The Space

Please Review All Details Below To Have Any Of You Questions Answered Prior To Booking As I May Not Be Able To Answer All Questions In A Timely Manor.

The House:
The house has a full kitchen available for your use, large living room with a TV with DVD and Roku, back yard with a garden a grill, seating and a fire pit. There is one full bathroom, and WIFI Internet is ready for your use. There a private rooms, one bathroom, and the downstairs holds a living room and kitchen, making this a medium size row-home. There is free parking out front of the house and in surrounding areas.

The neighborhood is in University City, and it is monitored by the campus 24 hours each day. (Please view below in the Neighborhood section for more details. )

The Guest Room:
The guest room holds a full size bed with fresh sheets, a dresser, and a closet. There is a large window that views the backyard and a door with a lock and key access. You also will have a heater/fan/air conditioner, and use of all amenities.

Multiple Guests:
If you need space for multiple guests, there is a full sized air mattress, a couch, and plenty of floor space for your use. The room fits 2 people comfortably, while the house can fit up to 8 people. Children at any age count as an extra guest.
Multiple Guest Sleeping Arrangements:
Two on the guest room bed, One one the guest room floor, Two on the air mattress in the living room, One on the couch, One on a chair with leg rest and One to Two on the floor. Every blanket and pillow that I own will be available for parties over 5.

Guest Access

You will have Full Access to the house and amenities. With the exception of my personal bed room, the basement, and back yard during poor weather.

Checking In and Out:
Check in is after 3pm, and check out is before 12pm.

Interaction with Guests

I do live in the house, but I tend to keep to my self. I am usually at work, or watching TV in the living room, cleaning, or hanging out in my room. You are not obligated to greet me or spend time with me, I know you here, and I know you are on vacation, so just do you thing and let me know if you need anything.
I have been using Airbnb for over a year, so I am very use to having guests in the house.

The Neighborhood

Street Parking & Neighborhood Safety:
There is Free Street Parking in front of the house and surrounding area. The house is in a highly secure area due to Drexel and Penn Universities. There is a 'Check-Point' In front of the house, on the side where cars are park that is monitored by campus police. They must check in every 30 minutes on rotating times to confirm safe activity in the neighborhood. There is a Fire Department across the street, and a Police station three blocks away. I have never had a problem in this area, nor have my previous guests.

Getting around

Transportation to and from the house is very simple and manageable. The house is located near University City, west of the Schuylkill River.
- It is a 20-minute car ride from the Philadelphia International Air Port (a $32 taxi ride), 6-minutes from 30th St Station for Amtrak, Mega/Bolt Bus, Trains ($8 Taxi Ride from Amtrak Station) and 15-minutes from Center City ($14 Taxi Ride.) The area is surrounded by public transportation (SEPTA) and plenty of free parking in front of the house. SEPTA rides are $2.25 each way.

Near By Attractions:
The house is a few blocks away from 30th Street Station, Drexel University, Pennsylvania University, University of the Sciences, Hospital of the University, The Children’s Hospital of Philadelphia, The Art Museum, Philadelphia Zoo, Please Touch Museum, and many more fantastic locations. It is in walking distance to various to food restaurants and fun activities. I have included full Transportation and Security information in the 'Directions' area of the confirmation page on your itinerary after booking you stay.

Other Things to Note

While this is not a luxury estate, it is the perfect home for those who are simply looking for a nice, cozy place to stay for an affordable price.

Extended Check In Information:
Early Check In: For guests who receive approval to arrive early, please refrain from the entering the guest room until conformation so I am able to clean the room with out interfering with your belongings.
Late Check Out: With prior approval guest may leave belongings in the living room until check out. Guests must check out of room and leave key in lock box for the next guest. The key will remain there until your check out, then lock box code will be changed.

Keys Retrieval: I have set up a lock box on the front door so you are able to check in at your leisure, at anytime of the day or night. I will send you the lock box code before your arrival. There is no time limit for when you would like to enter or exit the house. You are free to live with in the house as you like. The lock box code will be changed after you check out.

Price Explanation: Below is an explanation of price and charges. I have been asked what the cleaning fee covers, what would cause a held security deposit and why the listing price is so low. Below are the answers.

Listing Price: The listing price is based on my monthly rental fee, not including utility cost. Its cheap, because it is fair.

Cleaning Fee: The cleaning fee covers a clean guest room, clean blankets and towels, plus an included flat rate utilities usage fee. If I am unable to clean the room before your arrival, I will first inform you, then I will refund you a portion of your cleaning fee.

Security Deposit: There is really no need for me to ever take from your deposit. Things break, I get it, we are all human. All I ask, is be nice to the house. If something happens, just tell me and well work it out together.

Below is an explanation of the only cases why a security deposit charge would occur. I have never actually charged anyone, but I explain it just so everything is clear.

**Security Deposit Withholding Fees:
Unreturned Keys: Failure to return keys to lock box at check out will be a charge up to $30. The charge depends on the cost of me returning to the house to let the next guest in, and the price to replace the keys. Unreturned keys to the lock box will be $20 inconvenience fee, lost keys/unreturned will be $30. If keys are not returned that day, this charge will take immediate effect. If you are able return them within 2 days, cost will be reduced to $20 for inconvenience.

Unlocked/Un-shut Front Door: There is really no charge for this, unless the door is not fully shut and the wind push opens the door leaving my house vulnerable to unwanted guests. If I am informed the front door is open, your security deposit will be unreturned. This has happened a couple times and is a huge security issue.

Utilities: Utilities are the highest cost of the house. The charge will be $10 per light that is left of while we are both away from the house. This is due to the ridiculously high prices for utility usage in the city. I understand things happen and people are forgetful, so I am fairly lenient.

  • Everything was exactly as described, easy to find etc. The neighborhood just seemed a little scary (we were two girls) but it was ok... The subway was 10-15 minutes walk away, so not the closest neither, but all in all for two nights it was nice. Thank you!

  • This was my second time staying with Alicia, but actually the first time I've met her in person (though briefly). She is a very welcoming host who still manages to leave you plenty of private space. I love the location of her place because it is in walking distance to everything University City has to offer, plus access to the Market-Frankford line, which you can take to pretty much anywhere in the city.
    The room is very comfortable and clean, as is the rest of the apartment. She provided towels (I had forgotten my travel towel!), and left guides to the city and maps (I used to live in the city but this would be helpful for a first-time visitor).
    In summary: great host, great apartment!

  • Alicia is very conscientious and makes it simple by leaving little signs everywhere. I trusted her, because it seems like she's been having guests for a while.

    The building itself is not very well contructed and somewhat dilapidated. The entire house was dark. There were black pieces of fabric to cover the windows (good at night) but during the day depressing. So the windows do not have proper curtains or shades.

    I need to feel pretty well grounded and my surroundings need to reflect peace and calm to counteract the chaos of travelling. Perhaps this is why hotels have really simple designs and clean lines. An array of random patterns and images and dissonant colors at the apartment made me feel uneasy. It's probably a good temporary dwelling for a college student or someone who may not be very sensitive to their environment and needs nothing more than a crash pad.

    The neighborhood is a short walk from the college and the station.

I have lived in Philadelphia for about six years and love it! I have been living in my house for about three years and have made it a peaceful, comfortable home full of art and life. I plan on traveling in the future, but for now I am renting out my second bedroom to Airbnb travelers to begin to afford my own travels.
