Take a century old carriage house, locate in the best living and shopping neighborhood in San Francisco, tear out the insides, and completely update.
Just off 24th street in a quiet alley-way, we found the perfect place to renovate and update. From dark-small rooms, we tore down walls, ripped up carpet (to find great hardwood) and redid just about everything.
The result is something that is absolutely central in one of the best neighborhoods in the city. Bright, modern and peaceful, it's the ideal home base in San Francisco. You can walk to some of our favorite food places (crepes at Savor), coffee (Martha Brothers) and groceries (Whole Foods) in under 5 minutes.
We're just 2 minutes from the J-Church street car line, that goes directly downtown. You can also walk 10 minutes and get to BART which goes directly to the airport or downtown as well.
Inside we've completely redone the kitchen. Modern appliances and everything our friend, a Cordon-Bleu trained chef has told us to get for her when she visits.
We have a big LCD TV with wi-fi capability and Netflix access. There's an Apple TV box as well attached to the TV, for the BYO crowd.
For the more technically oriented, there's 50mb broadband, WiFi, a printer/copier/fax and an Apple TV in the house as well so you will not be out of touch.
We've done our best to be eco-friendly here. The roof has hot-water solar (feel free to take long afternoon showers), most of the lights are LEDs (many of them using the new L-prize winner Philips LED bulbs) and the home is equipped with smart power and heat management systems.
Each of the two units in the building has access to its own washer and dryer. The units share one garage spot, which is available for use with prior arrangements and a small additional fee. Please note that the garage space will only accommodate a compact car and drivers should be comfortable with snug spaces and city driving.

We highly recommend this apartment. It is in a fantastic, safe and clean location in SF. Close to all the tourist spots and also close to whole foods, and other grocery stores. We had a car and did not have use of the private garage attached to the apartment, however we had no problems finding parking close by! The apartment was modern and gorgeous. Thank you for a great stay!
I stayed in this apartment with my mom and brother for three nights. Overall, I think it was a great experience. The apartment was very clean and comfortable for three adults. The kitchen is fully equipped, very spacious, and bright, perfect for breakfast or just to sit around the table and chat.
The neighborhood is very quiet at night, we had no trouble at all with noise. If you have trouble sleeping when it's bright, be warned that the blinds don't block much of the light (although I have to say it was unusually bright and warm for San Francisco standards when we visited).
The house is very conveniently located in the Mission, walking distance from great coffee shops and restaurants. It's a little steep if you're walking from Valencia, but not that bad. The neighborhood felt safe at night.
I would definitely consider staying at Paul's house again.
Overall our first visit to San Francisco was awesome. The apartment was very nice, spacious, clean and organized. It had everything we needed for our stay and was in a great location. My only complaints were, that there was no way to control the climate in the unit so at times it was too hot and others it was too cold. The only other complaint was that who ever was staying in the upstairs unit, was very loud late at night, you could hear every footstep and everything they were doing.
Other than those two things, we really did enjoy your place and everything it had to offer!
We loved our stay in SF, and in the Noe Valley apartment. Noe Valley is a nice neighborhood, with many nice cages and restaurants. For 1st time SF visitors, note that the apartment is not in downtown, so it is not easy to explore the city on foot (hills don't help, of course).
The pictures reflect the apartment quite well. It has a lot of space, clean-cut design, all amenities needed.
The apartment is professionally managed by Beyond stays group, who were helpful before and during the stay. They wee kind enough to provide a babycot and hog chair for our toddler. They responded timely to emails. There was one incident, when I informed the team that the babycot wasn't locking safely; thee was something wrong with it. They promised to come over the same day and fix the cot, yet nobody came and I never heard back from them... Other than this one incident, communication and response was flawless. They also left many useful documents and maps on SF and the neighborhood, which was a great help.
The one thing that I would rate negatively is the cleaning of the apartment. On the surface, it looks clean and well-made, though I took a quick look under the sofa and there were heaps of dust and dirt - as a feedback to Beyond Stays to have a talk with their cleaner. Your money is not well-spent on that front.
Other than that's very happy with the apartment, and would recommend.

Pros: Excellent location. Very clean and spacious. Good house amenities (could use an alarm clock). Very quick to respond. Welcoming gift. Fair price for location and size. Ease of check-in and check-out. Good communication.
Cons: This is one of two suites in the house and there is very little sound proofing between apartments. Main issue is walking by people staying upstairs (not sure if they removed shoes or what). I guess it depends who is staying in the upstairs suite but it can be quite loud!
great location and very clean home! we stayed here with our 1-year-old boys and were able to have our own space in the living room which is down the hall from the bedroom/kitchen area. paul provided portable cribs and a high chair which made our trip to SF much lighter.
What a fantastic airbnb! Perfect location, beautiful flat, 1-minute check-in... Drop your bag and enjoy SF. Oh, and if you find welcome scones on the kitchen counter, save me one, they're from another world.
The Apartment was super modern, clean and most of all in a quite neighborhood.
It walking distance to the Bart and also Whole Foods.
I'd definitely come back and stay here the next time I visit San Francisco !!!
This apartment is new, clean and very pleasant. We stayed here for 5 weeks and enjoyed our visit. It is quiet and close to stores and transit. All the appliances worked. Any time we had a special request or a question, the owner was extremely responsive. I recommend this apartment both for short and long visits.
This place is great! Very cozy, yet there is quite a bit of space. The kitchen is huge! The location is very good for catching trains, in a quiet neighborhood. The restaurant selection in the immediate area isn't great, but there are some options. There is a whole foods right down the street. For the price, in SF, this place is a steal. You'll pay twice the price for less than half the space at any of the hotels.
