Ancient stone farm house in the heart of Umbria, with 5 bedrooms, 3 bathrooms, 2 living rooms, 2 dining room-kitchens, swimming pool, three hectares of land with olive trees, fantastic view, situated in the heart of Umbria, between Todi and Perugia.
There is a large part of the garden which is closed off to prevent stray animals from entering and there is a path on the property which allows to stroll among the olive trees.
The neighbours have a large farm and guests may buy fresh vegetables and olive oil and wine directly from them.
The house is approximately 300 m2 and has very large living space indoors- with two TV's two kitchens, barbeque, sunbeds and house linen provided.
The location is perfectly situated to allow visiting the most genuine part of Umbria- Todi, Bevagna, Montefalco, Orvieto, Perugia, Assisi, Montecastello di Vibio,are all within 40-50kms of the house and there are wonderful footpaths in the area for whoever would like to do hiking. There are convents and tiny medieval villages all around.The village (600meters away) has a tiny shop with essentials but the best markets and supermarkets are in Fratta Todina and Marsciano.
The village is in the heart of wine and oil producing Umbria with many slow food restaurants and enoteche all around.
A car is indispensable to get around- Umbria is still an unspoilt part of italy and the villages are not well connected by public transport.
The airport in Perugia serves quite a few low cost companies which provide car rental facilities (the airport is 38km from the house)

We had an great vacation at Lucia's home in Umbria. It's located in a remote village at the top of a mountain so has amazing 360 degree views of the surrounding valleys and hill towns from both the back patio and pool area. We were a big group and the house had plenty of bedrooms and privacy so that we were all very comfortable. The kitchen is very well stocked if you want to prepare meals at home and has two separate dining areas - a massive table indoors and another on the patio. Her home makes the ideal base for visiting the surrounding towns and cities of Umbria. She was very responsive and easy to get in contact with. I can't recommend it enough - thank you for letting us stay at your beautiful home!
Our group of 8 person spent one week in villa in Sep 2015. Villa was indeed big enough for us. Facilities were good for cooking and normal daily activities. Best things in the villa were spectacular view and big pool. I would have enjoyed more of better outdoor grilling possibilities due the grill was too small for 8 and lacked proper equipment.
Days were still hot in early September (30-35 C) so beforehand I was afraid the lack of air conditioning but house was kept easily cool by keeping windows open during evenings (windows have mosquito nets).
Villa owner was easily reached and gave all necessary information before trip. Local contact person Laura was very helpful and nice person although her english skill was bit weak.
Villa location is easily found by following road signs to Ripalvella. Location is very calm having interesting rustic villages nearby.
Altogether we really enjoyed our time in villa and I can recommend it if you are heading for a vacation in Umbria.
The farmhouse was just like the photos, amazing view and great house. Laura was very welcoming and helpful. We had wild boar stew and tiramisu from her mother. It was great for our kids, they had a wonderful time in the pool and playing around in the garden. You get both the morning and evening light.
Great selections of guide books and reading books. The location was off the beaten track and only sound was of farm life. We found a wonderful place 15min away - Osteria Matta where Flavia cooked up an amazing meal for us - worth a visit.
For information one of the double bedrooms is downstairs and as the stairs are out of the building we had to put one of the mattresses upstairs so all the children were together, however it wasn't a problem.
A wonderful holiday all around and definitely worth it!
Everything about our stay at the farm house was excellent. It was clean and spacious. Like others have said, the house and surrounding grounds were even more beautiful than in the pictures (especially the views!) Lucia provided us with easy directions, and arranged for Laura and her family to meet us upon our arrival. They were there waiting when we arrived at the farmhouse and showed us around the house and told us where to find a grocery store, etc. They also arranged for us to meet with the next-door neighbor farm owners whom we purchased fruit and vegetables from. The house was centrally located in Umbria, allowing us to take car trips to Orvieto, Assissi, Todi, Deruta, Cortona and more. Our stay was lovely, and we would definitely recommend this farm house to others.
Let me start by saying, we still miss the view from the pool! This scenery is amazing, beautiful landscape, and the citiciens of Ripevella are friendly and helpfull people. Whenever missing something the lady who owned the little tobacco shop, would open her shop.
The house is authentic Italian and cosy. The kitchen is well equipped and there is definately room for the big family. The house was clean and Laura who meet us at the house was very helpfull. Do not miss to go to her parents farm 400m down the hill. They sell lots of vegestables and meet, but do bring a dictionary if you dont speak Italien. There are lots to see in the area. Tody, Perugia, Monte di c. Vibeo and Rome can be reached within 2 hours.
We had a great time at this fantastic house in Umbria. The view from the house was magnificent. The enterior and exterior design was perfect for our needs. We really enjoyed the pool and out door space. Laura and her family was helpful and kind.
The farm house was stunning. We came to Ripalvella to celebrate my father's 60th birthday, there were 8 of us and at no point did the house feel too small. Having two lounges and two kitchens was a real luxury.
Communication with Lucia was excellent and smooth at every point. She helped us with a cot for our baby, to locate where we could hire bikes and always replied to emails quickly. And Laura and her family (who live at the bottom of the hill) were so, so helpful and very kind. We had a fun meal at their house one day and the olive oil and wine that they make on the farm was superb. There is an outdoor oven, a gorgeous terrace, plenty of sun loungers. And the book collection is excellent!
The views from Ripalvella are what make it a very special place. Even if the weather is not perfect the whole time you can never tire of the scenery. We also enjoyed having an authentic Italian experience; we did not come across any other tourists locally. I couldn't recommend Ripalvella more and hope to one day return!
