This light-filled, private rental is a complete 2-BR with full kitchen, laundry, and bonus spaces, on a quiet cul de sac in a sunny, friendly neighborhood. It retains its lovely character while being up-to-date with the comforts of home.

Fully furnished and super clean, you arrive into a generous entry with plenty of room to store your coats, bicycles, stroller, etc. From there you ascend a narrow staircase* to a reading porch with shelves to store your shoes and a view to the northeast, then on into the high-ceilinged living spaces:
- living room with comfortable modern furnishings, library of books, closet and a view to the east
- eat-in kitchen with stainless stove/oven, refrigerator and dishwasher and Heath Ceramics wall tile; amenities include blender, coffee grinder, coffee maker, toaster oven, hand mixer, pots & pans, utensils, etc.
- bedroom 1 with queen bed, 2 skylights, dresser and night stands
- bedroom 2 with full/double bed, dresser, night stand and closet; there is a toddler bed or Pack-n-Play that can be added to this room for small children
- small office room that's open to the hall with large closet serving the queen bedroom, an armchair, a desk with Epson airprint printer, and the back door to the rental (this is not a bedroom)
- bathroom entered off the hall with claw foot tub/shower (linen closet in the hall)
- the washer/dryer and utility sink are located off the ground floor entry, in a large basement room, which you are also welcome to use for storage
- the closets and dressers will be empty and ready for your use.
Our rental is generally occupied for terms of 1 month+ to those renovating, moving or in SF for extended stays...although sometimes we have shorter windows in between.

THIS IS A NON-SMOKING PROPERTY, INSIDE AND OUT.
*The street-front steps and interior staircase leading from the entry foyer to the living spaces are original to the property and unfortunately not accessible. The interior stair has a tight winder turn and steeper riser-to-tread ratio than modern stairs.
- The stair is not appropriate for elderly or physically-challenged renters, or renters who are unable to climb the stairs.
- There is a door to close off the living spaces from the stair, so that you may keep young children from inadvertently going downstairs.
The rental is best for up to 4 people who share the 2 beds/bedrooms: families, 1-2 couples or 2 individuals. We have the listing set to 5 people to accommodate families with a baby.
PETS (Dog): Prior arrangement before booking is required. A dog that is well-behaved and housebroken is welcome—an inquiry must be sent to Owner prior to booking to discuss if your dog is a good fit. An increased cleaning fee and security deposit applies. Well-behaved dogs are welcome in the rental (but not on the furnishings!) upon pre-approval of the Owner. An increased departure cleaning fee of $150 applies, and for multi-week stays weekly cleanings will be arranged to be paid by the Renter.
PARKING is street parking only; there is no residential parking permit or street cleaning on the immediate blocks near the rental.
The calendar is always up to date!
Renters have exclusive use of all the living areas in the rental during their time at the property. Through a separate back entrance the Owner has a basement storage room that is kept locked, which we occasionally access.
Interaction with guests
We try to be home to welcome and orient renters upon arrival and are very responsive as needed. But beyond that we maintain mutual privacy on the property.
The rental is located in the Bernal Heights north slope/Precita Park neighborhood, with close proximity to views, parks, cafes, transportation and the 101/280 highways.
Bernal Heights north slope is the epitome of a liveable urban neighborhood - a friendly, relaxed balance of urban and nature. It's excellent location is in the sunny part of town, bordering the vibrant Mission district and family-friendly Noe Valley, with close proximity to UCSF Mission Bay, Potrero Hill, Glen Park and Dogpatch neighborhoods.
Precita Park is just 1 block away, with its lovely, tree-lined green, and children's playground. Businesses around the park include Precita Park Cafe, Hillside Supperclub, Harvest Hills Market, Precita Eyes Mural Center, Charlie's Cafe, and Precita Laundry.
Bernal Heights Hill Park is a 5-block walk up the hill, or drive, where a spectacular, panoramic view of the city and the Bay and walking trails await.
In the 15-20 minute walk range are great restaurants and businesses on Mission and 24th Streets, home to a dynamic food scene melding newcomers, pop-up restaurants and delectable Mexican and South Amercian fare. The Mission Street area has Blue Plate, Front Porch, Cancun taqueria, Mitchell's Ice Cream, Baby Blues BBQ, etc. 24th Street has Philz Coffee, Wise Sons Deli, Humphrey Slocombe Ice Creamery, Dynamo Donuts, St. Francis soda fountain, taquerias, etc.. Both streets have local businesses including Adobe books, artisan shops, vintage stores. The area is often host to cultural parades and city festivals, such as Carnaval, Day of the Dead and Sunday Streets.
