The space

This deceptively spacious, modern townhouse is arranged over 3 floors, offering immaculate accommodation in the very centre of this upmarket, quintessential Scottish Borders town.

There's ample private parking in this secluded mews courtyard immediately outside your front door (plus space for another 2 by prior arrangement).

Within just 300m you have 3 supermarkets, 5 bars, 3 take-aways, 4 good restaurants and 5 cafés/bistros - and a whole lot more beyond!

The house was totally re-furnished & decorated in July 2012 and comprises:

On the Top Floor, the master bedroom with a spacious en suite showerroom. From your balcony, enjoy the views across the rooftops and steeples to the hills beyond whilst sipping a glass of wine in the evening sun!

The First Floor offers a large twin bedroom and a single bedroom, plus an additional guest bed (supplement). The generous family bathroom has an over-bath 'Mira' shower.

- all bedrooms have ample storage space in the form of wardrobes/cupboards and chest of drawers
- and there's a hairdyrer in each room.

On the Ground Floor you have a compact modern kitchen with electric oven & ceramic hob, washing machine, fridge (with freezer compartment), dishwasher and microwave.
- complete set of kitchen utensils, pots/pans, cutlery and crockery.
- a 'starter pack' of essentials (coffee, tea, milk and cereals) is included.
- on request, a full shop can be arranged ahead of your arrival.

The roomy lounge has a sofa and snuggler to seat 5 in comfort (plus extra chairs for visitors), while the dining area has an extendable table which can seat up to 6 people.
- french doors lead directly out to the enclosed south-facing patio garden at the rear of the house. There's bench and deck-chair seating so you can enjoy the flowers and shrubs in this private sun trap.
- the patio garden has been recently landscaped and re-planted (July 2013)
- the lounge, twin and double bedrooms boast LCD TVs with Freeview and DVD players, and there's a wide range of DVD and VHS films plus CD music to choose from.
- we've also provided games, books and magazines should the weather be inclement.
- for the summer months feel free to use the picnic hampers and cool-boxes for lazy lunches in the local parks or whilst you tour the wonderful Borders scenery that surrounds you.

There's also a convenient WC on the ground floor, plus an under-stair cupboard off the lounge for all your coats and shoes etc.

There are numerous excellent restaurants, hotels, bars and takeaways all within a few hundred yards stroll. Although your house is ideally situated to enjoy all these attractions and amenities it also provides a modern fully fitted kitchen. So, for those who prefer to self-cater, you are within a short walk of Tesco, Sainsbury, and Co-op supermarkets, plus all other typical high street shops only a few hundred metres from your front door. Peebles is noted across Scotland and the North of England for its number and variety of independent speciality shops.

This cosy house has double-glazing and gas central heating throughout - and there are no extra charges for your electricity or gas consumption.

Free, unlimited Sky WiFi internet broadband connection is available (plus a Windows XP computer, on request).

There's an iron, spare blankets, vacuum, all cleaning materials, one bath- and one hand-towel per person, board games, magazines, clothes line & drier, plus food basics (milk, coffee, tea, sugar, cereals, pasta etc - enough to get you started).

The Scottish Borders Region:
Located approximately 35km south of Edinburgh city centre (with the city by-pass even closer, providing links to Edinburgh Airport and the motorway network) makes this area an excellent choice to base yourself for a touring holiday in southern Scotland.

Add to this formal and botanic gardens, stately homes and a rich history with ancient monuments and castles all on your doorstep ... there's plenty to keep you busy in the local area itself.

Whilst a car is not essential to enjoy Peebles and its own local attractions, it would be a shame to miss out on a tour of the wider Borders area and north to Edinburgh city itself. The Peebles area

The Royal Burgh of Peebles is a thriving market town straddling the world renowned river Tweed. The town boasts quality high-street shopping, supermarkets, and numerous leisure and recreational facilities including golf courses, art galleries, museums, a theatre, swimming pool and, more recently, some of the best dedicated mountain-biking venues in the UK. Peebles is renowned for its number and range of independent shops, attracting visitors and tourists from far and wide.

Horse riding, fishing and hill/walking are also very popular local activities. Peebles hosts each year an agricultural show, several road cycling events, and it's own cultural 'Beltane Festival' ... a festival of local legend, history and tradition with roots dating back many centuries.

Activities in and around Peebles:

Golf courses - the nearest of three is less than a 15 mins walk.
Fishing - salmon & trout on the River Tweed, or nearby stocked lochs.

You will have full access to the house which sleeps up to 5 in comfort.
There is also a Z-bed for a sixth guest (supplement).

Interaction with guests

Should you have any questions at all your host is available by phone etc. from 8am-11pm. But for urgent situations I can of course be contacted 24/7. To respect your privacy (unless otherwise requested) I will not revisit the house until your time of departure.

Fantastic location. You can walk into Peebles where there are plenty of shops cafes and restaurants. Donald was a great host, really good communication and went out of his way to ensure we enjoyed our stay. Thank You we will definitely return to this accommodation.

Great house that suited us (5 guys) perfectly. Very comfortable house with all the creature comforts of a home from home. Easy walk to supermarkets, restaurant and bars. Easy allocated parking outside the front of the house in a secluded mews/cul-de-sac. Highly recommend staying here if visiting Peebles and the Tweed Valley!

Donald's place is amazing, you don't need to look any further for the best self catering accommodate in Peebles. It has everything you need & much much more than you would have anywhere else. The apartment is so well appointed, fantastic heating, great wifi, everything you need & more in the kitchen, location is the best & so very quiet, with amazing views out the windows, off street parking right in front of the apartment & Donald is a wonderful host. This truly is one of the best apartment you could ever stay in for your holiday & we 100% recommend you book it right now because you won't be disappointed. Oh sorry I forgot to mention how amazingly clean the whole apartment is.
