Come and enjoy the Mediterranean Sea since this two rooms apartment on the seafront in a luxury residence.
The sea out of sight and the sun make this apartment the perfect place to enjoy the French Riviera. The apartment is located on the 6th of 7 floors with an elevator.
It consists of a living room opening onto a terrace facing south-west , a fitted kitchen, a small bedroom and a bathroom WC. The apartment can accommodate up to 4 people.
A parking space completes the apartment. However you do not need a car because the apartment is ideally located: beaches, restaurants and water activities are at the foot of the building.
The apartment is entirely private. Only the guest can have access to the terrace.
The parking is assigned and private. It's located under the bulding. ( covered parking lot)
The bedding are 1 bunk bed (2 single beds) in the bedroom and 1 sofa bed in the living room.
The apartment is fully equipped for 4 people.
You can find in the apartment : a dishwasher, a washing machine, a microwave, a hotplate, a fridge and freezer, an oven, a kettle, a toaster, dishes and pans/pots, TV, WIFI, table with chairs, garden furniture ( table, chair, deck chair)

The apartment is centrally located in Juan les pins. You are close from the beaches, restaurants and activities.
Juan les pins is most famous beach resort on the French Riviera.
The activities are numerous : swimming, water skiing, diving, boat trip, kayak, windsurfing, shopping, golf, nightclubs, restaurants and bars.
In July, Juan les Pins host one of the biggest festival of Jazz: Jazz à Juan with great artists around the world.
In July and August, the fireworks festival is pulled in front of the apartment!
Antibes is famous for its old town and its ramparts, the Provençal market, the quai of the Billionaires with most beautiful and big yachts of the world and as its sea resort. The Provençal market of Antibes will make you discover the flavors of the South.
The new Palais des congrès of Juan les pins is located at 50 meters from the apartment !
Marineland is only at 15 minutes drive. Or you can go by bus or train to Marineland.
Friend golfers, more than 10 golf courses await you in a 15km radius!
You have a assigned parking in the residence.
However you are centrally located. You can do eveyrthing by walking.
Juan les Pins is the ideal place for an unforgettable vacation : Cannes is only at 10 minutes and Nice at 30 minutes. You can easily go to Italy ( 5àminutes drive)
Other Things to Note
- the linen is not included. You need to bring them or rent them.
- the city tax of 1,30€ by night by people over 13 year old must be paid at your entrance.
Depending on the season you will have the key either at the apartment or at our agency.
Check-in is between 4pm to 6pm ( you can check-in after 6pm but before 9pm with an extra fee.)
After 9pm is keys are held on the next day and no refund of the lost night will be maid.
An inventory is done before your arrival. And you have 24 hours to contest it.
Early check is only avaliable if we don't have a client checking out the same day.
The client must leave before 10am . We wil not be there so you need to let the key in the apartment.
The inventory is done between every client by the agency
The tenant agrees to report any damage resulting from his act.
Any lost, broken, deteriorated or damaged item must be compulsory replaced or refunded to its replacement value by the tenant.
No garbage should be in the apartment and no dishes should be in the sink or drainer. In case of non-compliance or advanced state of dirt additional costs will be charged to your security deposit.
The tenant maintain the leased premises and make them in good state of cleanliness and repair leasehold termination. Material to maintain the premises is at your disposal to facilitate maintenance.
Main obligations of tenants:
As a result of the freedom of enjoyment of the premises, possession is transferred to the tenant without further obligation to use peacefully, to pay the price of the lease and agreed to return the premises in good repair.
The tenant is required to :
- Do nothing which, on his part or because of family or relationship, can affect the tranquility of the neighborhood or other occupants. The tenant will not commit any abuse of enjoyment likely either to impair the strength or the good performance of the Building or of any liability for the agency to other occupants of the building or to the neighborhood. It will reduce noise likely to annoy the neighbors, including those emitted by radios, television and others.
- When renting in an apartment building, comply, as occupier of the premises, the rules of procedure of the building brought to its attention by posting.
- Occupy the premises personally in accordance with the list of occupants supplied when booking.
- Do not enter in the premises a pet (dog, cat, ...) only if the animal has been reported to the agency at the time of the booking and if the animal does not damage the building or any disturbance to the occupants thereof (Article 10 Law No. 70 -598 of 9 July 1970)
- Maintain the leased premises and return them in good state of cleanliness and maintenance repairs at the end of enjoyment.
- Immediately notify the agency of any loss or damage occurring within the leased premises, even if it results in no apparent damage.
- Reply of damage and losses occurring during the term of the premises which he has exclusive use, unless it proves that they were held by force majeure, by the fault of the agency or by the fact that a third has not introduced into the housing.
- Exceeding the maximum capacity of the premises.
- Do not make any improper and unlawful use of Internet (downloading, access to sites prohibited to minors, ...)
- Do not smoke inside the apartment . If the tenant smoke inside the house the cost of an extra cleaning will be deduce from the security deposit.
In case of failure to comply with any of these obligations, the agency reserves the right to immediately terminate the lease without having to pay the tenant's remaining lease.
