Located right off the iconic PCH, this condo provides direct beach access while being just moments from local shopping and dining hotspots. Every corner of this home embraces the coastal lifestyle, with the soothing sounds of the ocean accompanying you throughout your stay.
The main living area and kitchen offer a front-row view of California’s stunning sunsets, with refreshing ocean breezes flowing through. A fully equipped kitchen and beautifully designed bathroom enhance the experience, while the outdoor dining deck offers the perfect space for alfresco dining. Whether you're drawn to the beach or prefer to relax on the patio, the ocean's beauty is always within reach.
As of April 2025, Breathe Malibu now includes a brand-new in-unit washer and dryer for your convenience. Additionally, high-speed Starlink internet has been installed, offering a fast and reliable connection ideal for remote work, streaming, and video calls.
Additionally, we manage a second 1-bedroom unit in the same building, Malibu Breeze, located on the second floor and accommodating up to two guests. If you're interested in booking both units or need more information about the additional space, please don’t hesitate to reach out!
2025 Pacific Palisades Fire Update: The property withstood the recent Malibu fire and remains fully operational. Due to ongoing recovery, daily construction occurs on the building and nearby PCH, typically from 7:00 a.m. to 3:00 p.m., Monday through Friday, with occasional Saturday work. Noise from construction can be heard from the unit, especially on the ocean-facing side, and activity varies day to day. Intermittent power outages may also occur. We are working closely with local homeowners to support the community while ensuring a safe and comfortable stay.
This property is located approximately 17.5 miles from Los Angeles International Airport (LAX) and 21 miles miles from SoFi Stadium.
Guest access
Guests will have exclusive access to the entire condo and the tandem carport driveway, offering direct parking off of PCH. The property will be entirely private, with no other occupants unless previously arranged with you.
Other things to note
Guests should expect ongoing maintenance and recovery work following the 2025 Pacific Palisades fires. Daily construction noise and workers on the building and nearby PCH may be present during standard working hours, and intermittent power outages may occur. Pricing has been adjusted to reflect this temporary inconvenience.
The living room couch converts into a double sleeper sofa. Dimensions: Width: 75" / Depth: 54" / Height: 31". This is a one-bedroom apartment so please be advised the sleeper sofa is located in the living room and not a separate, private space.

24 Hour Communication: Our team is available 24/7 while you're staying with us. If anything comes up during your stay, day or night, you'll always be able to reach a real person via text, app or phone call.
By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.
Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed!
Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a minimum $250 fine.
Utility Usage: Utilities are included up to the property’s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.
