70 square metres flat with 2 levels. On the upper level there is a kitchen, bathroom, and a living room with an open space (place for two beds). From the upper level you can go to the terrace which is 25 meters! If there is sun is possibile also during winter to take brakfast or lunch outside with a majestic view on Venice. On the ground level there is 1 bathroom, 1 bedroom with double bed. The flat is suitable for 4-5 people. There is washing machine and TV.
The flat has fantastic central location, but it is absolutley quiet: 2 minutes walking to San Polo square, 2 minutes walking to boat stop San Tomà on Canal Grande, 2 minutes walking to Chiesa dei Frari, 1 minute to supermarket Billa, 15/20 minutes walking to Train Station.

This was the nicest place we stayed on our trip through Italy. Two levels allow you space between where you sleep and where you hang out. The best part is the balcony overlooking the canal. There is wireless internet, even though it is not in the listing (nice bonus). The location is very central and it is near good places to eat and a grocery store. The apartment had everything we needed to feel comfortable. There were only two of us so there was plenty of space in the main bedroom, but I could see how it would be tough for more people as the top bedroom has a very low ceiling. The downstairs toilet did not flush very well, but the upstairs one worked fine.
Lidia was very welcoming and met us to show the place. Check-in/Check-out was very easy. There was a $20 cleaning fee that we had to pay in person, but they were very clear about this before they accepted the reservation.
I would highly recommend staying here if you visit Venice.
We were met by the lovely Lidia at the vaporetto stop at San Toma. She walked us to the apartment (about 4 minutes) and gave us recommendations for local eateries and sights to see on the way.
The apartment is at the top of 2 flights of stairs, so if mobility is an issue, keep that in mind. We found them easily manageable.
The apartment is split over two levels, with the master bedroom and bathroom on the first floor, and the kitchen, living/eating area, second bedroom and laundry/2nd toilet upstairs.
The shower/jacuzzi was unfortunately almost completely non functional, and really needs to be replaced. There was a shower hose attachment so we used that but it was a bit tricky as there was no where to hang it from.
The apartment was clean and tidy, and we were provided with plenty of towels and clean linens.
Something to keep in mind, the apartment is on a small piazza which also serves as a delivery stop for the local supermarket, so it can be quite noisy early in the mornings. I'm a heavy sleeper so it didn't wake me even with the windows wide open for the breeze, but might be an issue for light sleepers.
The beautiful large windows and doors opened up to provide a magnificent and vital breeze through the whole apartment. Without this, it would have been quite stuffy.
The location is central, and is within easy waking distance (2 minutes) of a supermarket, bars, restaurants, beautiful churches, and a vaporetto stop.
The views were amazing from the terrace, and the bells from local churches provided a truly magical atmosphere.
Overall a lovely stay for two nights :-)
The location was perfect. Very close to everything and has a grocery store right around the corner. The terrace was my favorite part of the home. It was a little uncomfortable having to pay the cleaning fee in person upon our arrival. I would have preferred to have paid that with the reservation. We couldn't get the air conditioning to work and it was very hot our first night. The downstairs toilet doesn't work very well so we just used the upstairs one. Overall the location trumps everything and we really enjoyed our time in Venice.
Well we loved the location but had the same experience with lack of communication as the other reviews. I am a planner and since we did not hear anything until the last minute after repeated unanswered emails I was prepared to stay somewhere else. But we were met promptly upon arrival and taken to the flat even though we arrived late. The place is nice but huge amount of very steep stairs to climb up and down and my traveling companion had a hard time getting up and down and if you slip you are done for. There was no toilet paper and we had to go out and buy it. Fortunately there was a store near by. There were no remotes to operate the air conditioning and it was unbearably hot and hard to sleep. The terrace was an awesome place to hang out. We were charged a cleaning fee and the place was not all that clean. The place was reasonable for the price but it is old like all of Venice and could use some sprucing up. Lots of bugs inside and one fell out of my towel when taking a shower. It did sit right above the canals and gave you that local feel. The shower is old and not very clean and is missing part of the door. Loved the neighborhood it was fantastic. Would I stay there again, probably not mainly because the other places we reserved thru air bnb were very good about communicating and when traveling that far from home to somewhere you know nothing about you feel much more comfortable when you get responded to when asking questions.

Lidia provided directions to a meeting point and kindly met us off our boat and took us to the apartment.
The apartment itself is in a brilliant location and is very well equipped. The terrace was a real bonus and we thoroughly enjoyed our stay.
The only fault, albeit a rather important feature, was that the shower was unreliable. It was rarely warm and when it was would rapidly turn cold which was most unpleasant once you'd started washing your hair!
Another minor detail was the lack of blinds in both of the bedrooms, particularly the upstairs bedroom with a skylight, so lie ins were impossible.
We decided on balance we would probably try to find an alternative apartment were we to stay again in Venice but we enjoyed our stay nevertheless.
L'accueil par Lidia (qui n'est pas la propriétaire) est sympathique (hormis les 20 euros réclamés pour le ménage, à payer tout de suite, au motif que les locataires « oublient » souvent de les laisser, j’aurais préféré passer par Airbnb). Par contre l'appartement laisse beaucoup à désirer. C’est très limite, on a eu l’impression de camper pendant 5 jours : le jacuzzi ne fonctionne plus. Y prendre une simple douche est galère, on manipule tous les boutons en espérant tomber sur l'eau chaude (très capricieuse). L'évacuation des WC est problématique (odeurs au bout de deux jours). L'équipement de la cuisine, pour 4, est limite : pas assez de couverts ni d'assiettes, une casserole abîmée, une vieille poële. Pas de petit geste d'accueil, qui fait toujours plaisir (mais apparemment les locataires se succèdent, pas le temps j'imagine, de prévoir). L'épicerie est heureusement à quelques mètres et ouverte tous les jours jusqu'à 21h30. Pas de minimum de produits (pour lave-vaisselle par exemple, ou simplement d'huile, de sel...) ou alors ça dépend de ce que les autres locataires ont laissé... Alors certes c'est marqué carrément dans l'annonce (liste des équipements) j'avais zappé, ma faute. Mais un minimum peut être laissé... Il n'y a pas 4 lits, comme indiqué, mais un lit double, et deux petits matelas par terre dans le grenier à côté de la cuisine (et là pas de rideau sur le velux, lumière zénithale garantie dès 4 heures du matin). Le 4ème lit de l'annonce est un clic-clac en mauvais état dans le salon. Il restait un seul siège en plastique pour la terrasse, il commençait à se casser. Idem pour un rideau dans le salon. Visiblement tout est loué en l'état sans rien faire pour réparer quand ça casse. Les points positifs: la terrasse (mais avec deux jours de pluie impossible d’en profiter) et sa vue, le WIFI, la situation (en-dehors des circuits touristiques), la vue sur le canal (mais le déchargement quotidien, dès 6h du matin, des marchandises de la superette, est problématique). Pour le reste c'est un appartement défraîchi, visiblement pas entretenu (plâtre qui s'écaille, plomberie défectueuse, dans la chambre des fils électriques non raccordés, volets manquants aux fenêtres de la terrasse, terrasse potentiellement belle mais complètement laissée à l'abandon) certes loué pas cher par rapport à d’autres, mais c’est abusif. C'est la 4ème fois que nous venons à Venise, nous en avons testé 3 différents, c'est la première fois que je vois ça. Je ne peux pas recommander.
