The space

The Highview is nestled in a private setting with easy access. It offers a very spacious floor plan .

Our 5 bedroom, 3 bath home is very big an empty since our boys have moved to Montana. So my husband and I and the baby of the family now our beagle (Princess) would like to share our wonderful space with folks.

It would be perfect for for your family reunion, group retreat ,friends getaway or family attending a local Mad River Valley Wedding, a ski vacation, or any special occasion.

Well-appointed and impeccable are just two adjectives that would best describe our comfortable home.

We welcome our guests to feel comfortable using the kitchen and relaxing through out the house.

The property can be booked by the room , by the suite (each floor) , or the entire house .

Excellent trails for snowshoeing, hiking, mountain biking, fishing and the VAST trails are right outside your door. Sugarbush and Mad River Ski resorts only 15 Minute drive, Stowe only 30 minutes away!

Nearby attractions include Stowe Mountain Resort, Sugarbush, Mad River Glen, Bolton Valley, Ben & Jerry’s Ice Cream and Cold Hollow Cider Mill. Camel's Hump and Hunger Mountain are prime locations for hiking and viewing the fall foliage. The Waterbury Reservoir, Winooski and Lamoille Rivers are wonderful places to canoe, kayak, fish, camp, or swim. The town of Burlington on Lake Champlain, offers shopping, restaurants and any number of water activities. The State Capitol of Montpelier is also a short drive away. The cottage is central to many of Vermonts wonderful attractions.

The Two Hour Back Country Tour is an adventurous 25 mile journey through the Mount Mansfield State Forest for both the beginner and advanced rider. Go at your own pace, or challenge yourself on the varied terrain. This tour has it all: hills, woods, straightaways and speed (if you want it!). This is no "stroll through the woods." Book now for an experience you won't forget. Treat yourself to an adventure and experience back country Vermont in its prime winter season. Our staff is professionally trained and certified in safety and CPR.

We welcome our guests to feel comfortable using the kitchen and relaxing thru out the house. However, please no cooking /meal preparation after 7pm
We ask that you are mindful of the other occupants in doing so and that you pick up after yourselves.

We do live on site and are available when needed .

A refundable security deposit of $200.00 and a signed rental agreement is required prior to arrival. Please see details:

1. This is a NON SMOKING property; Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $300.00 fine and if additional cleaning is necessary to remove smoke odors from the cottage and/or linens, cost will be subtracted from your security/damage deposit.
2. The septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clogs the septic system, you could be charged damages of up to two hundred dollars ($200).
3 There is a NO PETS POLICY. Guests who bring a pet or pets will forfeit their security/damage deposit and may be evicted
There are 2 pets you will see out and about “Buddy” a black Lab and “Princess” a beagle. They are very friendly and will approach you for affection, which is great. Please do not allow them in your rooms.
4 Children are welcome and for their safety we must require that they be monitored at all times by an adult.
We supply games; however some games have small pieces or parts and are not suitable for young children. i.e. toddlers and infants, who may put things in their mouths. Do not allow young children to play unsupervised with games.
5 Parking – Parking is limited to four (4) vehicles. Vehicles are to be parked in designated parking areas only.
Please park directly in front of the cottage and/or the main house as tightly as possible. If the plow does arrive while you are in, we may ask that you move your vehicle so he can plow where your car is parked.
Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner

6 SECURITY/DAMAGE/RESERVATION DEPOSIT- A security deposit of $500 is required.
Please refer to the Checkout Checklist in the binder!
This must be paid at the time of booking the reservation. The security deposit is NOT applied toward the nightly lodging fee; however, it is fully refundable within (14) days of departure, provided the following provisions are met.

a. No damage is done to property or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in refuse containers outside and soiled dishes are placed in the dishwasher and cleaned.
d. All keys are left on the kitchen table and property/room is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. No Early check-in or late check-out.
h. Prior to vacating the property, the guest is responsible to remove all trash, redemption and recyclables, ensure all dishes and cookware are clean returned to its original place, any furniture that was moved to its original position. Beds should not be “stripped”, please fold the bed spread/comforters and shams and set aside, towels should be left in a laundry basket when you leave the premises.
Trash; there is a small container in the kitchen, large container on the back deck. Small & large bags are located in the pantry.
When the large container becomes full, please dispose of it. Do not leave trash on the decks, the animals will get into them and make a mess.
Redemption and recycling are in the grey container on the back deck.

i. Fires/Open Flames: The property does have an outside fireplace, with advance notice arrangements can be made for a camp fire. Open Flames including candles and incenses are not permitted inside the property.
7 PAYMENT – If booked thru Airbnb payment is processed thru Airbnb. However when the reservation is confirmed and contact information is exchanged, the guest is required to provide a credit card that would be held for incidentals that may arise during the stay and if/any cancellation fees.
8 CANCELLATIONS - 50% of your deposit will be refunded with 60 days’ notice from scheduled arrival date. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty except if deposits were made via credit card. All credit card cancellations are subject to a 5% cancellation fee or $50 whichever is greater. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Sorry, no refunds for holidays or early departures-- no exceptions.

