About this listing

NOT 420 friendly. Our private ground level suite with 2 bedrooms and a living room area is roomy, comfortable and clean. We live upstairs and rent the finished basement. Common areas include the back door, back yard and laundry room. We offer a light continental breakfast or a choice between a homemade scone or a bowl of fruit yogurt and granola. Our house is in an upscale neighborhood, convenient location close to public transportation and off-street parking.

The space

Our warm and private lower level suite includes two bedrooms (queen beds - one memory foam, one pillow-top), a bathroom with a shower, living room area with a gas fireplace, 32" TV, hot/cold water dispenser, coffee pot and egg cooker, mini fridge and microwave. Separated from the main level of the house with a door, and shared laundry space. We cannot allow guests to lock the entry door when they are not there because our furnace is behind the couch and we must have access. Therefore the entry to the unit has a chain lock. If you would like a key to lock the bedroom please let us know. (Note that we will charge a fee for keys that are not returned.) We only book the space to one guest at a time, so you will not ever have to share with strangers.

We cut the chord on cable TV, but enjoy our Roku box with Netflix, Amazon Prime and Hulu Plus so you can stream movies and watch mainstream TV for free, as well as getting all of the local TV channels and use our wireless connection. We are not 420 friendly.

Our location is convenient and centrally located. We are across the street from a bank and ATM, and a block away from major bus stops at Monaco & Colfax. We are in the Car2Go district. You can easily catch an RTD bus to downtown Denver (runs 24/7 every 15 min), Tech Center and the Stapleton area (to DIA Shuttle). The house is 2.6 miles to I-70, straight down Monaco, so its a convenient stop on your way to or from the mountains or the airport. A perfect place to stop for a couple nights before or after a red-eye flight en route to the Colorado Rockies. Spare yourself the high cost of renting near the slopes and expensive charter flights. Ski all day, drive 2.5 - 3 hours from the mountains to our place, come home to a clean bubbling hot tub, stay the day in Denver and catch an early morning flight back -- A sensible way to end the perfect ski trip!

Within a few blocks there are major grocery stores (where you can buy bus passes), fast food, dry cleaners, 7-11 and a Walgreens drug store. Yet, our block is quiet and insulated from the bustle of Colfax and the busy city. A mile west on Colfax is Congress Park with music venues, upscale bars, gift stores and restaurants. To the north is the affluent neighborhood of Park Hill and the beautiful 17th street parkway; a serene place for a refreshing run or brisk walk. Five miles West on Colfax brings you to the heart of the city and the start of the free 16th street Mall shuttle - a great starting place to explore Denver's bustling night life.

We've been in Denver for over 30 years, so if you want to find something we'll be happy to make suggestions. Denver has some wonderful hidden places to eat ethnic food like Ethiopian, Vietnamese, Italian, Mexican, Greek, Dim Sum and Thai food. We're foodies, so we've tried them all and are happy to share our secret favorites with you. We love little hole-in-the-wall restaurants with amazing food and reasonable prices. Ask us about a terrific place for Chinese foot reflexology - really a full body massage for $25 + tip!

Our house is conveniently located near the following establishments: Denver Museum of Nature & Science and The Denver Zoo, Wings Over The Rockies (aerospace museum). A short drive by car will get you to I-70 and access to rocky mountain skiing, Red Rocks natural amphitheater and white water rafting. These places are close by within 10 to 30 minutes of driving by car or the RTD: The Bluebird Theater, The Fillmore Auditorium, The Ogden Theater, 16th Street Mall, Cherry Creek, The Denver Art Museum, Clifford Still Museum, Wings Over The Rockies Air & Space Museum, The Molly Brown House, The Denver Botanic Gardens, Forney Car Museum, Denver Center for Performing Arts Complex, National Jewish Hospital, Denver Children's Hospital, University Hospital, Rose Medical Center, The Denver Coliseum, the Sports Authority Mile High Stadium, Coors Field, and the Pepsi Center.

If you are skiing, snowboarding, rafting, driving or working hard, relax in the 8 person hot tub. We keep it clean, warm and bubbly all year long and rarely use it. Enjoy a cup of tea by the fire. When you wake up, jump-start your day with a light continental breakfast of homemade scones with jam/jelly or a bowl of yogurt and granola, which we are happy to leave by your door. Off street parking is available next to our garage.

Well-behaved children with responsible parents are welcomed. There is a staircase, so the suite is not wheelchair accessible. We will try to avoid it, but extra cleaning fees may apply for more than two guest or if the space is left inordinately messy.

Extra tall guests (over 6'4") might find the ceilings a little low in this space. Inquire for details.

We live upstairs and the house was built in the 30s so the wood floors creak a bit when we walk on them. This is sometimes worse when the swamp cooler is on. Because of that we have added a white noise machine in each bedroom.

Guest access

Guests have access to two bedrooms with queen beds; one small bathroom with a shower; a livingroom area with a TV, fireplace, microwave, mini fridge, hot and cold water dispenser, and a small dining table. We share the laundry room and our back door. You can enjoy our back yard, covered porch and the hot tub. We also save one off-street parking space for our visitors and can provide a street parking pass to visitors with more than one car.

A side note: At our age we dislike booze parties or marijuana tourism in our home so if that is what you are planning, this is not the spot for you. That said, we have no opinion on what you do off of our property.

Interaction with guests

Sometimes we don't even get a chance to meet our guests. We try to find a time to introduce ourselves and we leave notes with breakfast. If you need anything we are right upstairs. Guests text and knock on the door to get our attention. We share the back door, porch and laundry room so we cross paths there and have an opportunity to greet each other. But interaction is infrequent.

We don't allow smoking pot in our home or on our property. You can smoke cigarettes on the porch outside. Please, no drinking while you are in the hot tub. Our party days are behind us and we do not wish to have that element in our home. We have no opinion on what you do once you leave our space.

The unit has a fire extinguisher and a fire / C0 detector on the wall between the two bedrooms.

The city of Denver now allows short term lodging, but beginning on Jan 1, 2017 all hosts are responsible for collecting and paying a 14.75% lodging tax (10.75% for Denver; 2.90% for Colorado; 1.00% for RTD and 0.10% for Cultural Facilities District) in addition to what the Airbnb booking and application fees are. Please plan on paying this tax in cash when you arrive. Airbnb and the city of Denver could not compromise on this issue to be able to add the tax to the website. We apologize in advance for the inconvenience. A copy of our license is posted in the first bedroom.

The room is in the perfect location. You're just a 15 minute drive from anything noteworthy. Incredibly easy access to I70 and I25. I would definitely stay here again if I came back to Denver. The only draw back was the lack of a kitchen, but honestly it forces you out to enjoy the Denver food scene.

This was my second time staying with Ling and Chris and it was just as great as the first time. My husband, Chris and I are empty nesters. I am an art director and he is in logistics. I transplanted to Denver in 1979 from Bucks County PA and he is from Buffalo NY. We have 3 wonderful grandchildren and 4 grown-up children.

We enjoy simple evenings, a card game with good friends, blues/rock music, and slow drives through the foothills on his bike. We don't drink or party at all anymore; just appreciate life, laughter, the kids, each other and of course our two spoiled little dogs, Gina & Frankie.

I am always busy canning, gardening, and cooking. I love to grow, pick and home process fresh organic food; making everything from scratch.
