This flat is LARGE with an open floor design that combines living and dining rooms together making for an enjoyable open air environment. The two bedrooms have ensuite bathrooms, air-conditioners, fans, queen beds, wardrobes and desks. Additionally, this apartment comes with a private 200 sq. ft. covered balcony.
In the living room is a TV, couch and sitting chairs. There are two dining tables (one 4-top located on the balcony, and the large dining/conference table can seat 8 people.
This space is ideal for 2 to 4 people. Huge for 2 large for 4.
The kitchen is equipped with a gas stove, kettle, refrigerator/freezer, kettle and coffee maker utensils, dishes and cookware and.
Other good stuff included; high speed Internet, WiFi, cable TV, bottled drinking water, Cambodian coffee, shampoo, soap, toilet tissue, paper towels, on site clothes washer and weekly maid service.
Security: Host lives on property too . The entire property is secured with a steel rod-iron gates connected to a large concrete wall that encompasses the property. Every window is secured by rod-iron on the inside with doors being the heavy duty solid core type.
Privacy: Our Guests have plenty of privacy - with a separate entrance and staircase, our valuable guests come and go unhindered and as they desire.
Location: Centrally located, near the famous Russian Market. The river-front district and virtually all other major attractions in Phnom Penh are within an enjoyable 5 - 15 minute tuk-tuk (bicycle) ride away.
When you arrive, your apartment will be thoroughly clean with fresh sheets, towels, shampoo, soap, fresh coffee and 5 gallons of bottled drinking water.
* We clean the apartments and change bed sheets, pillowcases and towels once per week. The day we clean depends on your arrival. (additional cleaning is available upon request).
Health clubs, shopping and restaurants within walking distance. Enjoy the use of a full service health-club within a short, 7 minutes walk away.

Our guests have access to the large open air courtyard. It is mostly covered and has sitting tables and Wi-Fi access A great place to relax.
Interaction with Guests
Hosts reside at this property and are available 24/7 to assist our valuable guests in any problems that may arise. Additionally, we are long time residents, so we have the experience and knowledge to deal with any issue that may arise.
The Russian Market District is the most dynamic neighborhood in Phnom Penh. Here the streetscape changes daily - it is amazing how this district is progressing from one day to the next. The residents here are both local and international in just the right mix to make for a wonderful culturally enriching experience.
Phnom Penh recently initiated a city wide bus service, however tuktuks are the transit vehicle of choice for most visitors (and for many residents as well).

Cambodia is an intriguing place with many exotic dimensions! As one famous ambassador who served Cambodia for many years was recently heard saying "Cambodia is a challenging place to visit you will fall in love with it and then it will break your heart".
Our common sense rules :)
1) No smoking in-doors (outside on the balconies is fine)
2) No loud music after 10 pm
3) Be careful and lawful - this is Cambodia!
4) Follow simple security instructions upon entering and exiting the property
5) Only registered guests are allowed inside the premises unless previous permission from host is attained.
6) Turn off lights and air-conditioners when not in use.
Living in this apartment was a joy. It's very spacious and you have absolute privacy. And the cleanest place I have ever seen (so far) in Asia. Also very important: it's very cool, which is not easy to manage in Cambodia's climate. The neighbourhood is not so close to the Riverside, but honestly, who wants to spend valuable time over there. Everything you need is just a couple meters away; fine restaurants, big (super)markets and a real Cambodian experience. James and Maria are very helpful and open minded. They are very interesting people who like a good conversation. They made us feel at home and I'm very greatful for that.

James informed us the ground floor apartment was available, so we stayed there instead. This worked really well for us as we have a two year old. As before a very pleasant stay.
James was everything you need : affable, flexible, available and responsive.
We stayed in a third-floor (top) flat and if returning, I'd put up with the climb and ask to stay there again!
The flat was roomy, clean comfortable and as described. It's not equipped for the would-be self caterer, but the essentials for basic catering needs are all there.
This was exactly what I was looking for. I wanted to get a real feel for life in Phnom Penh, rather than just be a tourist. It's a big apartment near Russian Market. Furnishing is and kitchen facilities are pretty basic, but sufficient. Wifi is standard Phnom Penh, comes and goes, but good speed. The stairs to the 2nd and 3rd floor are quite steep. Good exercise but not for he faint of heart.
James and Maria are excellent hosts. They responded promptly when we needed things and took care of a problem with the a/c. All in all a good deal. A hotel room at this price would be small and/or seedy.
Our family stayed in Pnomh Penh for 9 days. James and Maria were fantastic hosts. As It is not easy to find addresses in Cambodia, James helped us and our taxi driver navigate our way to the apartment. James met us there, taking time from work to do so. The apartment provides your basic necessities. We did have a couple of maintenance issues, but James and Maria resolved them immediately. Maria was kind enough to show us around the immediate area, giving us an idea of where to eat, shop etc...
We were even treated to spaghetti dinner at their home. If Pnomh Penh is your destination, and you are looking for something affordable with great hosts, I recommend contacting James.
Great host, we really enjoyed our stay! he showed us around on the first day and we went to have dinner with him and his friend, great times! he even accompanied me to the nearest police station after my phone had been stolen!
the appartment is nice as well, big bedrooms with aircon and also quite at night! the area is a 10 min. tuktukdrive away from the riverside / center and everything you need is at walking distance..
although the appartment is totally safe (huge lock, quite tricky :-) ) keep an eye on your valuables in while in the rest of the city, there are bike drivers snatching the valuables (e.g. my phone) out of your hand..

I am the guy taking the picture and I am a very lucky man because I have been married to my beautiful wife for the past 13 years. Together Maria and I have three exceptional daughters (all 4 are in photo). Between us, we speak English, Russian and Chinese.
Both Maria and I are educators and taught for the past dozen years in Oceania and Asia (5 years in Micronesia, 5 years in China and the past 2 here in sunny Cambodia). I am American from Denver, Maria is Russian from Vladivostok and our unique and talented daughters are true third culture children from lots of places.
I have worked for the man for as long as I care to remember, however this coming July (2015) I shall attempt to overcome this (sometimes) unhealthy cyclic addiction by becoming mostly (with luck, completely) independent.
At nearly 50, it is high time for me to do something fun and interesting. You might say I am shooting for the "American Dream" but looking to do it where it's still possible (in Cambodia).
So, how does a financially challenged man do this and take care of his family at the same time?
Our main focus in this regard has to do with providing no-nonsense Western style guest accommodations and services for friendly and value savvy world travelers (like you). Then striving to improve everything all along the way until it hurts a bit.
Along those lines and to make things more enjoyable for our guests, a new breakfast/dinner cafe is in the works and shall be ready to test soon (summer 2015). With this endeavor just like our apartments, we will strive to be reliable, consistent and value focused.
The fact that you are interested in visiting Phnom Penh makes you very interesting to us. You may already know this, but this place and the people here in Cambodia are amazing!
