This is a lovely family home with a great location in West Kensington. It is within walking distance of three tube stations and with great bus routes going to all over London. It is a vibrant area with a great array of restaurants and shops too.

This is a very comfortable and spacious home in Central London. The street is an English Heritage listed, grade II street from 1893. So, you will have the experience of staying in a real old London area.
The flat has large spacious rooms throughout and it's interesting in every corner. This Edwardian house has preserved its stained windows up the staircase giving a beautiful light throughout. The kitchen is a great place to eat with the whole family around the round table. There is a separate and beautiful living room which will give the group more space without being one on top of the other.
There are three very large double bedrooms with king size beds and a single bedroom with a raised bed where another bed can be added. All the beds are very comfortable and dressed with professionally cleaned and ironed linen.
As head of your party you will be able to enjoy the most luxurious and amazingly comfortable bed in the master bedroom. A bed fit for a King and a Queen!
All beds are comfortable and dressed in nice freshly ironed linen. The inflatable beds (when required) are top of the range and blow to full size beds and not just the mattress so they are really comfortable and can easily be adjusted to firmness preference.
There are two whole bathrooms with showers, a separate toilet, a huge fully equiped kitchen, TV, a fast and reliable wireless internet connection, a lovely living room, utility room and terrace.
Washer and dryer are available. There is also a dishwasher in the kitchen. Two hair dryers for you to use and towels and linen provided.
There is also a cot available for babies under 1 years old.
I usually set a double bed in the living room when required.
The terrace is a nice place to relax and have a drink or coffee during the summer. There you can enjoy the architecture of this lovely listed and quiet street.
The flat has excellent transport services: West Kensington station is only 3 minutes walk, Barons Court Station and Olympia station are 5 and 7 mins walk respectively. The overground from Olympia will take you to North and East London within an hour. You can go to the next station, Shepherd's Bush, in order to take the Central Line and go to Westfield Shopping Mall which is next to the station.
This is a great location if you happen to come to Olympia Exhibition Hall for work.
From West Kensington station you can take the District Line. Then, from Barons Court Station you can take the Piccadilly and District Line too. I normally go to West Kensington and then take the train in either direction to Barons Court or Earls Court to take the Picadilly line.
From Olympia you can take many buses going to different parts of London. Buses (phone number hidden), C1 and 49. Hop on the 9 bus and you'll get to Trafalgar Square within 20-30 minutes, depending on the traffic. Buses are a great way to get to know the city. 27 and 28 buses take you to Notting Hill where the Portobello Market is. 27 goes all the way to Camden Market. Number 10 takes you Marble Arch to Oxford Street and King Cross Station.
49 and C1 go to Chelsea and Battersea and then to Shepherd's Bush in the other direction.
We are near the High St Kensington, Holland Park, and The Royal Albert Hall. All the museums in South Kensington are just a few minutes on the tube or bus, walking or cycling are great alternatives. Holland Park is around the corner with open air opera during the summer, a great place to jog and take the children for a play in the sandpit or playground.
During the summer, from mid June to September, The Proms are on at the Royal Albert Hall. They are so much fun and a very London Experience to have. For £5 you can go into this gorgeous hall and listen to a World Class musicians and performers every single day, sometimes twice a day. It's just an 8 minutes bus ride from Olympia and a nice vibrant and colourful 20 minutes walk through High Street Kensington. Once you finish Proming at 10.00 pm walk for a few minutes and have a delicious cheap and cheerful chinese meal at Stick and Bowl in High St Ken, before heading home.
You can walk through one of the most beautiful residential areas in London and get to Notting Hill and Portobello Market.
Piccadilly and Soho, Trafalgar Square with all the Galleries are just a 25-30 mins bus ride too. The flat is just in an excellent location.
The area is safe and quiet during the night. Although within a couple of minutes you will be able to find a great choice of shops and restaurants.
I will leave a manual with all the information you need to make your stay as comfortable as possible. I will also leave enough food for the first breakfast so you don't have to run to the shops for juice, milk, eggs, bread, or cereals.
There is a strict no smoking policy in the house.
There is also a no shoe policy in order to keep the carpets as clean as possible. So please bring slippers or non-slip socks.
The deposit is withheld in case of any breakage and will be returned within three days of leaving.
I endeavor for my guests to be happy and comfortable. I will help you as much as I can to make your London stay really memorable.
You will have the whole flat for yourselves. 4 bedrooms, 2 full bathrooms, a separated toilet, a fully equipped and extra large kitchen, a separate living room with access to a lovely terrace and a utility room with a washing machine and a dryer.
Please don't make use of personal items such as cosmetics, clothing and food stuff. If you do use up something in the kitchen, I would appreciate you replace it.
Interaction with Guests
Most of the time I will be on your arrival and I will be contactable through email and my mobile in case you need my help or advise. I will take you around the area and brief you about the house as you come in. Then, if time permits, I will come and say good bye.
The neighbourhood is safe and the house is tucked in a quiet street, yet also central and a good selection of shops, tube stations and restaurants and local ammenities within a walking distance and a short bus or train ride if you prefer.
Three tube and train stations within 3, 5 and 7 minutes walk, giving you a great selection of transport to get you around London and out of London. 30 minutes from Heathrow Airport and 1.15 hour from Gatwick and 10 minutes from Victoria Station. Lots of bus routes taking you through the wonderful and smart Kensington area to the very centre of town within 20 minutes. The rides themselves will be a joy to look at.