The Highview features 4 comfortable bedrooms on on two separate floors.
The main floor sleeps 4, 1 shared full bath /whirlpool, Bedrooms are private and can be booked separately or as a suite. By the room and by the suite those maximum occupancies are two (2) per room, four (4) per suite

Rent the entire property for your family reunion, group retreat or friends getaway. Bring your own food. Make your own meals and enjoy all the amenities of the properties. Package includes room for up to 10 people, bed linens, towels, use of kitchen and outdoor grill.
An additional charge of $100.00 per person per night for guests in addition to ten (10) will be assessed.
Breakfast and daily housekeeping are not included when booking entire property. Owners live onsite.
10 THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY; 3 nights during peak and holiday seasons.
Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
11 NO DAILY MAID SERVICE – While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate however is available at an additional rate.
12 RATE CHANGES – Rates subject to change without notice.
Transportation and travel insurance are NOT covered
13 FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
14 WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
15 STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained, however we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
16 TRAVEL INSURANCE: We highly recommend you purchase travel insurance. If you wish to purchase travel insurance, go to (website hidden) for details and to purchase.
17 The property is privately owned; the homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use premise.

18 General use of the property: guests and visitors shall not disturb, annoy, endanger or inconvenience our neighbors; or use the premises for any immoral or unlawful purposes, or violate any law or ordinance. The dwelling is for residential purposes only. No loud parties or celebratory events are allowed without agreement from the owner. The guests are prohibited from parking campers, motor homes or tents without prior notification to the owner/s.
19 All equipment and appliances are in working order, please report any inoperative equipment to the owner’s in person or call (phone number hidden) We will make all reasonable effort to have repairs made as soon as possible.
21 No reduction in rent, rebate or refund will be issued for a mechanical failure of air conditioning, dishwasher, washer, dryer, TV or other appliances. You will not be held responsible for repairs beyond your control.
22 Utilities are included in the rental, however, excessive electrical or heating use (due for example to windows/doors left open, heating on when not in the house) will be charged.
Please conserve energy by making certain that all unnecessary lights are shut off when exiting the property.
23 In the winter months:
You may hear /see a gentleman "Max" he is our next door neighbor and friend, he is helps us keep the decks /walkways clear of snow & ice.
Ice Melt is in the lime green containers. Please use when needed, but be careful not to bring in to the property on your boots and shoes
Please; store all skies, poles and snow boards in or on your vehicle. The property does not have accommodations inside.
Please all other equipment such as boots, gloves, helmets and such are to be stored in the containers provided in each bedroom

In the summer months:

The property is not air-conditioned, usually is not necessary.
There are window fans that will installed on those rare days they may be needed.

The property does have extra beach chairs and towels, with advance notice arrangements they can be made available.

If you have additional coolers, beach chairs or other items that require storage please locate them on the back deck or if they need to be under cover we can accommodate them in the garage

24 The property is well stocked with most of the basics, as a courtesy if you consume all of something and it was provided upon your arrival; please replace it before departing for the next guests’ arrival.

25 Please help preserve the properties wood flooring by removing you shoes at the door. You will notice a basket of slippers provided for your use while at the property. The slippers are intended for inside use of while at the property, not outside.

26 Telephone service is local and emergency only. You are welcome to use the phone. (Unlimited long distance in the US) Please keep the calls as short as possible. Note: the phone is shared with the cottage; we will try to keep the calls to a minimum during your stay. No international calls please.

27 You are welcome to rent PPV Or VOD thru Dish Network, before your departure any rentals will need to be settled.

28 If a power outage occurs you will find (2) battery operated lanterns in the hall closet on the shelf.

29 Satellite instructions if needed are in the back of the property binder.

30 Local recreation, restaurant and area attraction recommendations are also located in the back of the property binder.
31 A binder labeled Owners Manuals located in the kitchen has all the property appliances if there is need and we are not available to help

We had a great time when we stayed in Karen's house. Everything is clean and lovely. Definitely we will recommend this place to others.

Karen's place was great! She warmly welcomed us in and made us feel right at home. The house was clean, comfortable and the view from the deck is gorgeous! We will definitely be back!

Karen and Bob were fabulous hosts. They have a large, wonderful house, and their cottage next door looks great as well. Karen graciously accommodated our late night arrival, and had coffee and bagels waiting for us when we woke in the morning. The house is about a 20 minute drive from Sugarbush and easy to reach in the winter, even with this year's heavy snowfall. I hope to stay with them again in the future.

We have spent 2 nights in Karen's house and we have had a very good time. We were staying in one of the room downstairs. The room was clean and lovely although there is no window. The bathroom was ultra clean and nicely decorated. The common areas are confortable and there is enough space to find a quiet spot if needed. Breakfast was great and good enough to climb Mansfield mount! Karen is a very welcoming host sharing precious information to get the most of our time in the area! We highly recommend this place!

The Highview is definitely the place to stay when visiting Vermont. We had a wonderful time there and wished we could have stayed much longer than what was initially planned. The house is spacious, clean, decorated with taste, comfortable, idealy located, and most important, run by one of the sweetest person we've ever met. Stop at this top-notch bed and breakfast and you will never want to leave.
