This light-filled, private, well-appointed rental is a complete 2-bedroom, 1-bath with full kitchen, wifi and laundry. It's located on a quiet cul de sac in a sunny, friendly neighborhood with views and easy access to all San Francisco has to offer.
This rental retains its lovely character while being up-to-date with modern comforts. It's located in the Bernal Heights north slope/Precita Park neighborhood with close proximity to the city, transportation, the 101/280 highways and Bay Bridge.
Fully furnished and super clean, you arrive into a generous entry with plenty of room to store your coats, bicycles, stroller, etc. From there you ascend a narrow staircase* to a reading porch with shelves to store your shoes and a view to the northeast, then on into the high-ceilinged living spaces:
- living room with comfortable modern furnishings, portable stereo, library of books, closet and a view to the east
- generous eat-in kitchen with stainless stove/oven, refrigerator and dishwasher and Heath Ceramics wall tile; amenities include blender, coffee grinder, coffee maker, toaster oven, hand mixer, pots & pans, utensils, etc.
- bedroom 1 with queen bed, 2 skylights, dresser and night stands
- bedroom 2 with full bed, dresser, night stand and closet
- small room open to the hall with large closet serving the queen bedroom, a desk and airprint printer and back door
- bathroom entered off the hall with claw foot tub/shower (linen closet in the hall)
The washer/dryer and utility sink are located off the ground floor entry, in a large basement room which you are also welcome to use for storage.
Nice quality linens and towels provided. The closets and dressers will be empty and ready for use.
THIS IS A NON-SMOKING PROPERTY, INSIDE AND OUT.
*The staircase leading from the entry foyer to the living spaces is original to the property, therefore it has a tight winder turn and steeper riser-to-tread ratio than modern stairs.
- The stair is not appropriate for elderly or physically-challenged renters.
- The living spaces are unfortunately not accessible to renters who are unable to climb the stairs.
- There is a door to close off the living spaces from the stair, so that you may keep young children from inadvertently going downstairs.
The rental is best for up to 4 people who share the 2 beds/bedrooms: families, 1-2 couples or 2 individuals. We have the listing set to 5 people to accommodate families with a child who could sleep on the toddler bed or in the Pack-n-Play.
Pets that are well-behaved and housebroken are welcome with prior arrangement as follows:
> Inquiry must be sent to Owner prior to booking to discuss and set up the listing for pet stays; increased cleaning fees and deposit applies.
PARKING is street parking only, but there no residential parking permits or street cleaning limitations on the immediate blocks near the rental.
Renters have use of the living areas and laundry/storage. There is a separate, locked, ground floor room for owner's use, with its own entrance.
Interaction with Guests
We try to be home to welcome and orient renters upon arrival, and are very responsive as needed. But beyond that we maintain mutual privacy on the property.
Bernal Heights north slope is the epitome of a liveable urban neighborhood - friendly, relaxed and well located. It borders the vibrant Mission district and family-friendly Noe Valley, with close proximity to UCSF Mission Bay, Potrero Hill, Glen Park and Dogpatch neighborhoods.
Precita Park is just 1 block away, with its lovely, tree-lined green, and children's playground. Businesses around the park include Precita Park Cafe, Hillside Supperclub, Harvest Hills Market, Precita Eyes Mural Center, Precita Bark, Charlie's Cafe, Precita Laundry.
Bernal Heights Hill Park is a 5-block walk up the hill, or drive, where a spectacular, panoramic view of the city and the Bay and walking trails await.
In the 15-20 minute walk range are great restaurants and businesses on Mission and 24th Streets including Blue Plate, Front Porch, Local Eatery, Philz Coffee, Humphrey Slocombe Ice Creamery, Dynamo Donuts, St. Francis soda fountain, taquerias, artisan shops, Safeway, Walgreen's and more. 24th Street is home to a dynamic food scene, melding newcomers, pop-up restaurants and delectable Mexican and South Amercian fare. It is often host to cultural parades and city festivals, such as Carnaval and Sunday Streets.
Up on Cortland Street, Bernal Height's 'main drag', there's a Good Life Grocery, Avedano's butcher, many delicious restaurants, bars, shops, an SF Public Library branch and more.
Alemeny farmer's market/flea market is about a 30 minute walk up and over the hill, less than 10 minute drive, or the #67 bus goes right there.
- The highway is just off Cesar Chavez Boulevard, 6 blocks away
- Muni buses #67 Bernal and #27 Bryant are within a few blocks
- Muni bus #12 is a 5-10 minute walk
- The 24th Street BART station, Muni buses #14, 49 and and the J train are within a 10-15 minute walk
- There are a number of CarShare and ZipCar rental pods nearby, available to members
Other Things to Note
Our renters generally stay a month or more, including locals who need temporary housing due to renovating or waiting to move into a new place, professionals in town on extended stay for work, or travellers who want to immerse themselves for a long visit.
We appreciate that Renters take good care of the house by:
+ doing your best to maintain a shoe-free house in the living spaces.
+ keeping a clean house. The property is in excellent condition and will be delivered in a freshly cleaned state, and we entrust it to you to ensure it’s good condition and working order for future Renters.
