10 minutes on foot from "St. Mark's Square", the very heart of Venice. 2 boat stops from the "Lido of Venice", the beach. From entrance door to nearest boat stop only two minutes walk (just one flat bridge to cross). Few steps from the "Giardini della Biennale" where the famous art and architecture exhibition is held every year. From the banks of "Giardini" an enchanting view of the lagoon before St. Mark's Square and St. George's island.
Bakery, butcher, tobacconist, newsagent, restaurants and pizzerias at hand. Supermarkets and all kind of shops 500 metres'far, along the "Via Garibaldi", main street of the area. The surrounding area, district of "Castello", is very characteristic and largely residential, rich in historical memories and artistic sites. The apartment is part of a small building that dates back to the 16th century and it's an old sailor's style house. It overlooks a charming little street. From bedroom window a typical view on Venetian roofs.
Now with private wifi connection (3 to 5 gbps depending on your computer). Venice also has a public wifi that you will be able to use on main streets and squares only.
Please note: Tourist Tax to be paid to the Municipality of Venice is not included in the total price: it amounts to 1.50 Euros per adult per day in High Season, 0.75 in Low Season, for maximum 5 days (you don't pay the tourist tax starting from the 6th day of staying). Half price for children from 10 to 16. It must be paid cash on arrival and will be registered on a separate receipt.

Anna is a very kind and attentive hostess. She and her husband met us at the water bus stop, gave us a very warm welcome and detailed orientation with lots of helpful informations. The flat is centrally located and yet situates in quiet residential neighborhood. Shops, bakery, and water bus stop are all close by. We enjoyed the experience of living like the locals in Venice. We had a great stay in Venice! Anna's apartment was very clean and cosy, and definitely large enough for for people (with two bathrooms + toilets and a well-equipped kitchen!).
It is located in an authentic and quiet Venetian neighbourhood, away from the touristic spots but only fifteen minutes walking from San Marco.
There are lenty of shops and restaurants on the main road (Via Garibaldi) and a bakery just around the corner of the apartment.
Anna and her son were really friendly and helpful, they answered our messages instantly and they picked us up from the waterbus stop, showing us around in the neighbourhood and giving some suggestions as to what we should visit.
We would definitely recommend this apartment to anyone who would like o experience Venice in a less touristic way!

Sweet little place just away from the Venice chaos.
Our elderly friend stayed an extra day and created some stress for our host.
Things happen and people make mistakes, maybe even more so when they are 80 year old.
I suggest you study the long list of house rules and be ready for a quiz if u rent from Anna! If you can manage that, you will have a good experience.
There is no view of Canal either unless you hang off the clothing line.
check out time is a main rule. Should I sit outside in the street with guests 'luggage while new guests check in, wondering what time he would kindly come back to collect it? The only thing I ask is respect. The rules are no "quiz", they just make things clear and stem from experience. Most people are respectful.
I never wrote anywhere that there is a canal view. You must be mistaken.
My wife and I were so happy to stay four days in Anna’s beautiful apartment in a conveniently located older residential area of Venice. Upon arrival, Anna graciously met us at the water bus stop and oriented us to the city. The apartment was clean, roomy, and well appointed—and just around the corner from a good local restaurant and a tobacco shop where we could buy and mail postcards. We were also steps away from water transport to take us just about anywhere in Venice. Definitely a highlight of our entire 3-week trip!
Anna's apartment was wonderful. In a quiet residential neighborhood, our evenings were serene while only a few minutes walk took us to the hustle and bustle of Venice. The apartment was clean and well equipped. The air conditioning was appreciated on the warm evenings. The beds were comfortable and clean, and the linens were nice. We would stay at Anna's again!

Three friends of mine and me stayed at Anna's place for 3 nights. It's a really lovely old house in a residential area that has everything inside that you need.
Her son Luigi picked us up and was super nice and patient though we were arriving late due to traffic.
I can fully recommend this place to all people who also want to see the nice traditional venice.

Nous avons passé un merveilleux week-end à Venise et cette bonne adresse y a contribué. Anna nous a gentiment retrouvés à l'arrivée du bateau et conduits jusqu'à l'appartement en nous donnant plein de petits conseils. Tout s'est fait avec beaucoup de simplicité et dans un rapport de confiance tout de suite établi.
L'appartement -en fait une petite maison- est très bien situé, à deux pas d'un arrêt de waterbus, dans un endroit calme et très typique de Venise. Nous avons apprécié la simplicité du quartier qui nous noie dans le vrai Venise populaire et authentique. Très sûr, très pratique car proche de toutes commodités et très propre. L'appartement est simple et lui-même très propre. On s'y sent chez soi et on s'y repose volontiers après avoir crapahuté dans les rues de Venise.
