White Birch Cottage is nestled in a private setting with easy access. It offers a spacious floor plan which can welcome 2 to 6 guests.

Perfect for a couple or family attending a local Mad River Valley Wedding, a ski vacation, family reunion or any special occasion.

Newly constructed and fully furnished, including linens. Located in a beautiful white birch setting with a view, it has two bedrooms and a loft, fully equipped kitchen, dining room, living room, washer /dryer, front and back decks with tables/ chairs, BBQ grill and a comfy outdoor fireplace with picnic tables

The main floor sleeps 4, the loft sleeps 2. 1 full bath. Maximum occupancy is 6 people (including children) If a larger party is required the loft has 2 single beds available - An additional charge of $100.00 per person per night for guests in addition to Six (6) will be assessed.

There is the main house available on site if your party is larger than 8 -pricing for these accommodations can be provided upon request.

Refundable Security Deposit $500.00. The deposit will be refundable after a satisfactory inspection of the premises has been met following departure. A satisfactory inspection includes: returning the house to the same condition found upon arrival.

A signed rental agreement is required ! Please note the details:

1.This is a NON SMOKING cabin. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $300.00 fine and if additional cleaning is necessary to remove smoke odors from the cottage and/or linens, cost will be subtracted from your security/damage deposit.
2.The septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clogs the septic system, you could be charged damages of up to two hundred dollars ($200).
3 There is a NO PETS POLICY. Guests who bring a pet or pets will forfeit their security/damage deposit and may be evicted
There are 2 pets you will see out and about “Buddy” a black Lab and “Princess” a beagle. They are very friendly and will approach you for affection, which is great. Please do not allow them in the cottage.
4 Children are welcome and for their safety we must require that they be monitored at all times by an adult.
We supply games; however some games have small pieces or parts and are not suitable for young children. i.e. toddlers and infants, who may put things in their mouths. Do not allow young children to play unsupervised with games.
5 Parking – Parking is limited to three (3) vehicles. Vehicles are to be parked in designated parking areas only.
Please park directly in front of the cottage as tightly as possible. If the plow does arrive while you are in, we may ask that you move your vehicle so he can plow where your car is parked.
Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner

6 SECURITY/DAMAGE/RESERVATION DEPOSIT- A security deposit of $500 is required.
Please refer to the Checkout Checklist in the binder!
This must be paid at the time of booking the reservation. The security deposit is NOT applied toward the nightly lodging fee; however, it is fully refundable within (14) days of departure, provided the following provisions are met.

a. No damage is done to cabin or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in refuse containers outside and soiled dishes are placed in the dishwasher and cleaned.
d. All keys are left on the kitchen table and cabin is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. No Early check-in or late check-out.
h. Prior to vacating the cottage, the guest is responsible to remove all trash, redemption and recyclables, ensure all dishes and cookware are clean returned to its original place, any furniture that was moved to its original position. Beds should not be “stripped”, please fold the bed spread/comforters and shams and set aside, towels should be left in a laundry basket when you leave the premises. Trash; there is a small container in the kitchen, large container on the back deck. Small bags are located under the kitchen sink; large bags are located in the hall closet.
When the large container becomes full, please dispose of it. Do not leave trash on the decks, the animals will get into them and make a mess.
Redemption and recycling are in the grey container on the back deck.

i. Fires/Open Flames: The property does have an outside fireplace, with advance notice arrangements can be made for a camp fire. Open Flames including candles and incenses are not permitted inside the cottage.
7 PAYMENT – If booked thru Airbnb payment is processed thru Airbnb. However when the reservation is confirmed and contact information is exchanged, the guest is required to provide a credit card that would be held for incidentals that may arise during the stay and if/any cancellation fees.
8 CANCELLATIONS - 50% of your deposit will be refunded with 60 days’ notice from scheduled arrival date. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty except if deposits were made via credit card. All credit card cancellations are subject to a 5% cancellation fee or $50 whichever is greater. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Sorry, no refunds for holidays or early departures-- no exceptions.
9. MAXIMUM OCCUPANCY- The maximum number of guests per cabin is limited to eight (8) persons. An additional charge or $100.00 per person per night for guests in addition to eight (8) will be assessed.
Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the three-night rate.
11 NO DAILY MAID SERVICE – While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate however is available at an additional rate.
12 RATE CHANGES – Rates subject to change without notice.
Transportation and travel insurance are NOT covered
13 FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
14 WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
15 STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained, however we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
16 TRAVEL INSURANCE: We highly recommend you purchase travel insurance. If you wish to purchase travel insurance, go to (URL HIDDEN) for details and to purchase.
17 The cottage is privately owned; the homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
18 General use of the cottage: guests and visitors shall not disturb, annoy, endanger or inconvenience our neighbors; or use the premises for any immoral or unlawful purposes, or violate any law or ordinance. The dwelling is for residential purposes only. No loud parties or celebratory events are allowed without agreement from the owner. The guests are prohibited from parking campers, motor homes or tents without prior notification to the owner/s.
19 All equipment and appliances are in working order, please report any inoperative equipment to the owner’s in person or call (PHONE NUMBER HIDDEN) We will make all reasonable effort to have repairs made as soon as possible.
21 No reduction in rent, rebate or refund will be issued for a mechanical failure of air conditioning, dishwasher, washer, dryer, TV or other appliances. You will not be held responsible for repairs beyond your control.
22 Utilities are included in the rental, however, excessive electrical or heating use (due for example to windows/doors left open, heating on when not in the house) will be charged.
Please conserve energy by making certain that all unnecessary lights are shut off when exiting the cottage
23 In the winter months: upon your arrival the heat will be set at 64 degrees, if this is not comfortable adjust the heat accordingly (Please no lower than “L” and no higher than 68 degrees). 68 degrees will keep the main room very, very toasty and the loft will may be too warm so it is recommended that you use the ceiling fan to circulate the heat thru out the cottage.
The main floor bedrooms will be cooler, you MUST keep the bedroom doors open (except for brief periods when privacy is needed) and the thru the wall fans on to circulate the heat from the main rooms to the bedrooms. If this is not done the pipes will freeze.
There are extra blankets in the hutches if you need them.
Upon your departure please return the heat to 64 degrees, make certain the bedrooms doors are open and the thru the wall fans are on.
You may hear /see a gentleman "Max" he is our next door neighbor and friend, he is helps us keep the decks /walkways clear of snow & ice.
Ice Melt is in the lime green containers. Please use when needed, but be careful not to bring in to the cottage on your boots and shoes
Please; store all skies, poles and snow boards on the racks located on the front deck. The cottage does not have accommodations inside.

