Breaking news...as of Nov 11, 2014, the train is no longer allowed to blow its horn at the nearby crossing. Therefore, all references of train noise seen in the reviews are no longer relevant and are no longer a factor for stays at my house. Great news! This comfortable 2BR/1BA house is located just south of downtown Austin and minutes from Zilker Park. The house is walkable to South Congress (SoCo), the popular South First street, and South Lamar.
The house was completely remodeled in 2009. The kitchen features stainless steel appliances and has amenities for cooking. Dunkin Donuts coffee is featured, as well as flavored creamers for coffee. Welcome snacks and a breakfast treat are available for each guest upon check-in.
The house has two bedrooms, one with a queen pillow-top bed and one with a king posturepedic bed - both exceptionally comfortable. Both bedrooms offer closet and drawer space for guest use. The living room couch pulls out into an additional full-sized bed.
The bathroom has both a shower and a tub and the house is stocked with plenty of clean towels and linens. The house has wireless internet and over 100 channels of cable TV.
A front porch with two wicker chairs offers a great spot for relaxing and enjoying the Austin vibe, and the shaded table on the back porch is perfect for enjoying the private backyard.
There is a drive way for 2 cars as well as off-street parking. There a full-size washer & dryer in the house available to guests with stays over 4 days.
The house is a 5-minute car ride to downtown Austin, Lady Bird Lake, Zilker Park and the Barton Springs Pool.
Austin’s bus system, Capitol Metro, costs only $1 per single ride or $2 for an all-‐day pass. The number 5 (Woodrow/S 5th bus) picks up one block away at the corner of S. 5th and Mary and goes directly into downtown (a 10 minute ride). There are also routes that pick up on Lamar. Numerous other connections pick-‐up at various locations throughout downtown.
Three nights stays are preferred (and required for special events such as ACL, SXSW, F1), but two-night stays will be considered on a per guest basis. *Please inquire with me first before booking over festivals and holidays to ensure Airbnb's pricing is accurate (Instant Book discouraged for those occasions). Pets stays are accepted on per guest basis and charged a pet fee. A nearby train passes at regular intervals during the day and night, but neighbors have long gotten used to it and guests rarely mention it. Sleep sound machines are provided in both bedrooms of the house for sensitive sleepers.

Interaction with Guests
No parties are allowed and be respectable of neighbors. I request that the house be left as you found it with a quick clean-up after your stay. A document will be emailed to guests upon booking with information about the house, neighborhood, and check-out.
Unfortunately, a few potential guests have abused my previously Moderate cancellation policy, so I am now on a Strict cancellation policy. However, depending on how far out your reservation is, I am often able to work with you.
Susan has a lovely home in Austin. Both Susan and Natalia, who manages the place, were good communicators. We asked to extend our trip due to the blizzard in NYC and she was very quick to respond and work it out so we could stay longer. The beds are very comfortable and the location is fantastic. We traveled with our two little girls and it was wonderful to have a playground one block away for down time in between excursions. We definitely recommend this happy little home to future guests.
We had a great experience at Susan's place. Most issues were addressed up front in a very helpful email. We had a small issue finding blankets for the person sleeping on the couch but Susan's assistant quickly responded. The location is amazing and the house is clean. I recommend staying at her place.
My husband and I stayed in Susan's home for a bicycle race at Zilker Park. The location was great and close to everything we needed. We were pleased with the accommodations. Thanks, Susan!
The house was perfect for our group of three and could have easily accommodated one or two more people. The beds were super comfortable and there was a lot of space in the house to spread out. We had little contact with the hosts, but it was all pleasant. The house is certainly walkable to South Congress, but it is deep into a neighborhood (which is fine, just notable). We drove almost everywhere which worked for the trip. If I was coming back here with a group, I would definitely stay here again.
Not a great experience. The booking process started off with the host raising the price after we insta-booked, stating that it was supposed to be listed higher since we were booking over a holiday (new years). It wasn't enough that I felt the need to look elsewhere, but in hindsight I wish I would have.
I'll start with the good things. The location was really great. There's plenty of good restaurants around, and it was easy for us to get downtown or anywhere else we needed to go during our stay. We rented a car, and I'd recommend you do too. The host is very communicative, and responds quickly. Check in and check out were really easy. It does have the stuff you'd want in renting a house. The laundry was nice to have. There's a fridge, and enough space for 4+ people.
The house however leaves a little to be desired. To be fair, we had terrible weather while we were there, and that likely skewed our view of things. It wasn't nearly as charming as the photos inside or out. When we got into the house, it was really musty smelling and we had to go buy candles to make it smell okay. The house is oddly decorated as well. The beds and furnishings are all dated and it adds up to make you feel like the owners don't care a lot about this house. The linens on the beds seem like hand-me-down sheets, and the towels provided were dingy.
If you're not particular about aesthetics, or aroma, this place will probably be just fine for you. If you like to stay somewhere as nice or nicer than your own home while on vacation though, I'd suggest you look elsewhere.
I'm sorry your experience was not positive, Adam. To start, as you mentioned, you booked over New Year's Eve, one of the most popular holidays in Austin. When Airbnb's insta-book system did not charge the correct rate for the holiday, we instantly alerted you to it, offered you over a $100 lower rate than was advertised, and allowed you a full refund if you chose to go elsewhere. I'm sorry to hear the decor was not (email hidden)ny others have commented highly on it. Regarding a smell, the recent rains have has some impact, but nonetheless, I will pass this on to our very attentive cleaning crew who take pride in providing a good experience. We purchase new linens and sheets several times a year, so if you did not like these, we welcome you back to experience new ones. This house has served as my own home...I care about it very much and do my best to provide an over-the-top experience to my guests. I'm sorry we did not meet your standards this time around, but wish you the best in your future stays elsewhere.
We had a great time. The house itself and overall stay experience was as advertised. Cozy, comfortable, good location, and pretty quiet (except for a few dogs on the street who seem to be vocal at times). It's also worth mentioning that it's a few blocks from the train tracks so you do hear trains passing through from time to time; It wasn't an issue for us but definitely noticeable.
Very nice little porch to sit on and have a glass of coffee/tea. We would definitely stay there again.
