The Space

Information about the house:

The House:
Each room has an air filter, anti-allergen and dehumidifier. Between each reservation, the house is sanitized and reset for the next guest. There are signs to help direct guests to the Guest Room, dishware, Wifi, bathroom, guest use products, and etc. to help guide you through the home with ease. All shoes must be removed in the house to help keep the floor clean (Carpets are steamed cleaned every three months.)

The Guest Room:
The guest room holds a full size bed with fresh sheets, a dresser, and a closet. There is a large window with an AC Unit that views the backyard and a door with a lock and key access. You also will have an air filter, a seasonal fan, outlets, a chair, table, plus use of all amenities.

The Kitchen:
The Kitchen holds a table, cooking amenities, fridge and storage. There is Britta Filtered water system attached to the sink. We do share the house so I will have food in the fridge and an occasional dish in the sink, but I do my best to keep plenty of space for you.

The Living Room:
There is a TV with Roku (Netflix, Movies, TV shows, Pandora, etc. provided,) couch, extra blankets, seasonal fan, sleeping space, and a table for your leisure.

The Bathroom:
The bathroom will be shared, but I tend to keep this room the cleanest. There is Filtered Shower Water, clean towels provided, bathroom and first aid amenities, and locked door. A small fan is used in the bathroom to help remove excess humidity for gusts over 3 taking showers in a row.

The Back Yard:
You are welcomed to enjoy the seasonal back yard. There are seats, a grill, tables and a fire pit. Wifi is also accessible in the back yard.

The home has Verizon hi speed WIFI Internet ready for your use. The code is found in the manual, and noted in the guest room.

There is free parking out front of the house and in surrounding areas. You do not have to pay for parking. Simply find a parking spot close to the house, and park.

Multiple Guests:
If you need space for multiple guests, there is a full sized air mattress, a couch, and plenty of floor space for your use. The room fits 2 people comfortably, while the house can fit up to 8/9 people. Children at any age count as an extra guest.

Multiple Guest Sleeping Arrangements:
Two on the guest room bed, One on the guest room floor, Two on the air mattress in the living room, One on the couch, One on a chair with leg rest and One or Two on the floor. Every blanket and pillow that I own will be available for parties over 5.

Guest Access

You will have Full Access to the house and amenities. With the exception of my personal bed room, the basement, and back yard during poor weather.

Checking In and Out:
Check in is after 3pm, and check out is before 12pm.

Interaction with Guests

I do live in the house, but I tend to keep to my self. Just do your thing, Im here if you need me.

The Neighborhood

House is located in University City. The Drexel and U. Penn campus security guards monitor the house 24 hours each day. There is a police station down the street and a fire station across the street. The neighbor hood may seem sketchy at first, but this is Philadelphia. You have low poverty families, living next door to rich college kids. It just is what it is.
I find most guests who have said something, are just being stereotypical, or have just never experienced true ‘Philadelphians.’

Rule of thumb for traveling to Philadelphia: ‘If you ignore them, they ignore you.‘
Street Parking & Neighborhood Safety:

There is Free Street Parking in front of the house and surrounding area. The house is in a highly secure area due to Drexel and Penn Universities.

There is a 'Check-Point' In front of the house, on the side where cars are park that is monitored by campus police. They must check in every 30 minutes on rotating times to confirm safe activity in the neighborhood. There is a Fire Department across the street, and a Police station three blocks away. I have never had a problem in this area, nor have my previous guests.

Getting around

Transportation to and from the house is very simple and manageable. The house is located near University City, west of the Schuylkill River.
- It is a 20-minute car ride from the Philadelphia International Air Port (a $32 taxi ride), 6-minutes from 30th St Station for Amtrak, Mega/Bolt Bus, Trains ($8 Taxi Ride from Amtrak Station) and 15-minutes from Center City ($14 Taxi Ride.) The area is surrounded by public transportation (SEPTA) and plenty of free parking in front of the house. SEPTA rides are $2.25 each way.

Near By Attractions:
The house is a few blocks away from 30th Street Station, Drexel University, Pennsylvania University, University of the Sciences, Hospital of the University, The Children’s Hospital of Philadelphia, The Art Museum, Philadelphia Zoo, Please Touch Museum, and many more fantastic locations. It is in walking distance to various to food restaurants and fun activities. I have included full Transportation and Security information in the 'Directions' area of the confirmation page on your itinerary after booking you stay.

Other Things to Note

While this is not a luxury estate, it is the perfect home for those who are simply looking for a nice, cozy place to stay for an affordable price.

-Instant book is activated; You are able to book this listing instantly
-Only the dates listed ‘Available’ in my calendar are available.
-Check in is a strict 3pm, and check out is 12pm unless agreed upon prior to arrival.
-The Lock box code will be sent to you a week before check in.
-Shoes are to be removed at the front door to help keep the carpets cleaned.
-There will be a house manual sent to you with directions, codes, and information as soon as you book your stay to further answer your questions about your stay.

Keys Retrieval: I have set up a lock box on the front door so you are able to check in at your leisure, at anytime of the day or night. I will send you the lock box code before your arrival. There is no time limit for when you would like to enter or exit the house. You are free to live with in the house as you like. The lock box code will be changed after you check out.

Listing Price: The listing price is based on my monthly rental fee, not including utility cost. Its cheap, because it is fair.

Cleaning Fee: The cleaning fee covers a clean guest room, clean blankets and towels, plus an included flat rate utilities usage fee. If I am unable to clean the room before your arrival, I will first inform you, then I will refund you a portion of your cleaning fee.

Security Deposit: There is really no need for me to ever take from your deposit. Things break, I get it, we are all human. All I ask, is be nice to the house. If something happens, just tell me and well work it out together.

  • Though my friends and I actually never made it back to Alicia's place for the night (we were having too much fun partying with friends in another part of the city), she went above and beyond to make sure that everything was ready for us in anticipation of our arrival. The keys were waiting in the lockbox as expected, she set up the air mattress for the extra people in our group, and she even checked in on us during the night to make sure we were doing all right. When we first stopped by to check in, I found a note in the bedroom from some previous guests thanking her for a great time. So even if we weren't there for long, it's clear Alicia has some very satisfied fans! A good choice, especially if you are on a budget.

  • It was a good stay; Alicia is very organized and helpful. I was at a conference all day and just crashed there for two nights, so it was perfect for that. Everything was exactly as described, no surprises. I really appreciated how much work Alicia has obviously put into the place and into making it a good experience for guests.

  • Alicia's home was exactly as described and although we only met her briefly she was very kind, ensuring we had everything we needed. We felt fine walking around the neighborhood given its close proximity to Drexel but can see how some people might be bit uncomfortable walking home at night The house was great but the room felt a bit cramped with 2 people and luggage but overall we had a great stay.

  • Alicia's place was exactly as described. It is only a ten minute walk to the art museum and train lines that will take you anywhere in the city. I am a woman traveling alone and the neighborhood was fine. There was definitely a sense of community and I found that everyone kept to themselves. It is literally two blocks down until you are in Drexel housing and campus so the whole place is teeming with young people. It is an older neighborhood and full of beautiful old houses. It was great to walk down the street and sort of walk through another time.

    Alicia is one of the most genuine people I have ever met. After staying with her for a few days I felt like I was leaving an old friend. I had the opportunity and pleasure to spend some time with her and Adrian and felt like I had such an authentic experience in Philadelphia. She is a wonderful host and I will definitely stay with her again if I have the opportunity.
