The apartment is about 70sm. big and can accommodate up to 6people. There is a day-area with a kitchen corner, a table and sofa-bed that can be turned into a French-size bed, a bathroom with a shower. Then there is a raised balcony area where a double bedroom, another sofa-bed and a second bathroom are located.
The entrance of the apartment gets into an area where on the left you can find a fully equipped kitchen corner, with a table and - on the right - a couch and a side board. There is also a bathroom with a shower. An elegant spiral staircase lets into a bedroom with a double bed, the sofa-bed, a desk and a closet. On the higher level there is also a bathroom with bathtub. The walls and the wardrobe have a cream pastel tone. The floor is very elegant, in typical Italian "cotto" tiles. All the wall hangings are made in fabric, matching to make the apartment cosy and relaxing. The apartment has an independent heating system, an air conditioning system, washing machine, dishwasher, TV: all these comforts will make for an unforgettable vacation. All the windows of the apartment overlook a cloister, ensuring absolute tranquillity.
Spanish Steps E is located at the first level of an antique building (1400) that has been restored several times in the course of the centuries, up to its last restoration, completed in May 2005. This apartment has been furnished with taste and sophistication such as to offer our guests a relaxing and comfortable atmosphere. The whole building has conserved its original charm, and so has every single apartment.
The building is equidistant from Trevi Fountain and the Spanish Steps, it is also very close to Via Veneto (the most famous street for shopping with the most prestigious Italian griffe). Furthermore, in Piazza Barberini, you can find the closest underground station: Barberini Stop (Line A).
We have to collect the “tourist tax”. Therefore you will be charged 2 euro per person per night (to be paid in cash upon arrival). The tax applies only for the first 10 nights of your stay. Children under 10 years are exempt.
Th apartment is in a very good and central location - walking distance to some of great sights in Rome. All our questions were answered promptly. The apartment was well furnished, clean and comfortable.

GREAT LOCATION - DISAPPOINTING ACCOMODATIONS. We stayed here for 4 days at the end of May, 2013. Communication with the owner was efficient, however we are not certain that Bianca is an actual person. When we arrived, we called the number she left, and another lady (Rosa I believe) answered the phone and met us at the apartment and showed us around, gave us keys, etc. She was also the person we saw upon check out - (she showed up to clean an hour before check-out, but did apologize and left to come back later). We never met, nor spoke to "Bianca" other than via email.
The good: This place is very centrally located within walking distance of everything.
The bad: It is apparent that the photos on the airbnb listing are old (I'm guessing 6 to 8 years old), and therefore the apartment looks much better in the photos than in reality: furnishings slightly different, broken/missing wall sconce in kitchen, several light bulbs not working, worn walls, floors, curtains and apholstery and just generally rather run down. I would rate the general cleanliness of the apartment as poor - in fact I had to wash my feet before going to bed, because they were filthy from walking around the apartment.
Rosa had mentioned during her walkthrough with us that the last guests were very happy as everything was working including hot water. I thought this a strange thing to say. An hour after she left, we were very travel weary from 20 hours travelling to Rome from Canada, so my wife decided to have a hot shower - only to find the water heater not working! (Fortunately I was able to fix it by rebooting it, so did not have to call Rosa back).
Also of note - this is NOT a 2 bedroom unit. There is a master with ensuite, and there are 2 pull-out sofas - neither of which are in their own bedroom. One is in the open loft area adjacent to the master, one is in the living room adjacent to the kitchen (ie. no privacy for either). Therefore, my daughter who was sleeping on the one in the lower living room was awoken whenever I got up to make coffee in the morning... oh, and her sofa bed had a terrible dip in the middle of it from a bent/broken frame making for very uncomfortable sleeping.
All in all, we were glad we were too busy enjoying Rome to spend much time here. It was sufficient for a place to crash out and eat breakfast - not much else.
We would not recommend Spanish Steps E Apartment, nor would we stay there again. Sadly we can't recommend Bianca either as we never did meet or speak with her, and felt that even if she is indeed a real person, her accomodations were in sufficiently substandard condition to believe she doesn't care much about providing clean, quality accomodations.
