Breaking news...as of Nov 11, 2014, the train is no longer allowed to blow its horn at the nearby crossing. Therefore, all references of train noise seen in the reviews are no longer relevant and are no longer a factor for stays at my house. Great news!
This comfortable 2BR/1BA house is located just south of downtown Austin and minutes from Zilker Park. The house is walkable to South Congress (SoCo), the popular South First street, and South Lamar.
The house was completely remodeled in 2009. The kitchen features stainless steel appliances and has amenities for cooking. Dunkin Donuts coffee is featured, as well as flavored creamers for coffee. Welcome snacks and a breakfast treat are available for each guest upon check-in.
In Spring 2015, we did some cooking upgrades, including a new knife set, and redecorated throughout the home. We hope that you enjoy the new cookware we've provided in order to make your stay more comfortable.
The house has two bedrooms, one with a queen pillow-top bed and one with a king posturepedic bed - both exceptionally comfortable. Both bedrooms offer closet and drawer space for guest use. The living room couch pulls out into an additional full-sized bed. Sleep sound machines are provided in both bedrooms of the house for sensitive sleepers.
The bathroom has both a shower and a tub and the house is stocked with plenty of clean towels and linens. The house has wireless internet and over 100 channels of cable TV.
A front porch with two wicker chairs offers a great spot for relaxing and enjoying the Austin vibe, and the shaded table on the back porch is perfect for enjoying the private backyard.
There is a drive way for 2 cars as well as off-street parking. There a full-size washer & dryer in the house available to guests with stays over 4 days.
The house is a 5-minute car ride to downtown Austin, Lady Bird Lake, Zilker Park and the Barton Springs Pool.
Austin’s bus system, Capitol Metro, costs only $1 per single ride or $2 for an all-‐day pass. The number 5 (Woodrow/S 5th bus) picks up one block away at the corner of S. 5th and Mary and goes directly into downtown (a 10 minute ride). There are also routes that pick up on Lamar. Numerous other connections pick-‐up at various locations throughout downtown.
Bike rentals available! We've partnered a local shop to provide our guests with the option to rent bicycles during their stay (for an additional fee). Please advise us if you're interested in this service so we can help get you set up for bike delivery/pick-up.
Three nights stays are preferred (and required for special events such as ACL, SXSW, F1), but two-night stays will be considered for an additional $50 fee (except if booked within a week of stay or if booked for weeknights only). If instant book is used for two night stays, we will follow-up to adjust the price upon booking, then have the right to cancel if payment not received within 24 hours or by 5 PM the first stay night, whichever is sooner. *Please inquire with me first before booking over festivals and holidays to ensure Airbnb's pricing is accurate (Instant Book discouraged for those occasions). Pets stays are accepted on per guest basis and charged a pet fee.
Myself and my property manager, Natalia, work hard to respond timely and quickly to your inquiries or any needs during your stay. We will make sure you are taken care of while staying in my home.

Interaction with Guests
No parties are allowed and be respectable of neighbors. I request that the house be left as you found it with a quick clean-up after your stay. A document will be emailed to guests upon booking with information about the house, neighborhood, and check-out.
Unfortunately, a few potential guests have abused my previously Moderate cancellation policy, so I am now on a Strict cancellation policy. However, depending on how far out your reservation is, I am often able to work with you.

As always our stay at Susan's was great! The house is charming and in a fantastic area within walking distance to so much. Clean house and great communication made it a wonderful time!
Susans house in Bouldin is absolutely lovely, it's a wonderful place for a vacation in Austin. We stayed with our family (me, Maria and our two boys, 4 yrs + 8 yrs) and everybody loved it. It's so nice, sweet and with everything you need. The setting is perfect, right next to the streets and the area that makes Austin such a special place, the neighbourhood around Bouldin, S Lamar, S Congress and Barton Springs. Susan is a pro, helping you out with everything you need to have a wonderful time at her place and in the area. We all love to be back!
My family experienced Austin for the first time over the July 4th weekend, happily based in Susan's comfortable and central home. There are two comfortable couches and good lighting for reading. The kitchen is big and bright, and although we didn't do any cooking, seemed appropriately outfitted for those who might want to. The beds were extremely comfortable and the bedrooms have ceiling fans in addition to very nice central air conditioning. Everything was spic and span! One particularly nice aspect of the house is it's natural light, and the privacy afforded by the large stands of bamboo all along the back of the house (if you sit in the back yard wear mosquito repellent!). The house sits on a quiet side street less than a block from a small park. It was a perfect spot for us to walk our small dog while watching happy children play in the sprinkler pool. While we didn't clock it, the distance to the restaurants and fun shopping on South Congress Street was a quick car ride. It would be an easy bike ride, and a reasonable walk. Because of the heat, we east coasters decided to explore via a cool car. The neighborhood is safe, with a mix of bungalow and newer housing (beware of unsecured angry dog on Johanna Street if you're out walking or running!). The information provided on the house was helpful and complete and Susan and her assistant, Natalia, were extremely responsive and welcoming (and forgiving of our dog's accident by the front door!). We would be glad to stay here again, and recommend it to anyone who wants a comfortable, secure and pleasant spot to explore the city.
Susan's home is fantastic. It was clean and cer comfortable the neighborhood is very sweet and safe. We where in walking distance of a local Library, a playground with a creek, and a coffee shop.
Very pleasant experience, Susan's home was perfect for two couples spending the weekend in Austin. Perfectly located, and the beds were extremely comfy.
We had a nice stay at the house but there were a few safety issues for small children that made things stressful and would keep me from wanting to return.
First, there is a bed pushed right up against a second story window. This can't be easily remedied by moving the bed since the other walls also have windows.
Second, there is a large glass coffee table in the living room and a number of small breakable items and an unsecured mirror.
Finally, the steps to the backyard are really high up and have a railing that a child could easily fall through.
My husband , my daughter and I had a wonderful stay. The house was accurately described and very comfortable. My husband really appreciated the fact that we had coffee available. That was a nice touch. We love coming to Austin for the weekend and this was a great location for all we love to do.
