Your room is actually what's known as a service quarter. It's not very big but it's great for a single traveller. There is no air conditioning in the room, but there is a fan and a mosquito net, so it should be comfortable if you're not overly sensitive to heat.
The room has a private en-suite bathroom with shower. Shower gel, shampoo, towel and toilet paper are provided free of charge.

The rooftop pool is a great place to get a tan. It's very private and a cool breeze makes sunbathing very comfortable. The view is simply amazing; you can see across the lagoon towards the beaches of the hotel zone.
The kitchen is fully equipped with an American fridge which provides unlimited filtered water and ice cubes, a microwave, an oven, a stove, pots, pans and pretty much anything else you might need. You are welcome to use anything, as long as dirty dishes and pots don't linger around for too long.
You are free to use the washing machine and dryer. It's free of charge as long as you don't do laundry more than once every three days.
The Internet connection is unlike any other you will find in Cancun. I have the fastest connection available from two separate companies to ensure maximum uptime because I need a reliable connection to do my job. I doubt you will find better Internet anywhere else in the country.
You can use the 55 inch LED smart TV on to watch YouTube videos, browse the web or watch any movie/series from my collection of over 1,000 titles.

This new and very modern apartment is centrally located, only 5 minutes from the new center of Cancun: Plaza Las Americas is a huge mall with over 200 stores, a cinema complex, a huge gym and a supermarket. Despite its central location in Avenida Tulum, one the main streets of Cancun, the area is very tranquil thanks to its proximity to a park. Right outside the building you can find several restaurants, barbers, beauty salons, convenience stores (OXXO) and all major banks, which means it's a very safe area.
It's very easy to get here thanks to it's close proximity to the ADO bus station. A bus departs from the airport every 30 minutes and costs less than $5. Alternatively, a taxi can be arranged for about 20 USD (instead of the normal price which is 60 USD). I provide this driver a lot of business so he will not haggle about the price and drop you off directly at the front door.
Beach lovers will be glad to know the bus stop is only a three minute walk across the park. It takes less than a dollar and only about 10 minutes to arrive to the pristine white beaches Cancun is famous for. I usually go to Playa Marlin on Saturdays to play Ultimate Frisbee and to Playa Forum on Sundays for some volleyball and as my guests you are of course welcome to join! If you're into working out you'll be glad to hear you can work out for free in the park near the entrance of the hotel zone (a five minute walk) where they have recently installed workout equipment next to the playground.
In case you'd like to go on excursions to visit Mayan ruins or any of the vast selection of tourist attractions in the area, I have a friend who lives in this building who can help you out. He owns a travel agency and can get you a discount compared to buying directly from the tour operators.
Buses pass very close to the building and every five minutes or so there is a bus which can take you to the the hotel zone or downtown. Generally the price is between 5 and 15 pesos.
I've never had to wait for more than 5 minutes for a taxi to pass by in Av. Tulum, which is just a few steps from the apartment. Taxis cost 25 pesos for any location downtown and between 80 and 150 pesos for the hotel zone, depending on where you're going. Going to the airport might take some negotiating but usually 150 pesos should be enough.
There is plenty of space to park your car right outside the building. There are security cameras pointed there so it's quite safe to do so.
The nice thing about the apartment is its location. Everything you might need in terms of shopping, banking or eating is within 10 minutes or less walking distance.

Ken was a great host and I felt very welcome. He has several rooms in one apartment building an there seemed to be a good community of travelers and locals as well.
Ken is a very nice guy, but we had some miscommunications. I stayed in a different room than what I paid for. This was confusing when I first arrived because he was out of town and I learned that I was staying in a different room from someone else. The room I ended up with was very small, but I had my own bathroom so that made up for it. There was also no air conditioning and it was extremely hot in July/August when I was there. The pool is also considerably smaller than it looks in the photos. I also had a problem where my sisters came to visit me while I was there and they wanted to rent a room. They did rent a room well in advance but 8 days before they arrived, Ken informed them there was not a room available for them, so they had to find a hotel and it ended up costing them more money than they were planning to spend. However, the location is great (it's in the center of town and near a running park, a bank, and a convenience store), the property is pretty well-maintained, the cleaning service is very convenient, and Ken was a friendly host. I just wish we had eliminated the miscommunications.

For only $30 a night, I stayed in a clean, private room with maid service and a private full bathroom. My roommates were not only nice but also friendly and showed me around. This was exactly what I wanted and needed. The flat came complete with flat screen TV, movie library, modern furniture, a modern dining room, and kitchen with full-sized refrigerator. The "hotel zone" was easily accessible by bus and cost less than $1 each way. Moreover, there were 2 other units being rented by Ken, plus Ken's own unit, making this place essentially a small hostel... with a pool on the roof. Ken was a great host, as were all of my roommates. I would absolutely stay here again, and I highly recommend it to others.
This is my second time staying at Ken's place, and it's already a pretty good recommendation by itself :)
Ken is a great host - he responds quickly, he is flexible, he is fair when dealing with the unexpected. When there was an issue with hot water, he offered me an alternative room.

The apartment is really nice! It depends really with what room-mates you´re staying and which room you have (I can recommend to spend a bit more money in the bigger rooms). I had a small room first, didn´t liked it and moved to a big room and loved it!! Ken is the best host ever! He is my hero ;-), he is just the good house-ghost, generous and laid back and he has a solution for every problem if there is one. He is extremely helpful. I was always glad when he was around! I can just say the BEST about him!!