The following terms are agreed upon in conjunction with Renter's booking at the Owner’s property, unless there is a written agreement adopted by both parties in exception.
Non-Smoking: The property is absolutely a non-smoking property; smoking is forbidden inside or outside on any part of the property. If smoking is evident, by smell or elsewise, a $250 charge will be deducted from Renter’s deposit.
Term of Stay: Renter's stay has the agreed-upon duration of the Airbnb booking, beginning at the Airbnb "Check-in" date/time, and ending at the Airbnb "Check-out" date/time.
Minimum Stay: The minimum stay listed is to ensure the property shows up in Airbnb search results, but is generally not available in advance due to our long-term renters. If Renter inquires for less than the minimum stay, the Renter will be charged for the whole minimum stay.
Property: You will arrive to a very clean house. If the premises appear dirty or damaged upon arrival, Renter shall inform Owner immediately.
Amenities: Property is a fully furnished 2BR house; all furnishings and décor the Renter arrives to at the house are to remain in the house, and be accounted for at the end of Renter's stay. The replacement value for anything missing upon Renter’s departure will be deducted from the security deposit. An Airbnb Resolution will be filed for any costs exceeding the security deposit, which will be the Renter's full responsibility.
Use: No commercial or special event uses are allowed on the premises without prior written authorization of the Owner, and potential payment of other rates and fees depending on use.
Access: Renter shall allow Owner access to the property for purposes of maintenance, repair, cleaning service, emergency and inspection, and for scheduled showings of property. Owner shall exercise this right of access in a judicious, respectful and reasonable manner, providing at least 24 hours notice to Renter whenever able. We do our best to ensure privacy and to be efficient and minimal in these requests.
Security: Renter will please ensure that all doors and windows are locked and closed when not occupying the property. Renter is not to make copies of the property key, nor to give a copy of the key to any individual not listed in this booking.
Garbage: Garbage, recycling and compost from the house are to be taken out back to the collection bins on the patio by the Renter on a regular basis; Owner will take collection bins to the curb.
Patio/Yard Space: The patio/yard space in back of the house is not included in the rental; it is for exclusive use of the Owner with the exception of the Renter's access to the garbage bins. Under no circumstance is Renter to hold gatherings on their back landing or in this patio/yard space. Please note that we have a dog, Decoda, who may be out back on occasion—if you need you can ask us to bring her in or restrain her while you access the garbage bins.
Neighborhood: Property is in a residential neighborhood, and is in close quarters to the neighboring properties and Owner's living spaces—Renter is expected to be considerate and respectful of neighboring residents at all times.
Parking: Please never park directly in front of the entry or the perpendicular spaces in front, which belong to the next door neighbor. Please be cognizant of street parking restrictions and local laws—Renter is fully responsible for any related fines or repercussions.
Mail: During Renter's stay it would be appreciated if Renter could bring any mail that arrives in and slide under Owner's basement door, letting Owner know if there's something important to pick-up. Please use or recycle circulars and advertisements. Renter is not to use the address as representative of their residence on documentation under any circumstance.
Rental Party: The rental party shall consist of Renter(s) listed on the Airbnb booking only. Renter has agreed that this rental party is to be the sole occupant of the property, and that this rental party intends to occupy the property for the specific term of the booking only.
Occupancy: The rental rate includes a Rental party of up to 4 people; the maximum occupancy is set at 5 for instances where families have small children. An additional charge per night is assessed for each person in parties greater than 4 persons. Under no circumstances shall Renter assign responsibility to other individuals than those listed on the Airbnb booking; absolutely no sub-leasing is allowed. Immediate cancellation of Renter's booking, vacation of property by Renter and forfeiture of Renter's deposit will be assessed should other persons inhabit the premises without written permission of Owner.
Security Deposit: Per Airbnb's guidelines, the security deposit is collected by Airbnb at the time of reservation and will be held by them during Renter's stay, to be refunded after the "Check-out" date provided no deductions are made due to damage to the property or furnishings, breech of the property’s rules, dirt or mess requiring excessive cleaning, and other costs due to something beyond the norm incurred by Owner due to Renter's stay.
Cleaning: Renter is expected to upkeep the house to the standard of clean to which they arrived. Cleaning supplies are provided for Renter's interim cleanings during their term. Our housecleaning service is available for additional and regular cleaning at $70/cleaning. Renter is not to use another cleaning service for access/security reasons. Renter is responsible for leaving the property tidy and clean upon departure, including washing and putting away all dishes and kitchen supplies, and taking out garbage, recycling and compost, as well as other things listed in the check-out list at the property. Some parties may be required to enlist cleaning service during their stay.
Check-out: A check-out list will be provided at the house.
Pets: Well-behaved pets are welcome in the rental (but not on the furnishings!) upon pre-approval of the Owner; increased departure cleaning fee of $175 applies. For terms longer than 2 weeks the renter is required to cover the cost of bi-weekly housecleanings. For most cases a deposit of $1,000 will be required. Pet owners need to send an inquiry prior to booking to coordinate, as this is how Airbnb has instructed us to make this arrangement, and we'll send a Special Offer.
