A light and spacious one bedroom garden flat in this large Victorian house, suitable for a couple or a family with 2 children plus an infant. Spacious double bedroom and a sofa bed in the large living room. Space for a children's cot in either the bedroom or the living room. There is a washing machine, dishwasher, fridge, hob and oven in the kitchen. The bathroom has a large shower but no bath. There is gas central heating.
• Spacious main bedroom with double bed and room for a child's cot (travel cot available).
• Living room with double sofa bed for adults or children, arm chairs, small dining table and (website hidden) with Freeview including 50 TV channels and 24 radio stations. DVD player. Also ample room here for a child's cot.
• Bathroom with large shower, basin and wc.
• Kitchen with fridge, induction hob, dishwasher, washing machine/dryer, kettle, and toaster, iron and ironing board.
• Large hallway with storage cupboards including some toys for young children.
• Wi-fi available 24/7.
• There is a fully integrated entry alarm system and smoke alarm system throughout the property.
Fully enclosed south facing garden to the rear of the property which is shared with the house above. There is direct access to the garden from the garden flat.
The sunny garden includes a small lawn, trees, shrubs and pot plants. There is a large decked patio with inbuilt seating and table. There is a trampoline for children and other garden toys. Use of the garden is shared with the house owners and their three young children.
We live in the main house above the garden flat and will be around a lot of the time. We have three children aged between 6 and 10 who share the garden with visitors to the garden flat. Please be aware that 3 children can be quite noisy when playing.
Guests have their own front door and can come and go as they please.
Interaction with Guests
We interact with guests and much or as little as guests prefer. We want guests to know that we are on hand whenever they need us. However, the flat is separate to the house and guests can have total privacy if they wish.
Newington Green is a lovely friendly area with cafes, pubs, bars and restaurants. Amongst other shops there are local general stores, a great fruit and veg shop, delicatessen, dry cleaners, health food shop, French patisserie, Italian trattoria and florist. We love the area. It has everything we need as a family, is green and leafy and importantly fairly quiet. It is also very close to central London and all it has to offer.
The flat is approximately 4.5 miles from Oxford Circus in Central London. This is 4 stops from Highbury and Islington underground station on the Victoria line. The tube station is 15 minutes walk from the flat or one stop on the Overground rail service where trains run approximately every 6 minutes. The area is served by many bus routes towards central London and the City.
15 minutes walk or 10 minute bus ride from vibrant Islington with great shopping, cinemas and bars. 5 stops or 15 mins from Westfield Stratford on the excellent North London train line from Canonbury. Easy access to West End on the Victoria line tube from Highbury and Islington.
Other Things to Note
We provide a welcome pack with food for breakfast so you don't need to rush out to the shops when you get here. There's a bottle of wine and soft drinks to quench your thirst after your travel. The cupboards are stocked with basics and there are organic bathroom products for guests on arrival.
Please be respectful of our family as we live in the rest of the house upstairs and also our neighbours.
We do have three children and they do use the garden every day. If you want to lie in bed till lunch time maybe think twice about booking here. We'd love to have you but wouldn't want to fall out!
There is no smoking in the flat or in the front or back garden.
Please leave the flat clean and tidy and remove your rubbish and recycling before you check-out. A cleaner can be arranged on request.

This flat was perfect! It is spotlessly clean, light, bright and spacious and has everything we could possibly need...even every day groceries and toiletries.
Paul and Victoria were great hosts...always there if we needed anything but never intrusive.
This side street is amazingly quiet in spite of being so close to all the conveniences of Newington Green...good pubs, cafes, fresh veggie stores, grocery store and plenty of restaurants.
Buses (and train) to every corner of London are right there too and just one short bus ride to the tube that takes you direct to Heathrow.
We were so comfortable and will definitely be back!
Victoria and Paul were perfect hosts. They provided everything you would need for a stay - including nice organic shower gels and shampoo - an unexpected touch. They also provided a great overview of local cafes, bars and restaurants really helpful for those who don't know this area of London (we used to live just around the corner before emigrating from the UK - so can confirm their recommendations are spot on!).
The flat was great and exactly as described. The lounge was spacious, the bedroom nice with a comfortable bed, kitchen also had everything we needed.
Overall a great spot and would recommend. We would definitely stay again next time we come back to London.
Die Wohnung ist perfekt. Komplett ausgestattet, sauber, ordentlich und genau wie beschrieben. In der näheren Umgebung gibt es alles für den täglichen Beadarf und auch eine S-Bahn Station ist in ca. 5 min zu erreichen. Die Gastgeber sind super nett und hilfsbereit. Wir waren rundum zufrieden!
What a beautiful flat! It was immaculately clean and Paul and Victoria even left a bottle of wine and some other bits and pieces in the fridge and cupboards! There were also various toiletries and lovely fluffy towels along with plenty of hot water! It was an easy 5 minute walk to the training centre in Northampton Grove and only a 15-20 minute walk from the local tube station Highbury and Islington. I would thoroughly recommend it and would have no hesitation in coming back if I attend another course at the same training centre.
We love staying at this flat and always try to book it when we come to London. It is clean, light and comfortable. Bus, tube and train transport is close by, local shops, cafes and pubs are handy and good quality and walking in the area is pleasant and easy. Paul and Victoria are helpful, knowledgeable and friendly and easy to deal with. It's our place of choice in London.
A spacious and clean flat, lovely and warm on arrival on a very cold night.
Very nicely equipped throughout, bed linen and towels all good and in a quiet area. Worked very well on our weekend visit to family to see our new Grandson. We enjoyed the wine to celebrate his birth. Thank you. no hesitation to recommend the flat.
I cannot speak highly enough of our first Airbnb experience and our hosts.
Victoria was lovely and met us and showed us around the flat. She had fresh pastries for us when we arrived and the flat was stocked with some supplies like tea, coffee, sugar, muesli & a bottle of wine which was very kind and a lovely surprise.
The apartment is exactly as in the pictures and has plenty of space to easily accommodate 2 - 4 people. Paul and Victoria had a booklet with instructions for the appliances in the house and a bit about the local area which was helpful.
The neighbourhood is quiet and pleasant which is well serviced by bars and grocery stores. There is also a kids playground just around the corner which would be handy if you had small children.
Accessing London itself was very easy. A couple of minutes walk to the overground station Cononbury, one stop to Highbury and Islington and your connected to everywhere via the tube.
My wife and I intend to return to London in the summer as we didn't get to see everything we would have liked to and will definitely stay in Paul and Victoria's flat again if its available.
About the Host, Paul And Victoria
We live in the house with our three children, it's a large Victorian terraced house in North London. The house has a separate garden flat which we rent out.
We love the area. Our children go to local schools and we both work in central London. We have lots of friends and family to stay and the house is often busy.
Paul runs a design and communications agency, websites, graphic design, social media, that sort of thing. Victoria, works for the BBC.
In between kids activities we enjoy London and we also enjoy trips to other parts of the UK. Recent holidays have included, Norfolk, The New Forest, Biarritz in France and Perugia in Italy.
