Description

The Space

Gorgeous 1/1 condo on the south shore of Lady Bird Lake. 10 miles from the airport and 2 to downtown, SOCO and 6th Street. Complex offers free parking, a pool, lakeside dock and access to the new Boardwalk trail. Condo is just east of I-35 and close to South Congress Avenue (SOCO) and the downtown entertainment district and 20 minutes from the Circuit of the Americas. Our condo is located within a gated community just off of Riverside Drive in the up and coming South Shore District with free parking and a bus stop 1/3 of a mile away. Mexican food and margaritas half a block away at Baby Acapulco's, pizza and burgers at Draft Pick Sports Bar and a new food trailer court right around the corner. A 24-hour coffee joint, the Buzz Mill and Ironwood BBQ are a short walk away. The East Riverside corridor is becoming the new hot spot in Austin with legendary live music club Emo's relocating from 6th street to within walking distance of our condo. Unit features beautiful tile floors, a private courtyard facing the park with a partial view of the lake and access to the community pool and lakeside dock. Enjoy a drink while watching the famous Congress Avenue Bridge bat colony fly directly overhead every evening, mid-March through November. The queen bed sleeps two and there is a sleeper sofa in the living room. I will consider hosting 4 guests for event weekends such as SXSW and ACL but the space works best for couples. Keep in mind that the one bathroom is accessed though the bedroom only so a small inconvenience for anyone sleeping on the sofa. It has a fully equipped kitchen with refrigerator, stove, microwave, granite counter top, toaster and coffee maker. 42" LCD TV with Roku 3, DVD player, ironing board and iron, blow dryer, wireless internet and In-wall safe for your valuables. Unit is NON-SMOKING but smoking is allowed on back patio. No pets please! Third person $10.00 per night. 2-night minimum. Rate is $125 per night. Monthly rate is $1750. Holidays and Special Events such as SXSW in March, ACL in October, F1 in November excluded.

Guest Access

The condo is all yours and you have access to a community pool and lakeside dock. There is also a nice public park right outside our fence.

Getting Around

There is a bus stop 1/4 mile away with easy access to downtown. The Airport Flyer has a stop 1/2 mile away on East Riverside that will take you to or from ABIA for $1.00. Of course Uber and Lyft are also great options.

Other Things to Note

My insurance policy requires that both parties sign a rental agreement. It is a simple online process and the agreement will be emailed to you after booking. The rental rules you agree to are listed below.

RENTAL RULES


1.Smoking is NOT allowed inside unit. Smoking is allowed outside only.
2.Please respect your neighbors and keep noise to a minimum. No parties, gatherings, loud music/TV etc.
3.Pool Hours are 8 AM to 10 PM and absolutely no glass allowed at pool.
4.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
5.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

6.Keep the property and all furnishings in good order.
7.Only use appliances for their intended uses.
8.Pets are NOT allowed.
9.Parking is limited to one (1) vehicle. Vehicles are to be parked in designated parking areas only. Any guests must Park on the South Lakeshore Blvd. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

10. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

Austin is a hands-free city

A new City of Austin ordinance prohibits the use of all electronic hand-held devices while operating a vehicle or bicycle.

To avoid fines up to $500, put your phone away or consider using a hands-free system such as Bluetooth or headphones, or an affixed GPS system.

House Rules

1. No parties, gatherings or loud music. Please respect your neighbors!
2. Parking is for residents only, including you as our guest. If you have any visitors, (see above) they must park on the street and walk in.
3. No smoking in the condo. (you may smoke on the back patio)
4. No Pets allowed.
5. Check in at 3 PM (flexible)
6. Check out at noon (flexible)
7. Please put recyclables in blue bin on back patio.
8. Please help us conserve by using minimal towels and bedding.
9. The City of Austin bans use of ALL handheld devices while driving. This includes phones, GPS devices etc. Fines can be as high as $500.
