The Space

In the North of the medina, in a non-touristic authentic area - the true Marrakech - authentic Riad of 1900 with all the modern comfort in a design and simple spirit.

The house is made of 5 rooms of various sizes with each their private shower-room with private toilet

  • Très bon séjour au Riad Moderne. Moha est Fati sont vraiment top ! Très serviables, aux petits soins et d'une extrême gentillesse. Chaque fois que nous souhaitions manger au Riad, nous avions le choix du menu. Fati est une excellente cuisinière et sert des portions généreuses. Les produits cuisinés sont frais (achetés le jour même) et le rapport qualité/prix est excellent (moins de 15€ le repas par personne).

    Le riad est très convivial, propre et on s'y sent bien. Moha a toujours des chauffeurs de taxi à disposition pour vous emmener où vous voulez et ce depuis la maison ce qui est pratique notamment quand on voyage entre filles.

  • I’d like to say a huge thank you to Nico, Moha & Fati for a wonderful experience. Nico for organising everything prior to our stay by being so helpful and responsive even assisting us with an evening out. Moha did everything he could to make us feel very welcome during our visit. Nothing was too much to ask for. And Fati cooked us a delicious breakfast each morning. She even kindly offered to decorate me in Henna which looked stunning. We felt very at home here, leaving our doors open all the time that’s how comfortable we felt and as part of the family (despite the language barrier).

    The riad is lovely and modern and cosy. It is a little out the way of all the things central but we didn’t mind as it was quite nice to get away from all the hustle and bustle. In the evening, I would say walking the backstreets up to the riad would be a little daunting however, Moha always made sure we were ok. Ordering us a taxi to pick us up from the door and giving us the phone numbers of taxi drivers he knew so they would pick us up in town when we were ready to return home where Moha would greet us each night. During the day it was a pleasant walk to and from the souks and main square although we did get lost more times than I can remember (but that’s part of the Marrakech experience right?).

    I would definitely stay here again and recommend this to others. We are only sad we did not have longer.

  • Riad sympa et calme. Moha est très serviable, il est venu nous chercher directement à l'aéroport et a fait venir le loueur de voiture au Riad, ce qui a grandement simplifié le séjour! Un bémol cependant, le Riad est situé à 20-25 minutes de la place Jemaa El-fna (si on ne se perd pas dans le dédale des ruelles en route) et de nuit et sous la pluie, ça peut paraître loin, très loin!! Petit déjeuner copieux et délicieux! Nous recommandons!

La situation du riad est stipulée dans l'annonce donc pas de mauvaises surprises :) Il est situé au coeur du vrai Marrakech dans un quartier résidentiel et de maisons d'jôtes, à 2 pas de la famuese mosquée Sidi Bel Abbas, un des 17 sites remarquables de la médina et la seule cour de mosquée visitable à Marrakech. Il se situe au nord-est de la medina à 20mns à pied de la place, après 10 mns vous rejoignez les souks touristiques. Merci encore pour votre visite! Nico

  • Cozy riad and with nice decorations. Moha was very helpful in helping us for our transportation and telling us where to go and what to see. Really enjoyed the stay here!

  • We had a lovely time at Riad Moderne... everything was perfectly arranged, from taxi to breakfast, even a wonderfully made dinner couscous by Fati! Nico responded very quickly to all my e-mails/questions before arrival. Although it was our first time in Marrakech, we never felt unsafe. Once you know how to go to the center of the medina, the Riad is totally not so far out of the souks & the Jemaa El Fna. We even enjoyed the walk, since you see another part of the medina as well, whilst walking. The rooms were nicely decorated, impeccably clean, and we felt at ease in this relaxing stay, aside from the hustle & bustle out on the streets (we never heard a thing!) The afternoon mint tea was nice too! Moha went out of his way to accompany us to the souks by foot when we were a little bit dissorientated the first day ;-) and he arranged us a taxi every night to come back from the Jemaa El Fna to the Riad (since my feet were killing me after walking ALL day :)) We want to thank you for our superb stay, and won't hesitate to stay here again in the future!   • The Riad was perfect for an authentic and personal Marrakech experience. The Riad is away from the tourist area but everything is within walking distance (up to 20mins). Nico organized the Riad assistant to meet me at the airport so transfer to the Riad was very simple. The food is the Riad is also a definite highlight having breakfast cooked and ready for you when you wake is a small enjoyable luxury.
    Loved the whole experience and will be returning in the future.

  • Well renovated, spotless clean, friendly and helpful staff. The riad is in the northern side of the medina: rather far from the touristy area, very genuine. No restaurants nearby. It takes 25 minutes to get to Jema el-Fnaa. The terrace has very little view (lower than surrounding building): this is something to consider if using the terrace is of any importance to you. The water in the pool was stagnant, and as such unusable. Overall an interesting experience if you want to try something out of the ordinary central riads.

    As per the description and pictures, the riad is a traditional renovated house in a modern way and in a non-touristic district but residential and with guesthouses as described for a "true" Marrakech experience. when we say " non-touristic" of course it means there is no restaurants for tourists but locals.
    Considering the cheap price per night, it is not a luxury riad but as described a traditionnal vintage designer guesthouse and most of riads do not have a view on terrace except the luxury ones.
    Our pool got a professional pool system and is cleaned every day with a clear water with products containing neutral PH.
    The house is cleaned twice a day because of the red dust of the city and so is the pool. as the finish of the pool is a brown tadelakt (vs blue), the colour of the water cannot be blue but is very clean ;)

  • We stayed at Riad Moderne for 4 nights and had a wonderful time. Moha and Fati helped us with everything we needed. There are plenty of restaurants in town but are hard to find sometimes. The food at the riad was excellent as well. We were in the old medina most of the trip but make sure to check out the mountains and new medina as well. Nicholas is very helpful by email and communicates quickly.

  • Nicolas gère son riad de manière très professionelle!!
    Dès la réservation, il prend contact avec nous en nous indiquant un maximum d'informations importantes.
    Nous ne l'avons pas rencontré car il était en France mais il a su nous montrer que nous pouvions compter sur lui malgré tout. Son équipe Moha et Fati sont vraiment au top, d une grande gentillesse et disponibilité!

    Ce riad est très agréable, la nourriture délicieuse et ne nécessite seulement 5€ de taxi pour se rendre sur la Place Jemaa el Fna. Quartier plus au calme, c est parfois agréable.

    Sans oublier le petit détail important lorsque nous sommes parents: un bon lit bébé! :)
