The Space

Sforza 36, ​​a wonderful apartment IN THE HISTORICAL CENTRE OF ROME, located at the third floor of a 17th century building and provided with lift, is fully renovated and offers to all our guests an entrance hall, lounge with sofa bed, dining room, double room with canopy bed and piano, kitchen with snack and breakfast corner, large bathroom with shower.
Moreover free Wi Fi connection h24 and Plasma TV are available.

All our Mansion’s windows have view on Rome's roofs and Santa Maria Maggiore Basilica.
Flexible and quick check-in varies depending on your previous guests departure time-schedule. If your apartment is freed the evening before your arrival, you could check in from 8.00 am otherwise certainly within the 12.00 a.m.
If you arrive early, you could leave your luggage and have a good italian coffee in my B & B located a few meters away from our apartment.
Check out is flexible too, It will be' a pleasure for us to let you stay in the apartment until your departure time, but only if We don’t have to accommodate other guests on the same day! However, you can leave your luggage and use a bathroom and a living room in my b & b, until your departure.
My staff will be always there for you, night and day, for every need and urgency you might have. The proximity to my B & B will always allow you to have a person at your disposal in order to make your stay not only beautiful but even safer and quiet.
We kindly remind all our guests that the city of Rome established the city tax of € 2.00 per person, per night and that price must be paid upon arrival in cash.

  • The flat was great, and the situation was exceptional. It was walking distance from the Colisee and the Forum. It is very clean and so large. The pictures are very representatives of the flat. We had a great time.

    After all the good reviews here, we have been exceedingly disappointed with our stay at Via Sforza. And THIS was our first AirBnB experience so it left me worried about other bookings I had made.
    My first reaction on starting to settle into apartment was to cut our losses and go find a hotel. But throwing away 6 nights of accommodation would have eaten into our budget too much so I had to just suck it up. our 6 nights there were PURE ENDURANCE!!!!
    Orizio was helpful in emails prior to arrival. Apartment is certainly quite roomy and prob looks pretty much as in the photos.
    Mria who let us in was sweet but had little English (unusual in Rome) so only some of her instructions were helpful because we couldn't understand her.
    Let me list the probs we had.
    Oven didn't work
    Fan over stove top didn't work. If there was a light in it it didn't work either.
    Kitchen Sink plug didn't hold water in so washing dishes v difficult.
    Facing/front on 2nd drawer came off in our hands. Needed glueing.
    Fan over shower didn't work
    In cutlery drawer were 3 forks and about 6 each spoons and knives. Only cutting knife available was a blunt sml steak knife. No larger knife at all
    No wooden spoon, spatula, or any cooking implements other than heavily scratched nonstick frypan and some aluminium saucepans.
    No main course sized plates.
    Microwave dirty inside. We only used it to boil water in a cup (no kettle) so heaven only knows what the white blotches all over the door and inside were!
    When we boiled water in an aluminium saucepan something leached out of the pan and made the water cloudy.
    Cooler is in bedroom and even at full throttle barely has any effect.
    NO book of equipment instructions or even helpful suggestions for local good restaurants etc so no support.
    And the building and the apartment had a slightly mouldy smell.
    Maria had said, any probs ring Orizio but when there were so many probs it seemed more like poor quality than worth the effort of trying to address all these problems. And I certainly didn't feel comfortable ringing and asking for restaurant assistance when this litany of issues was giving us the impression that the whole approach to quality service was lacking.
    Then there were minor things like no extra cushions on the only 'comfy' seating ie a very uncomfortable divan bed. No coffee table in the vast expanse to put your coffee cup on. No easy chair. So while big the space is sparsely furnished with an eye to the flashy (or photo friendly) rather than comfort and hospitality.
    The bed is only a double bed size so quite cosy in hot weather especially seeing air con has so little effect. The small TV is in the bedroom rather than the lounge. Seemed odd to us.

  • Orizio's apartment was a pleasure to stay in! It was in a perfect location!! A short walk away from the Colosseum and the Forum and many great shops and restaurants. The apartment was clean, spacious and well equipped. Maria was very sweet and helpful and when our friend came to stay for a few days she cleaned the apartment for us mid visit! Thank you for a wonderful stay!! If we ever come back to Rome we will definitely stay here.

  • The apartment is very large, clean, modern and bright. Also, it is very well located near the Colosseum, the Metro station etc. There is a big supermarket nearby which is convenient. Maria, the keyholder, has been extremely helpful in giving all kind of tips, helped arranging taxi to the airport, and even helped us with our luggages up and down the steps. We had to store our luggage in Orizio's other B&B a street away because our flight was in the evening. He was kind enough to let us take a shower there before we left.
    The apartment (email hidden) in the bedroom, a lift. Unfortunately the wifi didn't work, but since we were only there for a night we didn't have time to get it fixed.
    We will definitely recommend this place to all our friends and families.

  • This place is LARGE. it has been well renovated and was very clean. It was very conveniently located next to a metro stop and close to the Colosseum. Via Urbana, a street close by, has good restaurants. The AC was located in the bedroom and really was the only place we spent time. Cooking was not really possible as the kitchen was not fully stocked. The wifi worked the first two days, we tried to get the issue resolved by visiting their B&B located down the road but it never turned back on. I would recommend this place for it's location and cleanliness.