If you require an early check in or late check out a charge of an extra day may be applied as I won't be able to take any other bookings for that reason.
No one night stays, Please. The house is not suitable for loud parties.

A strict non smoking policy in the house!
Please take your shoes off at the entrance of the house. Bring slippers or non-slip socks if wanted.
Please make sure children behave well and be safe as there are windows in the top floors.
Please make sure they have clean hands and keep the place clean by not eating or chewing gum in the living room and bedrooms. If they are likely to wet the bed, please place a water repellant mat or let me know so I can place a special cover too.
Let them know that we have neighbours underneath and that they should not run or jump around the flat.
No loud parties as this is a quiet neighborhood. Strictly, no smoking in the house. Be mindful as you come in and make sure the doors are shut properly.
If you read one of our books or watch one dvd, please make sure you to return it to its place.
Turn the lights off as you leave rooms and switch off electric appliances when no in use.
Be thoughtful about water wastage too.
No overnight visitors.
I will need an ID from you upon arrival. This can be a passport or a UK driver's license.
I would appreciate if you refrain from using any of my cosmetics and item of personal use. I would also appreciate if you replace anything that you used up in the kitchen, such as sauces, oil, coffee, tins, rice or any other food stuff or condiments I had not bought for your use.
Maria was in the house when we arrived. She showed us everything and gave some good recommentations for nearby restaurants. The kitchen and living room are large and comfortable, there are two large bedrooms and two smaller ones. We were two couples with three children in total, so the girl could have her own room, the two boys shared one. Very tidy, tasteful interior, a beautiful place to stay for a week. The house is situated in a calm area, little traffic, very quiet. Next tube station about ten minutes away. Just two critical remarks: The entrance to the appartment is rather narrow, you immediatley have to climb stairs when you enter, and the small stairway becomes crowded when seven people come into the house or leave together. So we put on our shoes and jackets one after the other and stepped out the house and had to wait outside until we all were ready to go. And the two bathrooms are neat but also very small, only for one person at a time. But this is how it is in many English houses, and we easily could arrange with that. Altogether a beautiful place to stay which we can highly recommend.

Please let me specify to other possible guests that the nearest tube station, West Kensington Station is 3-4 minutes walk from the front door and not 10 minutes as you say in your review as it is literally 350 meters from the front door. I imagine you can even take 30 minutes if you are a slow walker though. I feel it is important that if anyone else reads your review won't get deterred that they have to walk for such a long time.
There are two other tube stations within walking distance, those are Olympia at 500 metres and Barons Court under 700 metres. There are plenty of buses nearby which are fun to ride as it goes through one of the nicest neighbourhoods of London, that is Kensington, to get you to the very centre of town or other areas of interest within 30 minutes or less.
On the other hand the house is spacious, more than any London and/or big city houses. It is not a mansion as you would have to pay much more for that, but all is in good proportions. So even a big group won't feel cramped up.
Then there is a shower room with a double sink where two people can brush their teeth at the same time. I imagine if you are all happy even a third person can shower at the same time. :) The second bathroom is smaller but is a complete bathroom, then again if you are close enough, one can use the toilet or brush teeth while the other showers... There is separate toilet which is big enough for only one person, I don't think it should be any bigger. Then there is a sink in one of the "small rooms", the one that is 16 square metres without counting the wardrobe and sink space... There is a king size bed in that bedroom too.
Even the study room is spacious enough to have an extra single bed on the floor area and still have space to dress, place your clothes in the wardrobe provided and sit on a chair.
However and whenever you are travelling with a big group, you have to organise yourselves in a way that you can minimise the time of getting ready so nobody has to wait for too long for the others to be on time. The entrance is big enough for one person at the time, I'm afraid, but I can't possibly change that. If I could, I would.
Finally, I want to thank you for smoking in the terrace area. I do appreciate it. the house did not smell as bad as other times when smokers who have left the place smelling like an ashtray although they know that smoking is not allowed in the house. But yet again, smokers don't realise how much their habit smells either... :)

Très agréable séjour dans la maison pleine de charme de Maria. Celle-ci nous a accueillis très chaleureusement. C'est une adresse que je recommande aux familles nombreuses car les pièces sont grandes. Nous avons particulièrement aimé son salon et sa grande cuisine très conviviale.
Nous avons découvert avec surprise le gel de bain spear mint et pepermint. Rien de tel pour démarrer la journée de manière tonique.

A group of 6 friends and i stayed at maria's for a few days. Maria was really attentive with us and provided useful information for our visit to London. The flat was really comfortable and easily acceciseble through the the tube and bus. We love it and are looking forward to go back!
Maria was a wonderful hostess. She went out of her way to make sure all was well. The house was as described. Since it is a fully functioning apartment with a kitchen it was easier to have breakfast there before starting the day. There were 7 of us and the first day we attempted the subway and while close it was not as quite as convenient as we would have hoped for (we are all in our 60s) It was actually easier and almost the same price to use Olympia car service which Maria recommended to take us to downtown London.
The house is very nice, welcoming and clean. Location was working perfectly - it is very well connected to tubs. Maria is very friendly and really made my friends stay in London very smooth and easy. Thank you!
