The Space

Please Read The Entire Description:

Upper Rawley Cabin is a 4 bedroom, 2 bath house/cabin that sits on 5 total acres, located in the mountains just west of Harrisonburg, Virginia. The cabin's land directly borders the George Washington National Forest.

The home features a screen porch, with a table that seats 4. It also has a queen sized futon the pulls out into a bed, and a stone patio porch (built with all local river rocks) and a charcoal grill (charcoal not provided). It also has a loft with two futon mattresses for extra sleeping. The house has all updated stainless appliances.

There are 4 bedrooms. One king size, with a door to the full bathroom upstairs and then there is a second bedroom upstairs with a queen size bed. Downstairs there are two bedrooms, one with a queen size bed and another with a full size bed. This house has 4 beds in bedrooms and then the two mattresses in the loft and the final bed, which is a pull out futon is on the screen porch. The maximum occupancy is 14 guests, but there are only 4 bedrooms. There are 7 total beds, one of which is a queen size futon on the screen porch and two full size mattresses in the loft (which has very low ceilings). In order to sleep the maximum number of guests some of those would really need to be children.

We provide all of the linens and towels. The house has a full kitchen with all the essentials: refrigerator, microwave, stove, and coffee maker and utensil and cookware. If something is missing (cookware, etc) from the kitchen please let us know so we can get you a replacement as soon as possible.

The cabin sits on a private dead end road, which we own, but we do have several other rentals on this road. The house also sits next to another house which we do own and is also a rental cabin.

Indoor and/or outdoor wood is available for purchase for a fee upon arrival.

During certain times of the year and depending on the water table, the well water may appear to have an orange tint. This is not harmful in any way, but rather is simply naturally occurring iron in the well water.

The cabin has access to fishing and trails for hiking or mountain biking. Some of the trails are within walking distance of the cabin. It is about 9 miles from Harrisonburg and Bridgewater, so you're only minutes away from shopping and dinning as well.

Beloved pets are welcome but we do require a Pet Fee of at least $59 (plus tax) for first pet. Additional fees apply for extra pets. Weekends (Friday & Saturday nights or Saturday & Sunday nights) require a 2 night stay unless there is only one night available for the weekend you would like to book. All Holiday and JMU special event weekends require a 3 night reservations.

In winter roads can be rough and have ice and snow, but we will make sure that you can get to the cabin. It is only 200 yards off the state maintained paved road. In other seasons the roads can be rough / muddy due to heavy rains or melting snows. The house is on a well and there may be times when the water may have an orange tint due to iron in the water at times. It is not harmful in any way and is actually very healthy. But we want our guests to know this is a possibility although not always the case. The screens on the screen porch do need to be replaced and we are planning on adding real windows to the screen porch to make it usable more of the year which is why we have not replaced them yet.

Please make sure to follow our directions to the cabin and NOT your GPS. You will get an email with specific directions on how to get to the cabin.

Pets are welcome at all of our properties. If you or someone in your group is allergic to pets or anything else (detergent, air fresheners, etc), please let us know in advance so we can discuss this prior to your booking and then also prior to your arrival.

This is a real cabin that has been updated which is located in the mountains. The cabin is in the mountains and borders the George Washington National Forest. The national forest contains all sorts of wildlife and deer can even be seen at times walking through the yard. Because this is a real cabin in the forest, there are things you should expect to find in a real cabin such as spider webs (we clean them for every guest but they do reappear quickly), ladybugs, critters, flies, insects or stink bugs during certain times of the year.

Rates will vary during peak and holiday seasons. Guests are required to sign a rental agreement upon arrival. For this reason, the person who makes the reservation has to be the there at the time of check-in, unless the contract is signed and arrangements are made for someone else to check-in in advance.

We have different rates for each of our properties and our rates change multiple times a month and there are different rates for each week of the month as well. We do not take reservations more than 90 days out on Airbnb without prior approval... so using the instant book option on Airbnb for reservation dates more than 90 days away may result in a cancellation since Airbnb's software has been continually been deleting our rates and changing them to the standard nightly rate (which is always lower than what our actual rates are). If your dates are more than 90 days away please contact us to make sure the rates are correct.
Heaters must be left on in winter months to avoid frozen pipes. Failure to leave heaters on will result in guest paying for damages.

Guest Access

The cabin offers direct access to the George Washington National Forest. All linens, blankets, towels, full kitchen and kitchen items (minus food) are provided. The cabin also has full cable tv, flat screen tv's, and free high speed wifi. There is also a land line phone with free local and long distance calling (to the U.S. only).

