Room of 12m2/130ft2 (for 1 or 2 people) with a balcony (west side) in a small 2 room 28m2 in the heart of Saint Roch, quiet area and renovated.
Bed linen and towels are provided.
The apartment is located on the top floor, accessible by elevator.
The room is privatized for you. The rest of the house is shared with me, because I also live in the apartment and I sleep on the couch in the living room.
The room: double bed, cupboard with hanging rail, balcony access to the west side.
The living room: DVD collection, flat screen TV with satellite, free Wifi access, terrace access to the southeast side.

The kitchen: dishwasher, fridge, oven, hob, microwave. Provision of a coffee machine.
The bathroom: shower, washbasin and WC.
Interaction with Guests
I live in the apartment but I'm not always present (depending on my work schedule). However, even if I'm not there, I am always reachable by email or via the AIR BNB messenger in case you need anything.
I work in a hotel and place at your disposal city maps and tourist brochures of the region. I am therefore well placed to advise you on good places to visit or even nice restaurants downtown and help you organize your stay in Nice.
As you can see with my several clients comments, I received a lot of travelers around the world and it will always be my pleasure to open the doors of my apartment.
Directly connected to the center of Nice by the tram line 1 in a few minutes, the neighborhood Saint Roch became a strategic site of the city of Nice.
This neighborhood has indeed the charm of a village in the heart of the city with its church and its colorful market while offering its residents the facilities of daily life (restaurants, shops ...) and being located close to dynamic infrastructure : the university Saint-Jean d'Angely, the exhibition center Nice Acropolis or the Jean Bouin complex with a swimming pool, ice rink and gym.
By car : just 10 minutes from the motorway exit "Est Nice - The port".
By train : only 15 minutes by tram from the train station "Nice Ville".
By plane : accessible with bus 98 and tram.
And of course, just a 10-minute tram ride from the harbour, the Old Town and the seaside.

If you come by car, I can reserve a parking spot for you at the rate of €10 per night. The parking spot is located in the same building as my apartment and is only available in advance booking with my neighbour.
Other Things to Note
As you can see, you have access to my photos, to my profile and detailed description of my apartment. I want to know a minimum of yourself if you will share my home with me for a few days.
For security and trust reasons, I ask you to add a profile photo, a brief comment on yourself, and to verify your phone number with AIR BNB. Then I would accept with great pleasure your reservation request.
In addition, please note that my calendar is updated on time. If you see your dates vacant on my calendar, it means that my room is available.
If you have any questions or need more information, do not hesitate to send me a message. I promise to answer all queries within a 24 hours period maximum.
Presentation of an ID on arrival.

J'ai du réservé a la derniere minutz un logement sur Nice. Laurent ma repondu rapidement et a pu m'héberger pour une nuit, tres beau logement situé a 2 min du tram !
Laurent was a wonderful host - our train to Nice was delayed but when we finally arrived he found us before we could even call him & was very contactable during the whole stay. Even though it is a private room and he stays in the apartment, most nights he wasn't at home which is great if you are really after a whole apartment to yourself. We had a wonderful stay, thank you!
Laurent was a very nice host and we definitely enjoyed our stay in his apartment. He is very well prepared for visitors (maps, info flyers, local insider information, itineraries etc. provided) as well as towels, hair dryer and a welcome chocolate. We were also invited to use the Nescafé machine for tea and coffee.
The apartment itself is small but sufficient. Sadly, the weather did not allow to use the enormous balcony.
The neighborhood was calm, with supermarkets, bakeries and a market literally just around the corner. Although seems to be far from the centre when looking at a map it is very well connected. You reach the city center directly by tramway within 10 minutes.
Unfortunately, we practically never saw each other due to his work and our tight visiting schedule but we had continuous contact per email, where Laurent happily answered all our questions.
It was a very pleasant stay. We would definitely come back!

Laurent is a great host and he knows a lot about the city. He was very helpful with everything I needed, what I appreciate a lot. I found his apartment maybe too small for hosting people, and I went there by myself, so if I had gone with someone else it would have been a disaster. The room he offers is his own, and while you are there we sleeps in the living room so I was constantly concerned about not bothering him but I had to go through the living room (his room) to go to the kitchen or bathroom, maybe early in the morning when he was sleeping. Also the bathroom was so tiny that I found it very difficult to put my clothes on in there after geting a shower, and I couldnt get out without them because I would have been in "his room" naked. So, he is a very nice person but I wouldn't go back there. I also think the price is not worth it, I have been travelling around europe for over a month and this was the most expensive place I have stayed, the worst and without breakfast. But I guess if you don't need much privacy and you can't afford anything else then it's fine to spend one or two nights there

It is true that my room is small and that I sleep in the living room. But this is clearly indicated in my ad and this should not be a surprise because you knowingly rented my room. In addition, during your stay, I only spent one night out of two at home and I was very little present in general. So you have benefited from almost the whole apartment only by yourself, and without extra fee. Moreover for those who want more space and more privacy, I also offer the whole apartment in my profile.
I am surprised to read that you thought you disturbed me. I consider the people I receive as friends and not as simple customers and I always make sure to make them feel like home. It is obvious that if I agree to receive people at my place, it means they do not bother me at all.
In the bathroom, you had at your disposal a coat rack with 4 hooks and an iron bar to store your clothes. The bathroom has a locker but still I don’t get why you want to hang around naked when you rent a room in a guesthouse.
Concerning the price, you chose to visit Nice which is by the way the second most expensive city in France after Paris. And my room is one of the cheapest on the site. If you find any alternative accommodation fully equipped in Nice, close enoough from all amenities, accessible by tram and with an helping, discreet, patient and available host like me, please let me know. I'd love to visit this place :)
This is a nice room, and it has everything. It even has a balcony with view. The room is close to tramway which is very convenience.
Laurent is a nice person and provide us lots of advice of traveling in NICE. I will definitely recommend to stay at Laurent's room.
Laurent was extremely friendly and offered great hospitality during our 2 night stay at his place. Although we did not get to know him too much since he was gone both nights, he had a very comfortable and cleanly apartment. On Saturday night, Laurent even went out of his way to communicate with us to let us know that the Nice Carnival was not cancelled.