Please all other equipment such as boots, gloves, helmets and such are to be stored in the containers provided in each bedroom
In the summer months: the cottage is not air-conditioned, usually is not necessary.
However there is a window fan installed in the bath which helps keep the small area cool and removes the humidity from the room from showers. During showers it is recommended that the fan be utilized in reverse (out switch) and for cooling forward (in).
There is also a window fan installed in the main loft bedroom and can be operated the same way.
If you feel that you need more window fan, please ask, we have them and would be happy install them for you, it is very easy.

In the two main floor bedrooms there are beach towels in the closet and in the loft there are beach towels in the storage containers in each room for your use.
The property does have extra beach chairs, with advance notice arrangements they can be made available.

If you have additional coolers, beach chairs or other items that require storage please locate them on the back deck or if they need to be under cover we can accommodate them in the garage
24 The cottage is well stocked with most of the basics, as a courtesy if you consume all of something and it was provided upon your arrival; please replace it before departing for the next guests’ arrival.

25 Please help preserve the cottage wood flooring by removing you shoes at the door. You will notice a basket of slippers provided for your use while at the cottage. The slippers are intended for inside use of while at the cottage, not outside.

26 Telephone service is local and emergency only. You are welcome to use the phone. (Unlimited long distance in the US) Please keep the calls as short as possible. Note: the phone is shared with the main house; we will try to keep the calls to a minimum during your stay. No international calls please.

27 You are welcome to rent PPV Or VOD thru Dish Network, before your departure any rentals will need to be settled.

28 If a power outage occurs you will find (2) battery operated lanterns in the hall closet on the shelf.

29 Satellite instructions if needed are in the back of the cottage binder.

30 Local recreation, restaurant and area attraction recommendations are also located in the back of the cottage binder.
31 A binder labeled Owners Manuals located in the living room has all the cottage appliances if there is need and we are not available to help
32 If not installed, an additional leaf for the dining room table is located under the bed in the loft if needed.

Karen was the perfect host! The cottage was beautiful and she even had an apple pie, vermont cheese and maple syrup waiting for us! The location is stunning! If we ever come back to Vermont we would stay here again! Awesome week!

Quite, off main road connecting you to all major places you may want to visit. Up the road there is hiking and a watering hole. The home itself has 3 queen beds and 2 twin beds. Spacious kitchen, books and games, 2 terraces with views that stretch for miles. Hiking in the backyard, fire place. The hosts were amazing and truly will make you feel as comfortable as possible. The house is well kept and you will be so glad you stayed there- we are!!

The house is cozy, clean and comfortable, containing everything you might need, including a particularly well stocked kitchen for cooking even the biggest meals. The owners live on the property and are very kind, responsive and helpful. Great for groups of friends. About a 25min drive from Sugarbush. Not the best for couples needing privacy, as the bedrooms are exposed to the main living area.

Karen's house is wonderful and accurately presented. We, a group of 8 adults, had a great stay over a weekend to attend a wedding nearby. Lots of nice touches: a homemade apple pie, some maple syrup produced locally, umbrellas provided for all us when it rained a torrent, and care taken to help keep the place cool in strong heat. Karen was a great host and communicated well. I would happily recommend her lovely house to anyone looking to stay in the area.

Karen and Robert made us feel very welcome and comfortable. We asked for and received great advice on restaurants, hiking trails and local swimming holes. Our cottage was immaculate - it was clean, contained all the amenities you could possibly need, and even came with an apple pie, cheddar cheeses and maple syrup in the fridge upon arrival. We had more than enough space for our party of six. And the setting was tremendous - a pond and brook on the property and overlooking a valley with a forested hillside. We will stay here again next rip to Vermont!

Very pleasant stay in this beautiful cottage, and Karen was a very considerate host. We came to ski but the weather didn't play along. We had a wonderful stay anyway.
