DART, the public transportation system in Dallas, is within walking distance. There is a DART bus stop on the corner of the block. The guest house is a great getaway for a single traveler or a couple who wants to walk to the Dallas nightlife from a quiet residential setting.

There is a private entrance from the front of the main house to the guest house in the backyard, via a security gate.
The kitchen is fully stocked for cooking and eating and includes stove top, microwave, toaster oven and refrigerator.
The bedroom features a very comfortable queen size bed and includes linens. Extra pillows and blankets are provided. The television in the bedroom includes a library of DVD's and VHS tapes.
The living room couch converts to a very comfortable twin futon, and there is also a queen size inflatable mattress. A comfy thick foam topper, down comforter and a mattress pad are provided, along with extra pillows, sheets and blankets.
NEW Roku streaming Smart TV includes Netflix, Amazon Prime, HBO Go, Hulu Plus, music and many other channels. Strong WIFI internet connection available as well as books, magazines, board games, maps, guidebooks, and menus of favorite restaurants.
The guest house includes a large bathroom (shower only) and private toilet area. Extra towels and many toiletries are provided, including a hair dryer and curling irons. An iron and ironing board as well as a dryer rack are available as well.
Parking is free and readily available on the street in front of the house.
The best feature is a wonderful friendly old Great Dane named Hamish who’s happy to say Howdy with a woof and a tail wag.
Dallas is a great place to visit! Spring and fall the weather can be very mild. Summers can be very hot. The temperature in the guest house is personally controlled with new AC/Heat units. The guest house is green and guests are asked to preserve electricity and turn them off when not in use.
The guest house is about a 20 minute drive to the new Cowboys stadium in Arlington. It is also very close to downtown, Fair Park and the Convention Center.
The guest house is comfortable for one or two people to stay in the bedroom where there is a queen bed. There is also a queen size inflatable mattress in the living room that can accommodate 1 or 2 more people for an additional fee.
Please keep in mind the owners work full time jobs and may not be home to personally escort you in but they will leave a way for you to check yourselves in. If you require personal assistance please let them know in advance.
The guest house is a great place to stay for budget travelers who want to experience a hot spot in Dallas as a local. It is not a hotel or B&B with a maid service. Guests are politely asked to respect the guest house and clean up after themselves, or pay a $20 cleaning fee.

Friendly, tree lined residential neighborhood inside a fantastic city. You can walk to everything - bars, restaurants, shopping, etc.
The DART bus stop is on the corner of our block and takes you right downtown or to the train stations.

We ask that our guests clean up after themselves and leave the guest house as clean as they found it, or contribute $25 to the cleaning fund.
We did not personally meet Julie, which was a shame. Our communication was by text only, but she made herself accessible to us if needed with good tips.
The guest house is very quiet nestled behind her private residence. It's a fantastic neighbourhood and suited us as we went to a show at the Granada, which is nearby. Lots of great bars and places to eat here.
The bed is quite soft and small if you are used to bigger ones but it has a sofa bed so not an issue if only two people. There is also a notebook with the answers to every conceivable question we had.
We did have an issue with the Internet on the first night/morning until engineer came out to fix, which was slightly inconvenient.
The internet problem was due to cable outages in the alley. No one needed to go into the guest house. All repair work was done by the professionals in the alley sat the end of the block. Although the outage effected many houses on our block it was only out for half a day. Spring is tornado season in Texas. Strong gusts of wind will and do effect cables, electricity etc.
Julie's place in Dallas is great. She was very helpful before we arrived, and more so during our stay. We had some problem with the internet but she got it sorted out right away. She gave us tips on where to go. The place itself is beautiful and the location is very nice and quiet, yet walking distance to M streets. It's very clean and cosy, with lots of info and maps to help you during your stay.

Julie was easily accessible and willing to provide tips on places to check out. The Guest House is in a great location-within walking distance to several restaurants and shops and the neighborhood itself is so cute. There's plenty of space in the Guest House for 2-4 people and it definitely met our expectations.
We stayed at Abby's guest house for 5 nights and enjoyed it very much. Great location and very quiet plus a nice outside patio.Julie was helpful , communicative and and a nice host to us, the only criticism: the bed mattress was a bit soft for our taste.We will definitely book this place again if we stay in Dallas.
Neighborhood from the front of the street was fine. Looking out the bath room window, those neighbors yard was a bit messy. Loved the light Julie had outside, we could always find the house at night.