Up over the hill on Cortland Street, Bernal Height's 'main drag', there's a Good Life Grocery, Avedano's butcher, many delicious restaurants, bars, shops, an SF Public Library branch and more.
Alemeny farmer's market/flea market is less than 10 minute drive over the hill, about a 30 minute walk for the spry, or the #67 bus goes right there.
- The highway is just off Cesar Chavez Boulevard, 6 blocks away
- Muni buses #67 Bernal and #27 Bryant are within a few blocks
- Muni bus #12 is a 5-10 minute walk
- The 24th Street BART station, Muni buses #14, 49 and and the J train are within a 10-15 minute walk
- There are a number of CarShare and ZipCar rental pods nearby, available to members
Other things to note
Our renters generally stay a month or more, including locals who need temporary housing due to renovating or waiting to move into a new place, professionals in town on extended stay for work, family members visiting for longer periods, or travellers who want to immerse themselves for a long stay. We appreciate that Renters help us take good care of the rental—the property is in very well-cared-for condition and will be delivered in a freshly cleaned state. We ask that you follow the check-out checklist provided in the binder and do your best to leave it as you found it, including maintaining a shoe-free house in the living spaces.
The following terms are agreed upon in conjunction with Renter's booking at the Owner's property, unless there is a written agreement adopted by both parties in exception.
Non-Smoking: The property is absolutely a non-smoking property; smoking is forbidden inside or outside on any part of the property. If smoking is evident, by smell or elsewise, a $250 charge will be deducted from Renter's deposit.
Term of Stay: Renter's stay has the agreed-upon duration of the Airbnb booking, beginning at the Airbnb "Check-in" date/time, and ending at the Airbnb "Check-out" date/time.
Property: You will arrive to a very clean house. If the premises appear dirty or damaged upon arrival, Renter shall inform Owner immediately and Owner will attend to things.
Amenities: Property is a fully furnished 2BR house; all furnishings and décor the Renter arrives to at the house are to remain in the house, and be accounted for at the end of Renter's stay. The replacement value for anything missing upon Renter's departure will be deducted from the security deposit. An Airbnb Resolution will be filed for any costs exceeding the security deposit, which will be the Renter's full responsibility.
Rental Party & Occupancy: The rental party shall consist of Renter and guests listed on the Airbnb booking only; under no circumstances shall Renter assign responsibility to other individuals than those listed on the Airbnb booking. Renter has agreed that this rental party is to be the sole occupant of the property for the specific term of the booking only. Absolutely no sub-leasing is allowed. Immediate cancellation of Renter's booking, vacation of property by Renter and forfeiture of Renter's deposit will be assessed should other persons inhabit the premises without written permission of Owner.
Use: No commercial or special event uses are allowed on the premises without prior written authorization of the Owner, and potential payment of other rates and fees depending on use. This includes running a business from the rental. No photos of the house may be used for commercial purposes, or published on the web or elsewhere for any reason or purpose.
Security: Renter will please ensure that all doors and windows are locked and closed when not inside the property. Renter is not to make copies of the property key, nor to give a copy of the key to any individual not listed in this booking.
Access: Renter shall allow Owner access to the property for purposes of maintenance, repair, cleaning service, emergency and inspection, and for scheduled showings of property. These instances are rare; Owner exercises this right of access only when other arrangements can't be made, in a judicious, respectful and reasonable manner, providing at least 24 hours notice to Renter whenever able.
Garbage: Garbage, recycling and compost from the house are to be taken out back to the collection bins on the patio by the Renter on a regular basis; Owner will take collection bins to the curb on Tuesday evenings or early Wednesday mornings.
Patio/Yard Space: The patio/yard space in back of the house is not included in the rental; it is for exclusive use of the Owner with the exception of the Renter's access to the garbage bins. Under no circumstance is Renter to hold gatherings on their back landing or in this patio/yard space. Please note that we have a sweet dog, Decoda, who may be out back on occasion—if you need, we're happy to make sure's she's in our house while you access the garbage bins. Please know that if you leave the back door open she may take that as an invitation to come say hello... :)
Neighborhood: Property is in a residential neighborhood, proximate to neighboring properties and the Owner's living spaces. We have great neighbors and expect Renter to be considerate and respectful of the local residents at all times.
