Very cool, eclectic and personal, lateral studio space taking up the lower ground floor of an industrial turn of the 20th century workshop in Shoreditch / Hoxton, three minutes walk to Hoxton Square, five minutes walk to Old Street underground station (Northern Line) and Hoxton station (East London line) and twelve minutes walk to Liverpool Street main line and underground.
There is a Barclays bike stand just 50m from the building. Within three minutes walk are fantastic bars and restaurants and a 24 hour grocery and bottle shop.
The markets, bar and restaurants at Columbia Road, Brick Lane, Spitalfields and Broadway Market are all a short walk away. All of the former Olympic sites and the West End / Oxford Street are easily accessible (20 minute bus / 15 in a cab to Oxford Street).
The studio is essentially one large room with a separate bathroom containing bath, shower, vanity and WC.
The main room has at one end a brand new wood hand crafted kitchen (Miele / Neff appliances) with a hand crafted dining table seating 4, a living area in the middle with an eight piece Kartell “plastics” orange sofa, leading into the bedroom space with a top of the range super king (180cm wide) Tempur bed.
It is fully furnished with design originals and has awesome lighting. The main space has freeview / DVD / blu-ray / Apple TV / full hifi and an HD projector projecting onto a white wall. The AV accepts inputs from most laptops. Very fast wifi (up to 70 megs).
There is also an informal space, just at the entrance outside with a couple of chairs partially under cover for smokers. Great mood lighting throughout.
Kitchen equipped with a gas hob and extractor, a gas oven with electric grill, dishwasher, and fully stocked with cooking utensils, crockery and glassware. Central heating and feature cast iron radiators keeps the space toasty in winter despite the large original crittal windows along the two long walls.
There is a laundry area with a washer / dryer. The bathroom has recently had a luxury fit out and features an L shaped mid size bath, with a full ‘rainforest’ shower above it and old fashioned heated towel rail. In addition to the standard bathroom light, there is mood lighting from the mirrored cabinet unit.
Towels and bed linen all white and of the best quality (400 thread Frette bed linen). Iron and ironing board.
The modular orange Kartell sofa can be re-arranged to provide further sleeping area so the space could comfortably accommodate 3-4 people in total.
There is a fantastic coffee shop 15 meters away, perfect for breakfast, a late opening dry cleaners and a 24 hour corner shop / deli / off license on the same parade of shops. The nearest pub is just at the back of the building (but we don’t hear the noise) and they serve excellent pizza until late.
There is also a late opening Tesco mini supermarket at the other end of the road and an organic grocery four minutes walk in the other direction.
I’ve lived in the area for fifteen years and happy to suggest bars, restaurants, art events, parties etc. depending on what you are looking for.
Although the flat is on the lower ground floor, it has huge windows spanning most of the two long sides and being over 1.2m in height (which for security are mostly ‘misted’ with translucent film for privacy for the most part). At present the space does not have blinds, although the largest window that gets the sun from the south has a curtain, and although there is plenty of natural light during the day, the flat is pretty dark from dusk ‘til dawn - perfect for the atmospheric lighting installed. I haven’t fitted blinds as I never needed them whilst I was living there, but if this was a real issue, for a long enough advanced booking, I would consider it. Otherwise, the extreme light sensitive can bring an eye mask.
Being at ground level and just single glazed, although it is removed from the pavement and the road beyond by a 3m driveway, carousing passersby may sometimes be audible at night, but generally this is only at weekends. Bevenden Street, whilst being very close to centers of nightlife, is also a generally quiet street, as the reviews of the flat upstairs will attest, but you should be aware that although the studio is generally very peaceful, if you want a guarantee that you will not, especially on a Friday or Saturday night, hear any street noise at all, you may need to look somewhere else. The level of noise has never been such that it has woken me up or disturbed me though – I am just trying to give a ‘warts and all’ picture.
Also, the space has neighbours just above, who work professional hours, so loud music and parties after midnight are not possible, sorry.

Rafa and his place were fantastic! Rafa was extremely responsive, flexible, and super friendly. Getting the keys, etc. was a breeze. The place was the ultimate London crash pad. It's located in Shoreditch, a neighborhood with tons going on, but tucked down a quiet, charming side-street. Inside, it's fabulously designed and cozy too. Loved the lamps, and the bathroom's mood lighting. The bed was one of the most comfortable I've ever slept in. Everything was spotless. A wonderful place to stay in London!