Booking Change/Cancellation Policies:
Notice of change and/or cancellation must be received by Owner from Renter in writing. Renter and Owner must mutually agree to extend Renter's stay on a monthly, weekly or nightly rate basis via Airbnb.
If Renter wishes to cancel their booking, fees will be refunded as follows. less any incurred fees:
A full refund will be given if we are able to rent the house for the same period as the cancelled dates minus any incurred fees. If we are able to rent the house for only a portion of the cancelled dates, the refund will be apportioned accordingly.
95% if cancelled 60 days or more prior to the Check-in date
75% if cancelled 45 days prior to the Check-in date
50% if cancelled 15 days prior to the Check-in date
25% if cancelled 7 days prior to the Check-in date
Renter forfeits the reservation amount in its entirety if cancellation occurs less than 7 days prior to the Check-in date.
For reservations made less than 60 days in advance, the cancellation policy kicks in at whatever point is relevant.
If Renter wishes to decrease the length of their stay, the notice schedule above applies to the number of decreased days, unless we are able to rent the house, in which case a refund would be given less any incurred fees.
Liability: Renter agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Renter or Renter’s guests including, but not limited to watermarks or scarring of furnishings and/or hardwood floors, permanent markings on the walls, misuse of appliances and/or equipment furnished. Renter is not to nail or screw into or tape on surfaces of the house, or otherwise make permanent changes. If damages are in excess of the security deposit being held, Renter agrees to reimburse Owner for the cost incurred to repair/replace damaged items through an Airbnb Resolution. Renter holds full liability for any personal items and furnishings brought to the property during their stay.
Hold Harmless: Owner does not assume any liability for loss, damage or injury to persons or their personal property. Neither does Owner accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas and electricity, outside construction noises; loss or damage caused by weather conditions, natural disasters, acts of god, or other reasons beyond Owner’s control.
Additional Terms And Conditions: The Renter, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands, and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
Renter agrees to abide by these terms at all times while at the property, and shall cause anyone visitor that Renter permits on the property to abide by the terms at all times.
Le logement est identique à sa description, le quartier est très sympathique et l'intérieur de la maison est extrêmement propre et bien aménagé. Nous avons été très gentiment accueilli par des produits français dans le réfrigérateur pour une petite collation. La propriétaire est stricte mais au moins il n'y a pas de surprise à l'arrivée. Un petit bémol : le quartier est assez excentré (il faut 15 minutes pour rejoindre le RER local qui amène vite dans le centre) et il n'est pas simple de se garer à proximité de la maison (pas de place de parking et la police locale est présente : 103$ la première nuit car nous étions garés trop proche d'une bouche d'incendie).
Cette maison reste une très bonne adresse de logement à San Francisco.
Just spent a wonderful month in this lovely house.
Catherine was very friendly and helpful and responded very quickly to all our questions, both when we were planning the trip and during our stay. (Since we arrived at a late hour Catherine had even stocked the fridge (to our relief and delight).
The house itself is tastefully decorated, and it is also very functional with everything you need (including a well-curated bookshelf for the avid reader). It is situated in a very friendly neighborhood which offers easy access to most parts of town. The house gets generous amounts of daylight, and since it's in the very end of a cul-de-sac, it is pleasantly quiet. Since we're travelling with a toddler, we especially appreciated the Precita Park playground being so close by.

The Precita Park House is a cozy, thoughtfully-appointed place to stay. From the library of books, to the lovely art, this little house feels like it should be in a style magazine. The hosts are wonderful, the beds are comfortable, and the location is convenient but very much a part of a neighborhood. Staying here makes you feel like you are actually living in San Francisco, not cruising through for a short period of time.
This house is absolutely gorgeous and gives you a real feel for living in a proper SF neighbourhood - so much better than a hotel. The area is fantastic, very close to the Mission but in a pretty residential area and on a no through road so the house is super quiet. The house itself has just been redone and the design and finish is really lovely - great attention to detail and many features which I wanted to apply to my own house! The house was spotless and it has everything you need in terms of cooking etc.. Catherine and her husband were super helpful, and very responsive whenever we needed to contact them. I would not hesitate to stay here again, in fact, I wish I didn't have to leave. ;)
Catherine communicated with us to make sure we had all the information we needed. Her home was very comfortable. Love the Bernal Heights neighborhood: lots of good restaurants, coffee shops and easy access to public transportation. We felt like we were living in the city, not just visiting.
I had a very positive experience with Catherine from the start. She gave very thorough instructions; from directions from the hotel to finding parking to her great house manual. Her place is very clean and has really nice details that made it feel like home - clean and bright bathroom, comfy beds, tonnes of dishes, nice and new appliances, and fast internet. The neighbourhood is close to downtown and to the freeways. We found the Mission area good to get groceries and different types of food (loads of restaurants) as it was a very eclectic and urban. At the top of the hill we found Bernal very hip with the cute shops and coffee spots. Overall, an excellent experience.
