Please don't leave dirty dishes or garbage in the kitchen on departure.
Please note that check-out time is 10.30 and check-in time is 2.30 pm. I stay as flexible as possible as long as I have no guests arriving as you leave. Please ask if you need different times. As I often have a turn-around of guests on the same day I will need to charge you extra for any late check-out that hasn't been pre-arranged with me. My housekeeper usually turns up at 10.30 to get my home ready again.
In accordance with Italian law, I will need your passport information within 24 hours of your arrival. I do not keep this information but have to input it into the Police website where it is encrypted.

Hi, I am English, grew up in North Wales and have been living in Italy for 12 years. I lived first in Bellagio, Lake Como then bought my present home, in the countryside close to Rome, a couple of years ago. I loved Bellagio and maintain that it is one of the most beautiful spots in the whole of Italy.
For work reasons I needed to be nearer to Rome. Here in the Sabina I enjoy having the best of both worlds: Rome close at hand when I want it but the peace and quiet of the countryside most of the time. I have olive trees in the garden and having my own olive oil makes me feel like a local! I love the fact that the sky is almost always blue here and the ever-changing views from my terrace. The area is gorgeous and relatively untracked in terms of tourism.
I have always worked in the travel industry and enjoy exploring Italy. This country is so varied and so beautiful that it never ceases to amaze me. There is always something new to discover and the wish list just gets longer not shorter!
