You will stay on the 3rd floor of an old building with elevator, in a comfortable apartment (marble fireplaces, parquet ...), sunny, quiet, just renovated.
The apartment consists of 3 bedrooms each about 20 m2 plus a separate dressing room.
You also have two bathrooms with shower and WC.
A large living room of 45 m2 facing south pleasantly furnished.
Facilities tenants: TV, Blu-ray, high speed wireless Internet, books.
Enjoy a spacious fully equipped kitchen with new appliances: fridge, freezer, dishwasher, oven, cooker hood, microwave, vitroceramic hob, kettle, toaster, coffee maker.
Plates, glasses, cutlery and cooking utensils.
The laundry room has a washing machine, iron and ironing board.
Linen & towels provided.

OBLIGATIONS OF TENANT
We are very serious about maintaining a family atmosphere for the quiet enjoyment of our guests.
The maximum number of persons allowed is 6 in the property. Children are counted. This represents the total number of people allowed to occupy the property inside or outside, day or night. Any extra person, without acceptance of the owner and payment of the extra charge, will not be accepted.
Check-In and Check-Out Times
Check-in time is 5:00 pm
Check-out time is 12:00 am unless previous arrangements have been made.
We make every attempt to accommodate guests promptly upon arrival, but due to scheduling and room cleaning, there may be a delay in gaining access to your room if arriving prior to 5:00 pm.
Please be advised that you may leave your luggage before check in or after check-out in the main entrance. If your travel arrangements require a late departure there will be no possibility to acces the condos after check out.
Noise Concerns and intern regulation
This condo is located in a residential building. We kindly ask you to be respectful of your neighbors. Quiet hours in the building are from 10:00 pm to 8:00 am.
Late night parties will not be tolerated.
The tenants will observe as occupants of the premises, the internal regulations of the building, and being acknowledged. It is expressly forbidden to hang linen from the windows and balconies.
The condo is a NONE SMOKING unit.
You can smoke on the balcony using ashtrays which must be cleaned after departure.
Pets are not allowed.
The tenant may not bring any animal into the premises hereby rented, even momentarily, unless authorized by the owner.
It is the responsibility of each tenant to dispose of his or her garbage. Trash should be removed from the condo upon departure and left in the trash can outside.
• Furniture and moveable objects must only sustain depreciation from the normal use for which they are designed. Those that are, on expiration of this agreement, missing or made unusable for a reason other than normal use, must be paid for or replaced by the tenant with the consent of the owner. This clause also applies to paper and upholstery materials and the building in general.
If appropriate, the following will be retained:
a) the value of broken or cracked objects;
b) the cost of washing or cleaning rugs, blankets, matresses, bedding, etc., that have been stained.
The tenant warrants to use moveables and fittings in the rented property for their intended use and in the place that they are located. He formally agrees to refrain from moving them outside the rented premises.
The tenant agrees to refrain absolutely from disposing of objects likely to obstruct drainage, basins, shower, sink, washtub, w.c., etc., in default of which he will be liable to pay the costs occasioned to restore them to service.
On pain of termination, the tenant may not, UNDER ANY CIRCUMSTANCES sub-rent or transfer his rights under this agreement without the express consent of the owner or his agent; he must occupy the rented premises for residential purposes and may not under any circumstances store movables therein, except for linen and small objects.
In case of major misconduct causing damage and trouble (disturbing the building quietness, breaking or vandalism, disrespecting intern building laws and rules), the guilty tenant will be out of the rental right away without any refund.
The tenant must, within three days of taking possession, inform the owner of any anomaly noted.
bonjour! J'etais tres contenue! Apres etre rentree au Japon,je me rappele souvent mon sejour dans un appartement a Nice. Mme Joanna etait gentille et sympa. Quand j'ai lui telephone.elle est venue et elle nous a conseille! Et l'appartement est tres propre et grand. Si possible je voudrais visiter! Merci beaucoup!
This apartment is absolutely gorgeous! It's more than perfect for 6 people (plus baby!). It's perfect equipped, Bruno even organized a baby bed for us. The apartment was perfectly clean when we arrived, the location is perfect, 3 minutes walking distance from the beach and the promenade, and a beautiful walk away from the city center.
It is so spacious and big, that you don't have the feeling there are 6 people living on it. The decoration is also very nice and Bruno and Johanna are extremely nice and easy to reach. Thanks a lot for making us enjoy of some amazing days in such a beautiful city!
Very nice apartement. The flat is big and really suitable for 6 persons. It's very well located, 2 min walk from the sea, and 10/15 min walk from the city center (place Massena). Reccomended!
Bruno was a most helpful and accommodating host and his apartment was immaculate. We arrived quite late on a Saturday night and Bruno was immediately available to show us round his bright, airy, well equipped apartment. He even managed to obtain milk for us at that late hour when someone in our group mentioned wanting a cup of tea!
The apartment was fully equipped for all our requirements and is situated just behind the Negresco hotel, 2 streets from the promenade. We had an enjoyable 15 minute walk along the front or along interesting streets to reach the centre of town. Locally there are all sorts of shops, cafes, boulangeries and delis to supply your needs. The apartment was perfectly silent at night and everyone enjoyed a good night's sleep on the comfortable beds. Everything from hairdryer, towels etc is provided, so no need to bring your own.
Overall we had a great holiday and couldn't say anything negative about our experience. We have holidayed in the area many times and this was one of the best holiday accommodations we have enjoyed.
Thank you Bruno and Joanna for the use of your beautiful and spacious apartment. It was perfect for the five of us. The dining table was generous and the kitchen well equipped. I loved the saucepans, we don't have those in the UK. The location was amazing, just a short walk from the beach and a great bakery and supermarket two mins away. Thank you also for inviting us to stay for the afternoon on our check out day. It saved us from carrying our suitcases around while we waited for our evening flight. We will come again.
