Beautiful 4 bedroom, 2 bath guest house is centrally located on 15 landscaped acres. Perfect central vt location near several major ski areas, and major Vt. cities, (Burlington, Montpelier) we are an ideal 4 season vacation destination.
4 bedroom, 2 bath guest house conveniently located on 15 private acres just15 minutes from the Sugarbush and Mad River Glenn ski areas and 30 minutes from Stowe..
The guest house has two levels. Each level has 2 bedrooms and a full bathroom. As a result two families each with 4-5 members can live privately and comfortably. You can enter the guest house either through a private rear entry (adjacent to parking) or via the front patio area. With front entry is via a large living room area which is adjacent to a large bedroom with queen bed.With rear entry you pass through a wide hallway (serves as a mud room area). On your left is a door which leads to the just mentioned bedroom with living room area. To your right is the second bedroom. This bedroom is ideal for children as there is a bunk bed with a full mattress below (two young children can fit) and twin above. Continue down the hallway and you pass a full bathroom before arriving at the stairway for the second floor.
Up a wide set of stairs you will come to a large room with a full kitchen, dining area (table seats 8), entertainment area and bathroom. (There is HD flat screen TV both up and downstairs with dish network tv provided) A portable stereo (with a large assorted of music cds) and a large assorted of board games are provided.
Two sets of french doors are on either end of the upper level. Behind one you will find a long narrow bedroom (approx 8x25) with two new full size beds located on opposite ends of the bedroom.(Ideal room for teens and older children) Behind the second set of french doors is a large master bedroom suite with queen bed, couch,.loveseat, etc) A wonderful area to just sit down relax, enjoy conversation or read a book (Many books are provided for your reading pleasure) A sliding door leads to a small deck with barbecue (charcoal type- charcoal is provided) and seating.Fantastic southeast mountain views from the second floor.
The guest house has everything you will need for a no fuss vacation. Linens, towels, paper goods, dishes, etc etc. If you should need anything the owners (a retired couple) are available and can provide assistance.The property is meticulously maintained (see photos). The soothing sound of a running brook that runs year round is sure to ease your mind and leave you with a peaceful and tranquil feeling. Perfect location for attending Mad River Valley wedding events, college graduations, skiing vacations and summer outdoor enthusiasts. A true 4 season vacation area. For those who are visiting Vt college students, we are 45 minutes from UVM, Champlain College, Saint Michaels and only 30-35 minutes from Norwich University,
We are located just 3 miles north of the town of Waitsfield (1/2 mile off Route 100) where you can find restaurants, supermarkets and businesses that cater to your needs Located in north central Vt., Waitsfield is in the center of the Mad River Valley. We are 40 minutes to Burlington, 20 minutes to Montpelier (the capital) and 30 minutes to Stowe. Only 15 minutes to Sugarbush and Mad River Glen ski areas.
There is a strict no smoking no pet policy. No exceptions will be made. Minimum rental period is generally 3 nights. (300 per night winter - 240 other seasons) excludes holiday weeks (when cost is 400per night) We on occasion will allow a 2 night rental. Longer (monthly and seasonal) rental periods are possible at reduced pricing. One time cleanup fee of $150 cleanup fee which will be displayed when you are ready to book) Pricing for period 4/1 -9/30 and 11/1 - 12/15is 240 per night. Book a full week and get the seventh night at no charge. Rates are for 8 people. .There is an additional fee of 50 per night, per person when your booking exceeds 8 people.

OPTIONAL 2 BEDROOM APARTMENT
Separate apartment (approx 900 sq ft) on lower (walkout) level of Main House that owners reside in. See photos. Can be rented as stand alone or together with 4 beroom guest house. Total of 6 bedrooms if rented together. Ask for special pricing if you wish to rent only the two bedroom apartment or both the Guest House and the apartment combined.
We currently welcome ITRAVEX booking year round.
Entire property on 15 acres.
Please note, it may be possible to arrange arrival before 4pm (particularly if no one is occupying the guest house the day before your scheduled arrival) or checkout after 10AM (if no arrivals expected until the day after your scheduled departure).
Interaction with Guests
I generally check with them each morning or late afternoon to see if there is anything they might need. Since I live on second home located on property, I am generally available to accommodate any requests they may have. Extensive communication before your actual arrival.
It is a quiet neighborhood and we are centrally located We are located approx 1/2 mile off of Route 100 which is a primary travel rd. It is a 5 minute ride to a shopping center with 2 supermarkets and various other merchants.
Sugarbush and Mad River Glen skiing is 15 minutes from home. Stowe is 35 minutes. Burlington 40 minurtes.Northfield (home of Norwich University) is 35 minutes.
You need a car if you will rent our property. While access is relatively easy, a vehicle with front wheel drive (4 wheel drive not needed) would be helpful in the winter months
Other Things to Note
Cell phone service is at times spotty from the guest house. You will be able to use our phones (at no additional cost) for both local and long distance (please keep long distance to a minimum)
No smoking and NO PET policy. Ideal space for family of 8 or two families of 4. We prefer 6 people or less. We will not rent to anyone under the age of 26. (Exceptions made be granted for group of people (ie (4 couples) with most occupants over age 26) Children friendly. While there is a $150 cleanup fee, this is to cover cleaning sheets towels and minor cleaning. We do expect the property to be left in relatively clean and good condition.
We do not require a damage deposit. However, we ask guests to take care of the guest house and to let owners know if a minor damage occurred during their stay, or if they become of aware of any damage or problem at the guest house upon their arrival.
