Villa Baan Faan is comfortably furnished by the owners and is located in the lower hills of the village still retaining a sea view from the upper terrace. From the villa you can walk to the beach and local restaurants.
The villa, situated on the lower, gentler slopes of the hills of Santi Thani has been thoughtfully and uniquely designed to take full advantage of the magnificent views, to capture the cooling sea breezes and to maximize outside living. From the upper terrace the view is across a forest of coconut palms towards the ever changing colours of the waters of the Gulf and many distant surrounding islands.
On the first level is fully equipped kitchen and entrance hall with outside breakfast patio and dining area on the terrace. Also on this level is a double bedroom with ensuite bathroom, air condition and French glass door leading to the terrace with a private sun terrace area and small pool
The second floor houses a lounge complete and second double bedroom with ensuite bathroom opening out to the spacious terrace with ocean views.
Baan Faan is ideal for honeymooners, 2 couples sharing, or a family of 4. Its setting, design and facilities will bring a feeling of harmony and relaxation.

It is possible to walk from from Baan Faan to the beach and restaurants but a car is recommended to explore the islands fabulous beaches and attractions...
This is a private villa and guests have full access to the house, gardens and private pool
Coconut Hills is the property manager for this villa and we have a service team.
Guests will be greeted after their arrival and then we aim to visit every couple of days. The cleaning team, gardeners and pool care will take care of their duties according to their work schedule.
This is a friendly established community with discreet onsite security. There is a mix of rental houses and permanent residents in the neighbourhood.
The villas are individually designed by the owners to maximise privacy.
In the Bang Por area there are some fantastic restaurants catering western and thai foods.
We had a great time at Ban Leelavadee. The house is very nice, Emma was great beforehand and the onsite team very professional.
We were 5 friends in our mid-late 30's who stayed for two weeks over new year 2013/14.
It's in a private village in a less developed part of the island (more trees, less buildings). Top level is the large master bedroom with secluded outdoor ensuite and balconies. The middle level is the living area with a selection of sofas, lounging chairs and a dining room table for 6, the kitchen, a shower/toilet, the swimming pool and balconies. The bottom level is the main entry to the house and two bedrooms - both large with ensuites. These bedrooms only have external entrances so maybe not suitable for young children. Equally take care with the swimming pool - it has no barriers and is quite deep.
Wifi connection is good - we were able to web surf and even sykpe pretty smoothly.
The house is well equipped with kitchen utensils, linen and such like. It says the house will be cleaned twice a week, actually it was cleaned every day - including washing the dishes (yay!!). Note: with the cleaners, gardeners, pool maintenance, water supply top-up and such like, there's a few people around the place most days. Which ensures the property is in top form and invisible if you're out during the day, but if you want to have private, quiet day(s) in with nobody around you might need to ensure that's planned in advance. On site people were using driveway as a short-cut on their motorscooters which we didn't mind so much, except early in the morning! So we asked them not to, but the word didn't seem to get around - so we resorted to closing the gates in the night. Problem solved.
The beds are european style- quite firm. Some people will like this, some won't... Personally I found the master bed very comfortable but my wife would have liked it softer.
You'll almost certainly need a vehicle. That said, the local beach is very nice, quiet and good for swimming. It's sandy with plenty of shade from numerous palm trees. A short distance out the sea isn't too deep and has a bar of rocks and a collection of sea life - not a huge amount, but enough to make for some easy snorkelling. Best restaurant was Jun Hom Seafood - just at the bottom of the hill and Freedom Bar a short walk east along the beach.
Yes, the house is up a steep hill. We likened it to 30 flights of stairs - quite walkable with a stop or so along the way, or multiple laps at a powerwalk make a great addition to a holiday fitness routine!
Finally, we'd like to give particular thanks to 'Au' - our onsite contact. She was aways available to organise tours, in house massages, taxis and share general information we might need about the island.
Overall the house matches the description and pictures - awesome hillside view, nice infinity edge swimming pool, nice rooms with spectacular views of the island, nice secluded quiet location.
But there were some issues - leaking kitchen sink which took a few days to repair (each day we had water all over the kitchen floor), non working oven burner, non working pool jets, non working water filtration system, stereo sound system for the house not working properly. These were somewhat minor issues, but since we got the house at higher holiday rates I was hoping for less issues than we encountered. Overall this was a decent place but it just feels like the usage of all of the appliances throughout the years has left the place in need of some TLC.
Postiive notes - manager assigned to us was very attentive to our needs and responded to all repairs and requests promptly, we were supplied a BBQ upon our request, rented us a vehicle for decent rates (if you stay here you will need a vehicle to get around), welcome basket of fruits and food when we arrived, cleaners came in halfway through our 7 day stay to clean the house.
Final review - if they did some minor repairs and upgraded some of the old appliances we would definitely come back again. Thank you Emma for helping with all of the logistics of our trip.

