This is the best of both worlds... a charming, quiet apartment right in the heart of Manhattan with all the excitement of the Times Square just outside.
You get a private room with full size bed + attached full bath -- all linens and towels are provided. Guests remark how well they sleep in this cozy room.
You will share the apartment with me, a low-key gay guy in my 30s. I work as an actor and therapist. I have a loft on the other side of the apartment attached to the living room where I stay. I try to make my guests feel comfortable and welcome, and have even formed friendships with some.
Other amenities include wifi, free coffee, and basic toiletries like soap and shampoo. The space is sunny with many windows and a skylight, as well as a decorative fireplace. And a bonus: one flight up is the roof with dazzling views of the midtown Manhattan skyline.
The neighborhood is lively and safe, full of restaurants, bars, theaters and clubs...access to all transportation. Close to a Times Square and Central Park.
The apartment is four flights up, no elevator. I try to help with luggage if I'm available - I'm not always available though and you may have to let yourself in.

Interaction with Guests
I give my guests space but am available to
chat or answer questions if you're interested. I'm often gone all day working, sometimes not coming back til late--so guests often feel like they have the whole apartment to themselves.
Neighborhood is as central as you can get in NYC. Yet Hell's Kitchen is more of a neighborhood with a local feel the than super-touristy Times Square just a few blocks away. Amazing restaurants, theaters, bars just steps out the door... The neighborhood is safe, diverse, gay friendly, energizing.
Yes. Many major subway lines, bus lines, taxis...you name it.
Mostly I just ask you to respect my place and treat it as if it were your own.

There are 2 bathrooms in the apartment but the one with shower is attached to your room, so I need to pass through to use the shower once a day. I will do this at a time that's most convenient for you, i.e. when you're out of the apartment. This has never been a problem with previous guests but it's important to know.
-please keep a low profile with neighbors - if you talk to neighbors please say you are my guests/ friends. Don't mention airbnb. If they need anything have them get in touch with me. Please don't hang out in building hallways.
-This is not a party place! its a quiet place to relax while enjoying your visit to NYC. No illegal drugs. No loud music/heavy partying, no visitors. Absolutely No smoking inside, out windows, or on roof. Fire escape off limits.
-Turn off lights / fans/ air conditioners when exiting apartment.
-Clean all dishes immediately after cooking and store all food in cabinets.
-If you use the rooftop, stay on my side above my apartment. Bear in mind noise/footsteps travel- please don't disturb neighbors. No using roof after 11pm.
-CHECK IN is 1pm. CHECK OUT is 11am. If you need late check out or luggage storage it incurs a $20 fee per guest per day (if available - please check in advance). No exceptions. It's an added convenience for you and an inconvenience for me and my arriving guests so it incurs a charge. Luggage storage lockers are available near Penn Station for about the same charge if you prefer that.
An additional guest may stay for $40 additional per night sharing your room/ bed. It is a small space so make sure you're ok with that - usually works best for couples. Again, please clear this in advance.
Liability Waiver: If you decide to stay here, you assume responsibility for yourself and your guests for personal injury and property loss/damage. You agree to indemnify/hold harmless the tenant (Bo), landlord and property management company from any loss, liability, damage or cost incurred by you or your guests related to your stay at this apartment. By agreeing to stay here, you are giving up any rights to bring a legal action or assert a claim against the tentant/landlord/ property management.

Very clean and tidy apartment. Super quiet room. Very very tiny bedroom as per the photo with no space for bags or suitcase in the room but can leave it in the adjacent kitchen.
Only briefly met Bo, felt the space was all for me
It was much better than I expected. The place is so handy, with subway and Broadway and theaters and everything I needed all (website hidden) is an angel in NYC - and his place REALLY IS a peaceful place - I guess it´s part of him!
Staying at Bo´s was one of the best experience I had here in AirbNb - and just for recording: ALL my experiences with/at AirbNb were awesome! Each one better than other!

I can fully recommend Bo's appartment, as it was clean and just as described.
Times Square, Central Park etc. are only a few minutes away.
Altough I had no chance to meet Bo, our communication was very friendly and he perfectly explained everything i needed to know.
The location is just excellent. Very close to subway station, Broadway and Time square. The space is rather small, but very cozy and (website hidden) is a really nice host. He helped me with all my request. I will definitely come again next time I visit New York.