Harvey is a consummate host. When we arrived he took us of a tour of the home, which matched the description perfectly, all while telling us of the activities to do during or stay. He had even stocked the fridge with juice and during our stay, also provided beer after I told him we were big fans (I don't expect him to do this for all his guests, however!). The home itself was perfect for our two families with all the amenities of comfort living we could ask for: cable TV and fast wifi, fresh towels and linens, a fully stocked kitchen with utensils, shampoos, conditioners and soaps and even a hot-tub for two. We had a great time and Harvey really helped make our vacation during 4th of July memorable and feeling really good about our choice to rent his home. Thanks Harvey!
Harvey was a great Airbnb host. Everything we needed was in place when we arrived. The guesthouse was as described on the website. Harvey suggested we visit the local farmers market in Waitsfield. It was the highlight of the trip! Thanks Harvey for letting us stay.
Harvey was very accommodating, engaging, and made our stay delightful. He greeted us upon our arrival even after our schedule changed, having rearranged his schedule a bit, and was very thorough in familiarizing us with the house. My family of 7 adults enjoyed the space, cleanliness and welcoming feel of the house and all of its amenities. The online descriptions were accurate, and the house was even better than shown in the pictures. The kitchen was well-appointed, complete with plenty of items and ingredients that we didn't have to purchase on our own. Harvey even had a few staple items (juice, milk, etc.) on hand for us when we arrived. We had ample linens, towels and various toiletries at our disposal. Although we didn't use the hot tub, it looked inviting, and the upper deck off the master bedroom provided a beautiful view. The beds were comfortable, the dining area seated all of us easily at the large table, and it was perfect for family board and card games. We asked for the twin beds (one was the daybed) in the smaller room downstairs to allow separate beds for everyone; they were comfortable but just regular size in length as opposed to slightly longer which would have been better suited for the tallest member of our family. The breezes from the deck that came in both that bedroom and the upstairs cross windows gave the rooms an airy and refreshing feel. The area was very peaceful, calm, quiet and relaxing - a perfect getaway and we all rested very well while there. Harvey offered plenty of suggestions for dining, shopping and other local fare, and gave excellent directions. The patio afforded us the perfect spot for grilling, and the grounds and property were neat and well-kept. Harvey was a gracious host, this was a wonderful place to stay for our first trip to VT, and we would definitely suggest this property to others. We will keep it in mind for our return visit to the area.
Harvey was a very gracious host. We went out and came back to a bottle of wine left for our anniversary. Everything was well stocked, and Harvey called to see if he could pick anything up while he was in town.
We loved the house and the 2 person hot tub was perfect. I would definitely go back.
We stayed with a group of 8. We all had our own rooms, and the house was very clean upon our arrival.
Harvey is a fantastic host. He is extremely communicative over email, provides wonderful suggestions of local points of interest (especially restaurants), and, overall, wants to make sure you and your group are having a fantastic stay. He would call once a day to just check on how we were doing and if he could run any errands for us while we were at the mountain. Extremely thoughtful, but not intrusive in any way. I really appreciated his extra level of hosting.
The house had really everything. The kitchen is completely stocked with different gadgets and cooking needs. There is really no need to bring anything from home. Additionally, there are two useable refrigerators, which was perfect for storing food and beverages. Also, Harvey just installed a fantastic new stove/range. As for the beds, they are completely. Finally, the hot tub is perfect for two people and is a life saver after a hard day of skiing.
I can't wait to get back up to Waitsfield and Sugarbush. As soon as I do, rest assure that we will be booking with Harvey.
I have stayed in many Air BnB locations, but Harvey is tops for his high level of attention to detail, responsiveness, and friendliness. His guesthouse was perfect for me and my siblings to gather for a ski weekend in a warm and cozy environment. It is so well located - 15 minutes to Sugarbush, 3 minutes to Waitsfield - and the house is equipped with everything we needed. Harvey even offered to get us groceries and gave us great tips on local area restaurants. We loved the big dining room table, all the mattresses seemed new and were very comfortable, ample heat, gorgeous views and the hot tub was a welcome treat after a hard day of skiing. We'll be back!!
Thanks again for the great review. We are going to follow up on your reccomendations (they are greatly appreciated) We will find some nice full drapes to block the draft. We will also put some additional directions regarding the hot tub (Do you know i have never once been in this tub - and this is our third season) I was wondering if you went (and enjoyed) Peasant. They do have very good food.
Next time you are in the area try Sarduccis in Montpelier.
Staying at Harvey's home was a pleasure. We stayed as two families and there was plenty of space for parents and children. The property is located very conveniently (15-20 minutes) to Sugarbush, and this served as a perfect location for skiing over the long weekend.
Harvey as the host was incredibly responsive ahead of time and during the entire stay. He asked us in advance if we wanted the refrigerator stocked with anything or if we needed any groceries. On arrival, he gave us a guided tour of the home and offered places to visit in the area. We had a snowstorm and he actually had cleaned the snow off of our cars by morning! The driveway was plowed before 8am, allowing us to leave safely and make it to Sugarbush.
Overall, this is a very nice home that we would be delighted to return in the future!

Retired couple (empty nesters) who moved to Vt (from NYC) 12 years ago. We love the natural beauty, peace and tranquility of Vt. We enjoy traveling, music, good restaurants and quiet evenings with friends. We now have the opportunity to share our "guest house" with others who we hope will become friends.
