Enjoy this quiet bedroom suite in my luxury Corbett Heights condo. You'll have your own private bathroom & your own private entrance, and you are welcome to share my gourmet kitchen & living room with gas fireplace & beautiful views.

The Space

In addition to your own private bedroom suite with full bathroom and private entrance, you are also welcome to share the rest of my home with me (and TJ, my dog). Enjoy wonderful city and bay views from the living room and deck. Stay connected with wireless internet throughout the house. My gourmet kitchen is fully-equipped. I've got lots of room in the refrigerator and pantry, and coffee and tea for you to enjoy during your stay. The living room has a gas fireplace and cable TV (including HBO & Showtime).


In your own private bedroom suite, you'll have a trundle bed which can be used as a king-sized bed or as two twin-sized beds. Your huge walk-in closet has hangers, extra bedding and towels, and your own iron and ironing board.
Note: All the pillows/duvets/blankets are hypo-allergenic (synthetic down).

Your private bathroom with shower/tub has lots of toiletries, a hair dryer and a first aid kit.

A queen-sized air mattress is available for up to two additional guests in your bedroom (extra charge).

Interaction with Guests

My dog and I live here, so expect to run into us, especially when you come down for coffee in the morning. If you time it right, I might even have a fresh cup of Blue Bottle coffee waiting for you :)

The Neighborhood

Locals call my neighborhood "Corbett Heights" but you can refer to it more generally as the Castro. My home is a 10-15 minute walk to the corner of Castro & Market, with easy access to public transit (MUNI subway, bus lines, historic F streetcar), restaurants, shops, cafes, bars, historic Castro Theatre, and more.
If the walk up the hill to get home is intimidating, take the #37 MUNI bus up the hill instead!

You're also within easy walking distance of stunning views from Corona Heights park and Buena Vista Park, charming Cole Valley and the Upper Haight.

Getting around

#37 MUNI bus is just a few steps away.
#33 MUNI bus is just a couple of blocks away (5-minute walk).
F streetcar and K/L/M/S/T MUNI subway lines are just a 12-15 minute walk away. N and J lines are about a 20 minute walk away.

Or, if you'll have a car while you're here, there is plentiful street parking right outside my house.

- I have a spare universal charger. Just ask :)

Dressing up to go somewhere fancy?
- In your closet, you'll find a blowdryer for all your hairstyling needs, and an iron and ironing board to get the wrinkles out of your favorite outfit.

What's up with the weather?
- I've got you covered. There are a couple of extra layers (two zip-up nylon shells) in your closet in case you need a little something extra. There's also a teeny tiny (pocket) umbrella in case it rains.

  • Staying at Ian's place in San Francisco was perfect! He is a great host, helpful and knowledgeable about the city with directions, bus routes, museums etc. His place is beautiful, easy to feel at home at and his dog is friendly and fun. It was nice getting to know Ian a little bit and I would definitely recommend his place for a comfortable, relaxing stay especially since he's thought of all the details to make you feel welcome.

  • Ian's house was amazing. The room he rents feels bigger than what the picture shows and everything is very nice. The bed and sheets were comfy and the bathroom was tidy. He has a ton of extra linens and a few extra jackets we could borrow which was nice because it rained a majority of that weekend. We only saw him when we checked in and everything was peaceful. He showed us how to use his thermostat and told us to adjust it however we like, which was nice because it did get chilly. His place was easy to find, and as far as SF goes parking was pretty decent. His dog was so cool for the little that we did see him, and wasn't a bother at all. His place is amazing and it was just a great experience overall. If I go back to SF I'm definitely staying here again. He made airbnb a good experience and now I feel great about any future trips. Thanks Ian!

  • Ian was a fantastic host. He was very accommodating with arrival and departure times. Everything we needed was there and he was very helpful in ideas for navigating the city. We will definitely stay there again if/when we travel through San Francisco.

  • The room was clean and comfy. We had a lot of privacy as it has direct entrance from the street and a private shower (very nice).

    The negative is the beds that are a little bit squeaky and that if separated in twin beds are not very stable. The heating system was also a bit noisy at night. But it just bothered 1 night out of the 4 we stayed.

    The area is very quiet and on top of hill, with nice view over the city. Just 10 minutes walk away you have a lot of choices of transportation (subway, tram, buses ..) and downtown is about 15 - 30" reach.

    We enjoyed a lot this vacation trip in San Francisco.

  • Staying with Ian was a pleasure. The room was cozy, quiet and very clean. It was very advantageous to have the state of art, washer and dryer right outside my door. My stay (6 weeks) was longer than most and this is a testament to the Ian as a host. Thank you.

  • We felt very comfortable and welcome in Ian's home. He was around whenever we needed some help, offered great advice for stuff to do in SF but wasn't overbearing in the least. The beds in our private room were SO comfortable including comfy pillows and comforters. All the necessary extras were in the bath: shampoos, conditioners, lotions, hair dryer, etc. We had full access to his lovely kitchen and the views from the living room were spectacular. Ian was very quick to respond to emails and messages even before we arrived as well. We'd definitely stay here again.

  • This space is very clean, quiet, and comfortable. I stayed here for a week while working and it was the perfect place to go back to and relax or get some work done (Nice desk & chair.) Ian thought of a bunch of small things & info to supply the space with that helped.

  • Room was nice and spacious. Private bath a plus. Good location for Castro and Cole Valley. Private access to room is very nice so you don't bother Ian trekking through house. It was perfect for me and would be my first choice when next returning to SF

  • Ian's house was incredible! The room was clean, the bed was comfortable, there were towels waiting for us and apples on the desk. Staying with Ian couldn't have been any better. He was extremely hospitable, kind, and knowledgeable of the area. His home is immaculate and gorgeous. The views were beyond breathtaking. The neighborhood is quiet and clean, we were not once woken up by external sounds or disturbances. The muni stops literally across the street, and the walk down the hill into Castro is quiet and safe. Next time we come to San Francisco, Ian will the first person we call.

  • Ian was a wonderful host! He was very friendly and welcoming to us. We arrived earlier than expected but he was very accommodating and let us come and drop off our bags and pick up a key. His place is very clean and cozy and we had a very comfortable stay. The great thing about his place is that we had our own private entrance so we weren't a disturbance when we came back later at night. Overall, we had a great stay and would highly recommend you stay with Ian. :)
