Beautiful Ocean view apartment directly on the beach in the heart of South Beach.

Queen bed in bedroom and a queen size (larger than most!) futon in the living room.
The a mazing beach is right outside your back door.

The hallways were recently painted and new carpets installed, but there is still construction taking place at the front of the building, typically on weekdays from 8-5 . This unit is at the back of the building, pretty far from this construction, so once inside it doesn't seem to bother most guests. There are also construction materials stored at the back of the building. Please be aware that due to the renovation there may be scaffolding, dust and construction activity in some parts of the building while you are here.
The front door may be closed for construction in January or February in which case access will be through the side doors. Beach access will not be affected.
We have for these reasons kept our rates reduced, we just don't want anyone to be surprised!
Best neighborhood, South of Fifth Street (SOFI).
This is a quiet neighborhood directly on the ocean, very close to great restaurants, shopping, parks, large supermarket, night clubs etc.
Only 2 blocks to world famous Ocean Drive restaurants and tourism spots. Also great shopping like Armani Exchange, Ralph Lauren, Kenneth Cole, Diesel, True Religion, Gap, Zara etc.
Very close to the new Perez Art Musuem.
Large screen Sony Internet capable TV with over 100 cable TV channels.
Ipod stereo dock

The building is undergoing some renovations. There may still be some construction materials/activity by the pool area of building when you arrive. The part of the building where the apartment is has been completed, but the work has resumed on the opposite side of building. The pool is open though (and warm!)
Metered street parking all around and several parking lots and garages within 1 or 2 blocks of apartment.
Only 15 minutes from the Miami Airport (though a bit longer when there's traffic).
2 blocks to famous Nikki Beach restaurant/beach club, and also famous Joe's Stone Crab, Prime 112 (where the Miami Heat basketball players and celebrities hang out) and a bunch of other incredible restaurants (some expensive, others reasonable). I'll be happy to make recommendations!
This is a legal, short term rental, so you can relax and enjoy your vacation.
Many rentals offered in South Beach are in buildings that only allow 1 year rentals!

About the neighborhood, from NY times article Feb 2013:
"South of Fifth has emerged as the most expensive section of Miami Beach. A string of high-rise condos along the water, which were at the center of the struggle over the city’s development 15 years ago, are selling apartments for record prices.
Last year, a penthouse at one of two Continuum towers sold for $25 million, then the highest sale for an apartment in Miami Beach. In late December, a penthouse at the neighboring Icon tower sold for just under $21 million, a record for a bay-facing apartment in the city.
More than a dozen restaurants, including several considered the most exclusive in Miami Beach, have opened in the neighborhood, which is also home to the 18-acre South Pointe Park."

Quiet residential section where you can meet your neighbors, but all the crazy action is just 2 blocks north on the same street (Ocean Dr)
Many multi million dollar apartments are right next door (up to $15 and $25 million for single apartments!)
Buses and taxis everywhere.
Great bike rental program (Deco Bikes)
Also free shuttles that run all around South Beach, they look like big golf carts and are usually playing music, just call one over!
They do appreciate a couple of bucks for a tip.

Early check in or check out up to one hour may available on a case by case basis.
Notice must be given when making the reservation and owner must confirm acceptance. Any more than one hour will incur an additional $25 fee per occurance.

Also, if the door fob gets wet (ie: if you go in the ocean with it!) it will be damaged and cost $100.

Apartment was as described. Great location, all the amenities you need, good wifi and probably the best toilet paper I've ever experienced! So soft!! Bed was comfy too!
The apartment was great! Ted made our trip very easy and was accommodating of our travel plans. He was very quick to respond to small inquiries we had. The place was clean, comfortable, and had a great view! We really enjoyed our stay, especially the pool and the proximity to the beach and Ocean Drive restaurants, nightlife, and shops.

Travelled to south beach for a long weekend with two friends and had a wonderful stay at Teds. The location was perfect for us, in the quieter part of town close to several delicious restaurants and cafes and Just a few steps from the beach. The apartment was small but clean and had everything we needed for a short stay on the beach. Ted and Yulia were easy to reach by phone/text with any questions during our stay. Would definitely come back and recommend to Others traveling to Miami Beach.
My friend and I loved our stay! We were very comfortable and we had a lovely view of the ocean and the apartment was convenient to everything. I will definitely be back!
We had rent two apartments from Ted. While the other one was renovated, this unit is very old, ie one of the windows was broken and could not be opened, the air con was old and loud, the futon was very old and looked disgusting, there was a hole in the wall, the mattress had a bulge etc. The area is very nice despite the multitude of construction projects which are currently going on.
Please be aware that this is not accurate at all!
This guest made it clear that he would retaliate if I filed a claim for damages he caused! After hosting over 200 reservations, I have only filed 2 claims, in this case the guest was very disrespectful of our apartment and uncooperative when offered a fair solution. You can just read the other reviews to get a true understanding of the condition of the apartment from some honorable people who stayed here.
These are the facts to put everyone at ease:
There was a new $800 Simmons mattress installed in late December 2014, it is still in new condition. The air conditioners are only a few months new and have no problems. There were 2 sofa beds (called futons in the review) and on one the cover became a little worn so it has been replaced, there was also no hole in the wall.
Regarding the construction, there are a few high end buildings going up in the neighborhood, the lowest priced apartment is $2 million so they're pretty nice. The closest one is 2 buildings down and it's very close to being completed (and absolutely gorgeous!) The others are several blocks away, there is no noise from any of the construction that can be heard from the apartment and the buildings actually look pretty good already.
I realize that due to the large number of reservations we host it's to be expected that we will occasionally run into someone that doesn't understand or live by the spirit that makes Airbnb such a great resource for all of us.
Fortunately the overwhelming majority of you have been wonderful!

Appartement très bien situé avec une vue extraordinaire sur la mer. La piscine est à 31° C !
Pas un bruit la nuit, donc très agréable. Si vous dormez dans le salon, prévoir un masque pour les yeux si la luminosité vous dérange car les stores ne ferment pas et les rideaux sont blancs.
Prévoir également 6 pièces de 25 cents pour la machine à laver qui est commune à tous les appartements de l'étage (jamais eu besoin d'attendre).
Il y a un WALGREEN à 5 minutes à pied et un PUBLIX à 15/20 minutes (beaucoup plus de choix).
Pour vous rendre sur Lincoln Road, facile à pied (entre 30 et 40 minutes) mais aussi en bus (prendre le LOCAL MIAMI BEACH sur Washington Road -bus sans lettre et sans numéro- qui coûte 25 cents par personne - prévoir l'appoint car le chauffeur ne gère pas la caisse, il faut insérer les pièces dans une machine qui ne rend pas la monnaie).
Nous n'avons pas vu Ted mais il a toujours répondu à nos mails rapidement.
Nous avons beaucoup aimé notre séjour chez Ted, la localisation y étant pour beaucoup.
