Come and enjoy the Mediterranean Sea since this two rooms apartment on the seafront in a luxury residence.

The sea out of sight and the sun make this apartment the perfect place to enjoy the French Riviera. The apartment is located on the 6th of 7 floors with an elevator.

It consists of a living room opening onto a terrace facing south-west , a fitted kitchen, a small bedroom and a bathroom WC. The apartment can accommodate up to 4 people.

A parking space completes the apartment. However you do not need a car because the apartment is ideally located: beaches, restaurants and water activities are at the foot of the building.

Guest Access

The apartment is entirely private. Only the guest can have access to the terrace.

The parking is assigned and private. It's located under the bulding. ( covered parking lot)

The bedding are 1 bunk bed (2 single beds) in the bedroom and 1 sofa bed in the living room.

The apartment is fully equipped for 4 people.
You can find in the apartment : a dishwasher, a washing machine, a microwave, a hotplate, a fridge and freezer, an oven, a kettle, a toaster, dishes and pans/pots, TV, WIFI, table with chairs, garden furniture ( table, chair, deck chair)

We will be reachable by email (everytime) or phone (only after your booking). In case of trouble we will try to fix it ASAP

The Neighborhood

The apartment is centrally located in Juan les pins. You are close from the beaches, restaurants and activities.

Juan les pins is most famous beach resort on the French Riviera.

The activities are numerous : swimming, water skiing, diving, boat trip, kayak, windsurfing, shopping, golf, nightclubs, restaurants and bars.

In July, Juan les Pins host one of the biggest festival of Jazz: Jazz à Juan with great artists around the world.
In July and August, the fireworks festival is pulled in front of the apartment!

Antibes is famous for its old town and its ramparts, the Provençal market, the quai of the Billionaires with most beautiful and big yachts of the world and as its sea resort. The Provençal market of Antibes will make you discover the flavors of the South.

The new Palais des congrès of Juan les pins is located at 50 meters from the apartment !

Marineland is only at 15 minutes drive. Or you can go by bus or train to Marineland.

Friend golfers, more than 10 golf courses await you in a 15km radius!

Getting Around

You have a assigned parking in the residence.
However you are centrally located. You can do eveyrthing by walking.

Juan les Pins is the ideal place for an unforgettable vacation : Cannes is only at 10 minutes and Nice at 30 minutes. You can easily go to Italy ( 5àminutes drive)

Other Things to Note

- the linen is not included. You need to bring them or rent them.
- the city tax of 2,25€ by night by people over 13 year old must be paid at your entrance.

Check-in :
Depending on the season you will have the key either at the apartment or at our agency.
Check-in is between 4pm to 6pm ( you can check-in after 6pm but before 9pm with an extra fee.)
After 9pm is keys are held on the next day and no refund of the lost night will be maid.
An inventory is done before your arrival. And you have 24 hours to contest it.
Early check is only avaliable if we don't have a client checking out the same day.

Check-out :
The client must leave before 10am . We wil not be there so you need to let the key in the apartment.

The inventory is done between every client by the agency

House Rules

Le locataire s'engage à déclarer toute dégradation résultant de son fait.
Tout objet perdu, cassé, détérioré ou abîmé devra être remplacé ou remboursé à sa valeur de remplacement par le locataire qui s'y oblige.

Le locataire entretiendra les lieux loués et les rendra en bon état de propreté et de réparations locatives en fin de contrat.
Aucunes poubelles ne doit être dans l'appartement et aucunes vaisselles ne doit être dans l'évier ou égouttoir. En cas de non-respect ou d'état de saleté avancé des frais supplémentaires vous seront facturés sur votre dépôt de garantie.

Obligations principales des locataires :

Le locataire est donc tenu de :
- Ne rien faire qui, de son fait ou du fait de sa famille ou de ses relations, puisse nuire à la tranquillité du voisinage ou des autres occupants. II devra éviter tout bruit de nature à gêner les voisins, notamment ceux émis par les appareils de radio, télévision et autres.
- En cas de location dans un immeuble collectif, se conformer, en qualité d'occupant des lieux, au règlement intérieur de l'immeuble dont il prendra connaissance par voie d'affichage.
- Occuper les lieux personnellement conformément à la liste des occupants fournie lors de la réservation.
- N'introduire dans les locaux un animal familier (chien, chat,...) que si ledit animal a été signalé à la réservation à l'agence et que celui-ci ne cause aucun dégât à l'immeuble ni aucun trouble de jouissance aux occupants de celui-ci (art 10 loi n°70-598 du 9/07/70)
- Entretenir les lieux loués et les rendre en bon état de propreté et de réparations locatives en fin de jouissance.
- Informer immédiatement l'agence de tout sinistre ou des dégradations se produisant dans les lieux loués, même s'il n'en résulte aucun dommage apparent.
- Ne pas fumer dans l'appartement mais seulement à l'extérieur. Si les locataires fument dans l'appartement des frais de nettoyage supplémentaires seront déduis du dépôt de garantie.

En cas de non respect de l'une de ces obligations, l'agence se réserve le droit de mettre fin immédiatement au bail sans avoir à rembourser le locataire du reste de la location.