Место подходит для спокойного, уединенного отдыха семьей, управление и обслуживание отличное, те бытовые проблемы которые появлялись (не работало ТВ, настройка WiFi) решались очень быстро. Все в доме продумано до мелочей, т.е. месяц мы провели с чуством, что мы дома. Небольшой совет, место великолепное, но аренда авто или мотобайка не помешает. В целом выбранное место оправдало все наши ожидания и желания. Надеемся, что в ближайший год-два вернемся в это спокойное от суеты место.

We fell in love witht the place and wish our holidays in the villa would have last longer. The place looks exactly the same as on the photos and you will have even better feeling while arriving there being surrounded by nature.
This is an ideal place for couples or families who seek privacy and rest away from toursit centers. One important note for families with kids may be that the two out of three bedrooms are separated from the living area and are located in the ground floor accessible by private entrances from the outside on the villa.
We were lucky to come in November because we could enjoy the waterfall view from the livingroom and master bedroom and there is a stunning view of the sea coast from the other side of the building.
The staff was very friendly and helpful. You do not need to worry about anything from grocery shopping and laundry to daily cleaning. We strongly recommend to rent a car. It is anyway a must to move around the island and discovering new places every day as well as getting to the villa in the evening.
We have been considering renting a house on the beach instead of Leelavadee, but by going to Emma's place our vacation got a completely different dimension from anything we have experienced so far. I would strongly recommend to anyone who likes comfort for reasonable price, privacy, nature and some animals around the house - we were watching 2 squirrels, many different birds and butterflies every day around the pool area. The surrounding garden is a home of little geckoes and we were lucky to see 4 tokay geckoes at night. These may seem terrifying to some guests, but even though I suffer from herpetofobia myself I can assure you that you will soon find these creatures sympathetic. :) Moreover, there is no realistic way of avoiding geckoes on Koh Samui because they are the island's symbol.
Ban Leelavadee is a private lush location, the villa spacious and the pool a real treat for the kids. Spotlessly clean too. Emma was very helpful and professional. Only downside: electricity loss - which is common in thailand generally - and not v comfortable seating or beds. The owners really need to invest in comfort ... it all looks lovely on the eyes, but not on the bum or back! Car rental is essential as a little off the beaten track and VERY steep hill(s).
This was a great villa to stay at, well equipped for all our family needs. Highly recommended.

Elle fait partie d'un domaine sécurisé un peu à l'écart (location de voiture indispensable) au calme.
Le personnel est adorable et accueillant, efficace (Merci à Au en particulier) et l'organisation parfaite!
Le ménage est bien fait et régulièrement.
A noter : il y a un jacuzzi dans la piscine.
Nous avons passé un très bon moment et recommandons vivement cette location.
Très bon accueil! Maison agréable à vivre même si un entretien général serait souhaitable, plusieurs petites choses à réparer mais cela ne nous a pas empêché de passer un très bon séjour. Superbe vue dégagée, belle piscine entretenue! Pièces spacieuses, personnel gentil!
This is my third time in Koh Samui the previous times I stayed in hotels which are very nice however for a family wanting to stay in Koh Samui or if your just wanting a bit of extra space then Villa Kai Muk is an amazing place and we had a wonderful time here in July 2013

One thing I would recommend though is to rent a car while staying here easier than catching a cab but the cab driver is good and cheaper than the other cab drivers around but for getting around during the days best to rent a car through Emma
