The space

We'd love to have you enjoy Austin in one of Austin's coolest neighborhoods!

This comfortable 2BR/1BA house is located just south of downtown Austin and minutes from Zilker Park. The house is walkable to South Congress (SoCo), the popular South First street, and South Lamar.

The house was completely remodeled in 2009. The kitchen features stainless steel appliances and has amenities for cooking.

In Spring 2015, we did some cooking upgrades, including a new knife set, and redecorated throughout the home. We hope that you enjoy the new cookware we've provided in order to make your stay more comfortable.

The house has two bedrooms, one with a queen pillow-top bed and one with a king posturepedic bed - both exceptionally comfortable. Both bedrooms offer closet and drawer space for guest use. The living room couch pulls out into an additional full-sized bed. Sleep sound machines are provided in both bedrooms of the house for sensitive sleepers.

The bathroom has both a shower and a tub and the house is stocked with clean towels, bath soap, shampoo/conditioner, linens, iron/iron board, hair dryer, coffee & coffee creamers, dishware (cups, plates, utensils), and some cookware.

There is a TV with a Roku system. The Roku allows you to sign into your video streaming accounts, such as Netflix, Hulu, Amazon, and HBO Go. There is an antennae for basic/local channels and wireless internet.

A front porch with two chairs offers a great spot for relaxing and enjoying the Austin vibe, and the shaded table on the back porch is perfect for enjoying the private backyard.

There is a drive way for 2 cars as well as off-street parking. There a full-size washer & dryer in the house available to guests with stays over 4 days, detergent is included.

The house is a 5-minute car ride to downtown Austin, Lady Bird Lake, Zilker Park and the Barton Springs Pool.

Three nights stays are required for weekends and special events such as ACL, SXSW, F1), but two-night stays will be considered for an additional $50 fee.

*You must inquire with me first before booking over festivals and holidays to ensure pricing is accurate (Do not use Instant Book for these occasions). If instant book is used, we will follow-up to adjust the price upon booking if needed, then you have will have to cancel if payment not received within 24 hours or by 5 PM the first stay night, whichever is sooner.

Pet stays are accepted on per guest basis and charged a pet fee (typically, $25 per night, per pet). If instant book feature is used, we will follow-up to adjust the price. Please note that the backyard is not fully enclosed.

There is a train nearby but it does not blow its horn, though lighter sleepers may still hear the train passing by.

We have a pack and play that may be used, but prior approval is needed to ensure we have it available for your stay. Sheets and blankets are not included so please make sure you bring those with you.

Myself and my property manager, Natalia, work hard to respond timely and quickly to your inquiries or any needs during your stay. We will make sure you are taken care of while staying in my home.

This property is permitted by the City of Austin and complies with Austin's short-term rental laws.

Guest access

You can check-in at any time after 3 PM. The home features keyless entry, you will receive a code to the electronic locks 1 week before your arrival so you can comfortably check in anytime.

The neighborhood

Walking to breakfast or lunch at neighborhood cafes and fine dining restaurants, hopping on the City bus one block away, walking to the neighborhood park one block away, a twenty minute walk from Auditorium Shores and Ladybird Lake, a quick bike ride to Zilker Park, staying in the same neighborhood as residents movie star Elijah Wood and musician Robert Plant!

Getting around

The most popular form of transportation is Fasten or GetMe. Similar to a taxi service, but typically less expensive. Download the app to your phone and see how affordable it is!

Austin’s bus system, Capitol Metro, costs only $1 per single ride or $2 for an all-­day pass. The number 5 (Woodrow/S 5th bus) picks up one block away at the corner of S. 5th and Mary and goes directly into downtown (a 10 minute ride). There are also routes that pick up on Lamar. Numerous other connections pick-­‐up at various locations throughout downtown.

Bike rentals are available! We've partnered with a local shop to provide our guests with the option to rent bicycles during their stay (for an additional fee). Please advise us if you're interested in this service so we can help get you set up for bike delivery/pick-up.

PLEASE READ, this is required prior to booking.

- If you have a pet, do not utilize instant book. Pets must be approved prior to booking and with applicable pet fee paid ($25 per pet, per night). Pets must be housetrained and stay off furniture/bedding.

- If you have more than 4 guests, please ensure you have noted the correct number of guests prior to booking to ensure all fees are paid.

- No parties are allowed. There are a number of bars/restaurants close by that stay open late – please utilize them

-Smoking is not allowed in the house. An ashtray can be found on the front porch. Please leave all cigarette butts in the ashtray (not in the yard!). A withdraw will be taken from the security deposit if cigarette smoke is smelled inside the house.

-Do not put any furniture outside at any time. No food or drinks on furniture.

-I request that the house be left as you found it with a quick clean-up after your stay per instructions in the house guide.

-The home owner will not assume liability for any inconvenience arising from any temporary defects or stoppage in utilities (water, gas, electricity, plumbing, internet, cable, etc.) or for any loss or damage caused by weather conditions, natural disasters, or other reasons beyond its control. All reasonable efforts will be made to remedy any reported property issues within a reasonable and timely manner.

Not as cute as it appears in pictures. Most everything is old and the house has a mildew smell. We had to go get some Fabreeze to use before we could stay in it. No cable tv. Overall just did not feel fresh and clean. The location is great to get to SoCo and downtown. Quiet neighborhood. Old coffee was in the coffee pot, walls could use a cleaning. We would not stay here again.

The house was perfect for my family as we were in the process of moving to Austin with 2 young children. We booked at last and were able to extend our stay as we waited for our furniture to arrive at our new house. The hosts were easy to reach and very accommodating. The house was clean, quiet and the beds were quite comfortable. Nice kitchen and fun location to explore Austin.

This house has a great front porch. The home is located on a tree lush street with a nice creek around the corner. Excellent open living room and kitchen. The area is excellent and close to bus stop that heads into downtown. Walking distance to eats and drinks.

Overall we had a great stay at Natalia and Susan's. Pros: Ease of check in (they give you a code so you can access the house at any time), really good and thorough communication, nice location, overall really clean, comfy beds, full kitchen cons: there was a kind of musty, mildewy smell throughout the house. You could get used to it pretty easily but whenever we came in after being out for a while we could smell it. Also the toilet is a little finicky. The handle fell off and it didn't flush quite right and those were tough problems to fix because the back of it is blocked by some shelves. Overall our stay was pretty good and I would recommend it for anyone looking to stay in the SoCo area.

I booked here for guests in town for SX and general Austin visit. They loved the cottage and had a great time. Location is perfect for music festivals, South Austin, Downtown activities.