Parking: Please never park directly in front of the entry to the rental or the perpendicular spaces in front, which belong to the next door neighbor. Please be cognizant of street parking restrictions and local laws—Renter is fully responsible for any related fines or repercussions.
Mail: During Renter's stay it would be appreciated if Renter could bring any mail that arrives in the mailbox and slide under Owner's basement storage door, letting Owner know if there's something important to pick-up. Feel free to use or recycle circulars and advertisements! Renter is not to use the address as representative of their residence on documentation under any circumstance.
Security Deposit: Per Airbnb's guidelines, the security deposit is collected by Airbnb at the time of reservation and will be held by them during Renter's stay, to be refunded after the "Check-out" date provided no deductions are made due to damage to the property or furnishings, breech of the property's rules, dirt or mess requiring excessive cleaning, and other costs due to something beyond the norm incurred by Owner due to Renter's stay. Owner has no control over Airbnb's policies for the timing of deposit collection and release.
Cleaning: Renter is expected to upkeep the house to the standard of clean to which they arrived. Cleaning supplies are provided for Renter's interim cleanings during their term. Our housecleaner is available for additional and regular cleaning at $70/cleaning, which Renter can arrange through the Owner and pay the housecleaner directly. Renter is not to use another cleaning service for access/security reasons. Renter is responsible for leaving the property tidy and clean upon departure, including washing and putting away all dishes and kitchen supplies, and taking out garbage, recycling and compost, as well as other things listed in the check-out list at the property. Some parties may be required to enlist cleaning service during their stay.
Check-out: A check-out list will be provided at the house.
Pets: Pets are not allowed without consent of Owner prior to arrival.
Booking Change/Cancellation Policies:
Notice of change and/or cancellation must be received by Owner from Renter in writing via Airbnb, following the policies of the listing. Renter and Owner must mutually agree to extend Renter's stay on a monthly, weekly or nightly rate basis as available.
If Renter wishes to cancel their booking, fees will be refunded as follows. less any incurred fees:
A full refund will be given if we are able to rent the house for the same period as the cancelled dates minus any incurred fees. If we are able to rent the house for only a portion of the cancelled dates, the refund will be apportioned accordingly.
95% if cancelled 60 days or more prior to the Check-in date
75% if cancelled 45 days prior to the Check-in date
50% if cancelled 15 days prior to the Check-in date
25% if cancelled 7 days prior to the Check-in date
Renter forfeits the reservation amount in its entirety if cancellation occurs less than 7 days prior to the Check-in date.
For reservations made less than 60 days in advance, the cancellation policy kicks in at whatever point is relevant.
If Renter wishes to decrease the length of their stay, the notice schedule above applies to the number of decreased days, unless we are able to rent the house, in which case a refund would be given less any incurred fees.
Liability: Renter agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Renter or Renter's guests including, but not limited to watermarks or scarring of furnishings and/or hardwood floors, permanent markings on the walls, misuse of appliances and/or equipment furnished. Renter is not to nail or screw into or tape on surfaces of the house, or otherwise make permanent changes. If damages are in excess of the security deposit being held, Renter agrees to reimburse Owner for the cost incurred to repair/replace damaged items through an Airbnb Resolution. Renter holds full liability for any personal items and furnishings brought to the property during their stay.
Hold Harmless: Owner does not assume any liability for loss, damage or injury to persons or their personal property. Neither does Owner accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas and electricity, outside construction noises; loss or damage caused by weather conditions, natural disasters, acts of god, or other reasons beyond Owner's control.
Additional Terms And Conditions: The Renter, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands, and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
Renter agrees to abide by these terms at all times while at the property, and shall cause anyone visitor that Renter permits on the property to abide by the terms at all times.
We have been fortunate to live in picturesque San Francisco since 1995, and love our neighborhood for its balance of access to all our city has to offer, beautiful green spaces and friendly residents.
We love to travel and in recent years have explored the Yucatan, Baja and Spain, as well as new corners of the US. We can't wait to see the rest!
