Ancient stone farm house in the heart of Umbria, with 5 bedrooms, 3 bathrooms, 2 living rooms, 2 dining room-kitchens, swimming pool, three hectares of land with olive trees, fantastic view, situated in the heart of Umbria, between Todi and Perugia.
There is a large part of the garden which is closed off to prevent stray animals from entering and there is a path on the property which allows to stroll among the olive trees.
The neighbours have a large farm and guests may buy fresh vegetables and olive oil and wine directly from them.
The house is approximately 300 m2 and has very large living space indoors- with two TV's two kitchens, barbeque, sunbeds and house linen provided.
The location is perfectly situated to allow visiting the most genuine part of Umbria- Todi, Bevagna, Montefalco, Orvieto, Perugia, Assisi, Montecastello di Vibio,are all within 40-50kms of the house and there are wonderful footpaths in the area for whoever would like to do hiking. There are convents and tiny medieval villages all around.The village (600meters away) has a tiny shop with essentials but the best markets and supermarkets are in Fratta Todina and Marsciano.
The village is in the heart of wine and oil producing Umbria with many slow food restaurants and enoteche all around.
A car is indispensable to get around- Umbria is still an unspoilt part of italy and the villages are not well connected by public transport.
The airport in Perugia serves quite a few low cost companies which provide car rental facilities (the airport is 38km from the house)

The farm house was stunning. We came to Ripalvella to celebrate my father's 60th birthday, there were 8 of us and at no point did the house feel too small. Having two lounges and two kitchens was a real luxury.
Communication with Lucia was excellent and smooth at every point. She helped us with a cot for our baby, to locate where we could hire bikes and always replied to emails quickly. And Laura and her family (who live at the bottom of the hill) were so, so helpful and very kind. We had a fun meal at their house one day and the olive oil and wine that they make on the farm was superb. There is an outdoor oven, a gorgeous terrace, plenty of sun loungers. And the book collection is excellent!
The views from Ripalvella are what make it a very special place. Even if the weather is not perfect the whole time you can never tire of the scenery. We also enjoyed having an authentic Italian experience; we did not come across any other tourists locally. I couldn't recommend Ripalvella more and hope to one day return!

We had a wonderful stay at Lucia's house. The house is even more beautiful than the pictures show.The pool is perfect, the house is great and the view around the house is marvellous. Especially, the view on monte castello is breathtaking. Although we did not meet Lucia, the communication with her was really easy and forthcoming. Laura and Andrea were the people we met and which were really nice. Laura was more than helpful and helped us also finding a docter. What was really special is that there are many very good books in the house. If you want to take daytrips in the area, Assisi is an amazing city, Todi is beautiful and Perugia is really nearby. We can recommend this house to everyone who wants to stay in the beautiful area of Umbria.
The house was perfect for us. Everything was as descirbed. The kitchen has also a dishwasher und one bathroom has a washing machine ! It was very quiet and the neighbours have a farm (ca. 400 m) and are selling olive-oil and fresh vegetables. Laura (the daugther of the farmers) is doing the handling and explanation of the house with you - she is a very friendly person and very helpful. The contact to Lucia (the owner) was very easy and she gave us good informations for the arrival. We can heartily recommend Laura and the house !!!
What a wonderful week spent in Lucia’s beautiful home.
The property is exactly as described by Lucia although pictures don't really do it justice, it’s even more impressive in person. The house provides a very comfortable and homely space to relax in and the kitchens are extremely well stocked which allowed us to make full use of the wonderful array of fresh local produce on offer. The huge dining tables, both inside and out, provided a perfect spot for seven of us to eat, drink and chat away for many hours.
We were very unlucky with the weather experiencing several electrical storms and heavy rain, but we had a great time relaxing in the living room browsing though the extensive book collection.
Although we did not have the pleasure of meeting Lucia in person she was a great host who always made sure that we had everything we needed prior to and during our week stay. Laura, who greeted us upon arrival, was so lovely and very hospitable offering her hand at any stage during our stay if needed.

We have had a marvelous time at Lucia's farm house.
We stayed at the house for over ten days - my entire extended family with their kids. The garden is absolutely beautiful, our kids were playing there every hour of the day. The area of course is stunning - one of the most beautiful locations we've been to in Italy. The farm house is a few minutes walk from the center of the tiny village Ripalvella, and one needs a car to drive to the medieval towns of Umbria (at least 40 min. drive in every direction on beautiful country roads or on the highways).
The house was very comfortable and well equipped: plenty of sheets, towels, blankets - with the option of clean towels and sheets mid-stay. Many many good books to read in quite a few languages. The spacious kitchen with an enormous dining table allowed us to cook many wonderful meals, and was equipped with plenty of nice dishes, cups, pots, utensils, fresh coffee, honey, olive oil, balsamic vinegar and more and more. It was clear that Lucia made every effort to make us comfortable, and was in touch throughout our stay to make sure we were cared for by the neighbors.
