55sqm, 3 sleeps :1 double king size and one single bed in the bedroom, plus a sofa bed 140x195 cm in the living room (it usually fits 2 normal size adults, but I put the measures for you to judge if it can suit your case) , Small comfortable apartment recently restored. 1st and 2nd floor. Main entrance on ground floor. Narrow steps up to first floor: small kitchen with cooking facilities, electric oven, fridge, refrigerator, ironing facilities. Dining/living room with sofa bed, tv and radio set. Small wardrobe. Shower/wc with basin and bidet, hair dryer. Steps up to 2nd floor: large bedroom with one double and one single bed, wardrobe, drawer, tv set. Shower/wc with basin and bidet, hair dryer. Heating and air conditionning. Bed linen and bathroom towels supplied.
10 minutes on foot from "St. Mark's Square", the very heart of Venice. 2 boat stops from the "Lido of Venice", the beach. From entrance door to nearest boat stop only two minutes walk (just one flat bridge to cross). Few steps from the "Giardini della Biennale" where the famous art and architecture exhibition is held every year. From the banks of "Giardini" an enchanting view of the lagoon before St. Mark's Square and St. George's island.
Bakery, butcher, tobacconist, newsagent, restaurants and pizzerias at hand. Supermarkets and all kind of shops 500 metres'far, along the "Via Garibaldi", main street of the area. The surrounding area, district of "Castello", is very characteristic and largely residential, rich in historical memories and artistic sites. The apartment is part of a small building that dates back to the 16th century and it's an old sailor's style house. It overlooks a charming little street. From bedroom window a typical view on Venetian roofs.
Now with private wifi connection (3 to 5 gbps depending on your computer). Venice also has a public wifi that you will be able to use on main streets and squares only.
Please note: Tourist Tax to be paid to the Municipality of Venice is not included in the total price: it amounts to 1.50 Euros per adult per day in High Season, 0.75 in Low Season, for maximum 5 days (you don't pay the tourist tax starting from the 6th day of staying). Half price for children from 10 to 16. It must be paid cash on arrival and will be registered on a separate receipt.

1-Disabled access limited due to amount of stairs. Limited access also to very tall persons due to ceiling height of 2.20 cm.)
3- The sofa bed is 140x195cm: up to your judgement if it can fit two persons.
4-Smoking is not allowed anywhere in the house.
5-The apartment is regularly registered as a tourist resort but being still a private house, it contains local culture elements such as religious pictures which should be respected, no matter what your religion is.
6-Internet speed is between 3 and 5 gbps
PLEASE READ THE CONTRACT : TERMS AND CONDITIONS
1-All contracts are entered by the first person named on the booking who must be at least 18 years old and who will sign on behalf of all named persons on the booking.
2- Payment: through airbn intermediation
3-What is included in the price: utilities, use of bed linen and bathroom towels (supplied only on arrival).
Final cleanings (which do not include kitchen utensiles and wc) are NOT charged because the owner expects his guests to be tidy and clean people, so that their cooperation will just leave a light work to do, and save money for them.
4- What is not included: The TOURIST TAX, which must be paid on arrival to the owner who will then give it to the Municipality of Venice. Tourist tax amounts to 1.50 Euros per person per day for adults and half the price for children from 10 to 16 of age in high season and half again in low season. It is paid for a maximum of 5 nights. For this payment you will get a specific receipt
5- Responsibility: you will be held responsible for any serious damage provoked to the house or to people by negligent use of the property and or of its content and will respond for any due sum. No responsibility is taken by the owner for any of your personal belongings missing in the house (it is strongly suggested to close all windows when leaving).
5- Check in time: from 3 to 9 pm. Advanced check ins and post-poned check-outs may be allowed by owner given availability. Check-ins after 9pm, when allowed, will be charged 25 Euros. No check ins after midnight. Please inform owner in case of delay.
6- Check in formalities: you must give copy of all passports which is needed for local police authority registration
7- Check out: 11.00 a.m. There are no cleaning fees but please, be respectful: you should leave the apartment in good order; clean and put away kitchen utensils; make sure the wc and toilet brush are perfectly clean; PLEASE, DO NOT LEAVE ANY RUBBISH INSIDE WHEN YOU LEAVE!: in Venice, garbage bags are collected every morning , except Sundays and Bank Holidays from 8.00 to 9.30 a.m. from door to door. You just have to put the bag on the street in front of the house. You should also separate plastic and glass which are collected only on Wednsdays and Saturdays.
8- Capacity: only those persons whose presence has been registered may use the property. This is the law!
9- Disturbance: the apartment is situated in a quiet residential area: however may we remind you that any tourist place can become noisy in particular dates. You are also kindly requested not to disturb neighbours with high tv or radio volume and to strictly observe maximum quiet during rest hours, i.e. from 1 to 3 pm and from 10.30 pm to 8 am.
10- We love animals and they are welcome.
11- Changes and cancellation policy: it is unlikely that we had to make changes or cancel your holiday. Should we be forced to do so, for any reason, we will inform you at the earliest possible date and will offer you the option of a change of dates or refund you the money already paid but no further compensation will be due. Same applies if any problem should arise during your stay.
If it is you who should want to change your dates, that will be accepted for the same price according to availability. Should you cancel your holiday Airbnb moderate cancellation policy applies.
This contract is made on the above terms and conditions and is governed by the Italian Law. Both parts will submit to the jurisdiction of the Italian Court of Venice at all times.
You will have to sign the above contract on arrival day.
