The Space

Please Read The Entire Description:

Upper Rawley Cabin is a 4 bedroom, 2 bath house/cabin that sits on 5 total acres, located in the mountains just west of Harrisonburg, Virginia. The cabin's land directly borders the George Washington National Forest.

The home features a screen porch, with a table that seats 4. It also has a queen sized futon the pulls out into a bed, and a stone patio porch (built with all local river rocks) and a charcoal grill (charcoal not provided). It also has a loft with two futon mattresses for extra sleeping. The house has all updated stainless appliances.

There are 4 bedrooms. One king size, with a door to the full bathroom upstairs and then there is a second bedroom upstairs with a queen size bed. Downstairs there are two bedrooms, one with a queen size bed and another with a full size bed. This house has 4 beds in bedrooms and then the two mattresses in the loft and the final bed, which is a pull out futon is on the screen porch. The maximum occupancy is 14 guests, but there are only 4 bedrooms. There are 7 total beds, one of which is a queen size futon on the screen porch and two full size mattresses in the loft (which has very low ceilings). In order to sleep the maximum number of guests some of those would really need to be children.

We provide all of the linens and towels. The house has a full kitchen with all the essentials: refrigerator, microwave, stove, and coffee maker and utensil and cookware. If something is missing (cookware, etc) from the kitchen please let us know so we can get you a replacement as soon as possible.

The cabin sits on a private dead end road, which we own, but we do have several other rentals on this road. The house also sits next to another house which we do own and is also a rental cabin.

Indoor and/or outdoor wood is available for purchase for a fee upon arrival.

During certain times of the year and depending on the water table, the well water may appear to have an orange tint. This is not harmful in any way, but rather is simply naturally occurring iron in the well water.

The cabin has access to fishing and trails for hiking or mountain biking. Some of the trails are within walking distance of the cabin. It is about 9 miles from Harrisonburg and Bridgewater, so you're only minutes away from shopping and dinning as well.

Beloved pets are welcome but we do require a Pet Fee of at least $59 (plus tax) for first pet. Additional fees apply for extra pets. In winter roads can be rough and have ice and snow, but we will make sure that you can get to the cabin. It is only 200 yards off the state maintained paved road. In other seasons the roads can be rough / muddy due to heavy rains or melting snows. The house is on a well and there may be times when the water may have an orange tint due to iron in the water at times. It is not harmful in any way and is actually very healthy. But we want our guests to know this is a possibility although not always the case. The screens on the screen porch do need to be replaced and we are planning on adding real windows to the screen porch to make it usable more of the year which is why we have not replaced them yet.

Please make sure to follow our directions to the cabin and NOT your GPS. You will get an email with specific directions on how to get to the cabin.

Pets are welcome at all of our properties. If you or someone in your group is allergic to pets or anything else (detergent, air fresheners, etc), please let us know in advance so we can discuss this prior to your booking and then also prior to your arrival.

This is a real cabin that has been updated which is located in the mountains. The cabin is in the mountains and borders the George Washington National Forest. The national forest contains all sorts of wildlife and deer can even be seen at times walking through the yard. Because this is a real cabin, there are things you should expect to find on occasion in an older real cabin such as spider webs (we clean them for every guest but they do reappear quickly), ladybugs, tiny critters and the occasional stink bug during certain times of the year.

Rates will vary during peak and holiday seasons. Guests are required to sign a rental agreement upon arrival. For this reason, the person who makes the reservation has to be the there at the time of check-in, unless the contract is signed and arrangements are made for someone else to check-in in advance.

We have different rates for each of our properties and our rates change multiple times a month and there are different rates for each week of the month as well. We do not take reservations more than 90 days out on Airbnb without prior approval... so using the instant book option on Airbnb for reservation dates more than 90 days away may result in a cancellation since Airbnb's software has been continually been deleting our rates and changing them to the standard nightly rate (which is always lower than what our actual rates are). If your dates are more than 90 days away please contact us to make sure the rates are correct.
Heaters must be left on in winter months to avoid frozen pipes. Failure to leave heaters on will result in guest paying for damages.

Guest Access

The cabin offers direct access to the George Washington National Forest. All linens, blankets, towels, full kitchen and kitchen items (minus food) are provided. The cabin also has full cable tv, flat screen tv's, and free high speed wifi. There is also a land line phone with free local and long distance calling (to the U.S. only).

Interaction with Guests

We believe service is what sets us apart in the vacation rental industry. Katie & I personally own every cabin that we manage. We check-in all of our guests personally. Please ask about late check ins before booking. Late arrivals for a fee. When you arrive, the lights will be on and you will be welcomed and shown around the cabin, unlike most other rentals where you access a lock box and walk into a dark cold house. If you need us or have a problem, please do not ever hesitate to let us know. This is all we do 24/7 and we want all of our guests to have an amazing stay. Please ask about contract if you are unable to view it.