Interaction with Guests

We believe service is what sets us apart in the vacation rental industry. Katie & I personally own every cabin that we manage. We check-in all of our guests personally. Please ask about late check ins before booking. Late arrivals for a fee after 10 pm. When you arrive, the lights will be on and you will be welcomed and shown around the cabin, unlike most other rentals where you access a lock box and walk into a dark cold house. If you need us or have a problem, please do not ever hesitate to let us know. This is all we do 24/7 and we want all of our guests to have an amazing stay. Please ask about contract if you are unable to view it.

We'd ask that you really read this profile... we believe it will help our guests better understand what to expect and set proper expectations as well. We challenge you to find more honest listings on this site (or any site). We list the faults of our properties and have extremely detailed listings (if only guests would take 2-3 minutes to read them). When you rent one of our properties, you get the whole house (not a shared or private room).

We are not a big company. In fact, we're not a company. We are just a husband and wife who are trying our best to create great places for people to vacation or staying while traveling through the area. We put every last cent right back into our properties and live much more modestly than anyone else we know. Please don't book one of our properties if you intend to cancel or if you cannot stay for some reason. We count on the money from the bookings to pay our bills... and we just cannot afford to offer refunds. This is our livelihood and not extra spending money like it is for most Airbnb hosts.

We have four daughters. One who is 6 another who is 3, one who turns 2 in June and our newest arrival, our 4th daughter was born in October 2015. :) We came to Virginia from Texas for me (Steven) to finish my college degree and Katie was a middle school teacher until 2013. We fell into the vacation rental business accidentally when we bought the cabin next to our house to keep it from falling into disarray and had to figure out how to make the mortgage payment on it. We started by renting out that first cabin in June of 2011, we now both do this full time while raising our girls. This is far harder than anything either of us has ever done and we are now at 58+ months without a single day off. Neither of us had ever heard the term, "the innkeeper never sleeps" and now we live it everyday. This is all we do every single day of the year. If you need something (even on Christmas or any other holiday) we're always available to help, but keep in mind that there are only two of us right now. And please be kind... we never get a day off and the demands of what we do is nearly overwhelming. When you rent one of our properties, know that your money is going to toward future renovations and improvements. Also, if you plan on cancelling at some point before your stay, please think twice before booking one of our properties. We count on the rental income to pay or mortgages and all of the other bills associated with the properties, which are extensive. Our goal this year is to hire a full time business manager to help us out. :)

Again, with that in mind, please know though that we're not a big company and we have no outside investors... we are just a husband and wife (with 4 young kids) trying our best to create great vacation memories for our guests or a safe, clean place to spend the night when traveling through the area. Meaning, things are not going to be perfect (although we sincerely hope to get everything perfect in the future). We personally own every property that we rent out. Again our cabins, cottages and houses are not perfect, but they do have character, history & warmth. And we've listed them with lots of details and descriptions about what to expect. And your staying with us helps us further the restore all of our properties to their original condition (with appropriate modern updates). We believe that we are far more honest than any of the competition when it comes to our properties listings. You will find full descriptions of each property that list the good and the bad (again, our properties are not perfect, but that is only because we do not yet have the finances to make them perfect... they will all get there though as funds permit). Our properties are always improving though since we put every last dime back into the business to keep improving things. We say all of this, because quite a few of our past guests seem to have the impression that we're loaded... we only wish!

If you are looking to stay someplace that is unique then you'll love it here. If you are looking for perfection or prone to finding things to complain about, then this may not be a good fit for you. Our cabins, cottages and houses are real cabins, cottages and older houses. In many cases our properties are historic and require a lot of thought about how to make improvements, while maintaining the historical characteristics. There are lots of improvements we would like to make if money wasn't an issue, but the character of our places is difficult to find elsewhere. Katie says I'll never be satisfied and keep wanting to make improvements to our rentals (and she is most likely correct). :) As I said above, none of our cabins are perfect, but we believe our service is second to none (but please keep in mind that there are only two of us). All we really ask is of our guests is that you be kind and understand that we are only two people and we promise we're doing our best.

We believe in treating others as you want to be treated. And if you cannot say anything nice, it is better to say nothing at all. Extend grace generously.

Also, we cannot fix problems that we do not know exist, so please let us know if there is something we can do to make your stay more enjoyable. And please do this before you check out. Leaving comments in a review about something we could have fixed while you were staying is extremely frustrating and disappointing. Again, if there is something we can do something to make your stay more enjoyable.... please let us know. :)
