that should remain the default setting for the apartment. If you feel cold or hot, feel free to adjust.
Lights: Please turn off all lights not in use, particularly when you leave for the day.
Fireplace: Please make sure fireplace is “off” when not being used, particularly when you leave for the (website hidden)/ Cable: We provide Premium cable for your enjoyment, but do not include “pay per view” in your rental agreement. Any Pay Per View programming “consumed” during your stay will be taken out of the deposit.
Please promptly clean any spills on the furniture, linens, carpet, or bedspreads. Cleaning materials are located under the sink and in the pantry. There is a coin-operated washing machine located through the kitchen door and down the stairs. If you cannot “lift” a stain, please let us know right away so that we may call the appropriate service. If left too long, the stain may set and you would be liable for replacement costs.
Absolutely no parties or social events.
Please respect the other tenants in the building. Public areas (the porch, yard, and hallway) are shared spaces. Quiet hours are 9 p.m. until 8:00 a.m.
No pets allowed (service animals excepted).
No smoking of any kind in the house. If you must smoke, you may do so on the porch only if there are no other guests there. Please dispose of your butts properly.
If available, you may park one car (only) on the alley-side of the building. There is usually plenty of street parking on Baseline or Lincoln.
You are welcome to use any pots, pans, or dishes you wish, but please take care in cleaning them; particularly teflon which is intolerant to abrasive sponges, etc. additionally, we ask that you hand-wash anything that is not dishwasher safe such as the Butcher Block Knives.
We provide a mesh bin in the kitchen for recyclables. If this fills up, please take outside (alley-side of bldg.) and deposit in the brown plastic “recycle bins”. They are clearly marked. All recyclables go in the same bin. The large metal “rollaway” bin is for trash.
Before you leave the premises (the day of checkout), please perform the following. We appreciate your assistance!
1. Please remove all opened personal food items from the refrigerator, and please take all trash / recycling to the trash bins outside. If you wish you may leave unopened, non-expired food in the refrigerator.
2. Please remove all bedding / towels that you used and place them on the floor in the bedrooms.
3. Please perform cursory kitchen clean up, and load and run the dishwasher with a final load.
4. Please turn off all lights, unplug all appliances, ensure the oven is off, and turn the heaters down back to the red dot (October-April).
5. Please leave keys on the mantle, close all the windows, and lock the door as you leave.
6. Checkout is by 10:00 a.m. so that we may prepare the rental for our next set of guests. Unless arranged beforehand, we charge $25/ hr for late checkout.
7. Have a safe journey home!

This place is perfect for enjoying the outdoors and civilization at the same time. We took our sleds across the street to Chautauqua in the morning, came back and enjoyed the fire, then went out to eat at night.
The building has multiple tenants but we never heard any noise except for some occasional footsteps.
The property is old enough to be charming but updated where it makes sense; for instance, the gas fireplace can be operated by remote control, and the shower looks brand new.
This place lived up to the previous reviews. It was nicely decorated, very clean and spacious, and it worked very well for us. I would recommend it to anyone needing a place in this area. You have the extra benefit of the park right across the street, and there is a wonderful place in the park to enjoy breakfast, lunch or dinner. They are working on a wonderful patio in the backyard, so once that is finished you can enjoy all that extra living space as well. We only heard the tenants twice walking across the floor in their apartment, but otherwise there was no outside noise bothering us. We'd rent this place again.
House was perfect. Great location right on the park and in a residential area. We walked out the front door every morning to the wonderful flatirons and park. The house was clean and perfect.
The place was amazing! It was quite large and we loved all the big plants growing around the apartment. The fireplace made the apartment cozy and comfortable for us. The location is great! The front window looks out on Chatauqua Park and you can literally pop out the front door and go for some great hikes.
Steve was very hospitable. I would definitely recommend this place to my friends!
Steve is a very helpful and generous host. The apartment is really well maintained and very tastefully decorated. And the locations is definitely the best one in Boulder. Would happily stay there again.
