For stays under 29 continuous days, Palm Springs Occupancy Tax of 11.5% is due upon arrival. TOT Permit #4962.
Stays one month or over pay actual utility expenses.
Holidays or special events may be subject to a higher nightly rate and minimum stays.

Vacation Property Rental Agreement must be agreed upon via the airbnb website prior to occupancy.
This agreement made between:
Name(s)_______________________________________________________________“Tenant” (hereinafter called the “Tenants”) and Brian Parisi (hereinafter called the “Landlord”) concerning the short term rental of the property located at 3420 E. Camino Rojos, Palm Springs, CA 92262 (hereinafter called the “Premises”).
Terms of the Agreement:
1.The Landlord has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement.
2.There is no house phone line. Tenants must use personal cell phone. Wireless internet is available.
3.Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. Premises will be delivered to Tenants in a professionally cleaned condition. Upon termination of occupancy, Tenants will deliver the Premises in the same condition less ordinary wear and tear. The Tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next Tenants. Tenants shall pay for maintenance and repairs, beyond the regular cleaning fee that was collected, should the premises be left in a lesser condition. The Tenants agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if Occupants cause damage to the premises or its furnishings inside and outside.
4.The Tenants shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins along the curb after their stay for pickup. Tenant is cautioned not to leave trash outside for long periods of time because it attracts animals. Trash must be properly bagged, secured taken to the end of the driveway in Trash and Recycle Cans. Most can be put in the BLUE trash and recycle can. A $100.00 fee will be taken from the security deposit if trash is left in the house or yard. Garbage pickup is Monday and Thursday each week.
5.The Tenants shall pay for any damage done to the premises over and above normal wear and tear. Please do not sit on any indoor furniture with we swimsuits.
(website hidden) pets of any kind will be brought onto the premises. If a pet is brought onto the property by the guest of a tenant, the tenant agrees to pay any and all damages due to damaged furniture, pet stains or the need for additional cleaning.
7.The Tenants shall not sublet the property.
8.The Tenants shall have no more than 7 (seven) persons reside or sleep on the premises.
9.The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Out of respect to our neighbors, quiet hour starts at 10 PM and Pool and outdoor noise should be kept to a minimum.
10.This is a non-smoking house and is STRICTLY enforced. If it is found that you (or your guests) have smoked inside the house, your security deposit will automatically be forfeited. Smoking is permitted outside the home. Butts must be properly put out and removed.
11.Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, basic kitchen spices, toilet paper, dish detergent, laundry detergent, fabric softener. If other consumables exist at the premises when the Tenant arrives the Tenant is free to use them.
12.The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.
13.Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement.
14.Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.
15.There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
16.If the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the Tenants’ stay. Every effort will be made to schedule the showing at a convenient time and not interrupt the Tenant’s vacation. Tenant shall allow reasonable viewings of the home between 9 am and 8 PM present or not. This property is not currently for sale.
17.There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.
(website hidden) is the tenant’s responsibility to learn about safety precautions, and safety procedures concerning swimming in or being around the pool. Tenant agrees to have a responsible adult supervising minors while they swim in the pool. Tenant is hereby notified that the pool can be dangerous and tenant accepts fully the risks involved. Tenant is further notified to be cautious when exiting the rear of the home as the pool is open and in close proximity to the entry ways and can be a hazard. There are no rails to prevent a fall into the pool. Pool waiver release included below.
19.Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.
20.Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits.
21.Tenant is advised that the property contains a gas stove and cook top, gas heating, gas grill, gas fire-pit and other gas powered items and will seek help from management if the proper operation of such items is not fully understood.
22.The property has a fire extinguisher under the sink in the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform management immediately should the fire extinguisher become missing or less than fully charged. Tenant agrees to use the fire extinguisher only for true emergencies.
23.The property has smoke alarms installed and they are believed to function properly at the time of rental. Tenant will notify management without delay if a fire alarm “chirps” or has a low battery condition.
24.Tenant is advised that there is no carbon monoxide detector on the property and accepts the risk involved in not having one.
25.Tenant shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so. The current alarm system is disabled, but for extended stays (greater than 1 week), please let the Landlord know if the Tenant wishes to enable the alarm with a guest code.
26.Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 2 weeks they shall become the property of the Landlord. The Landlord shall not be help liable for condition of said items.
27.High Definition cable TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content or personal preferences with regard to cable TV service.
28.Tenant agrees that Air conditioning shall not be set below 70 degrees and heat shall not be set above 76. Doors and windows shall be closed when either heat or air conditioning is in operation. Please make sure the heater or air conditioner is off when you depart. Utilities will be charged for left on Air or Heat. You must also turn off all lights/fans.
(website hidden) MUST be securely locked any time you leave. Keys must be put back into lock box. If property is not properly locked when you depart, you will be charged $150.00 fee, and be responsible if anything is stolen.
30.If you prepaid for the pool heater ($40 per day), the pool heater must not be set higher than 85˚ for the pool and 98˚ for the Jacuzzi. If it is set higher, additional gas charges may be incurred. Please turn heater off upon your departure.
31.Landlord reserves the right to terminate this agreement for any reason with 21 days notice.
32.Please inform the Landlord immediately upon arrival if there are any damages that you are not responsible for; or if there are any unforeseen issues with the house during your stay.
33.Tenants shall not make any alterations in or about the Premises including, but not limited to, moving furniture, painting, wallpapering, adding or changing locks, installing antenna or satellite dish(es), placing signs, displays or exhibits, or using screws, fastening devices, large nails or adhesive materials.
34.If there is more than one Tenants, each one shall be individually and completely responsible for the performance of all obligations under this Agreement, jointly and individually with every other Tenants.
35.All prior agreements between Landlord and Tenats are incorporated in this Agreement, which constitutes the entire contract. It is intended as a final expression of the parties’ agreement, and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waiver of the same or any subsequent breach. This Agreement shall be governed and construed in accordance with the laws of the State of California. California shall have personal jurisdiction over the parties and the county in which the Premises is located shall be the forum.

POOL WAIVER AND RELEASE 3420 E. Camino Rojos, CA 92262
1. Guests and their visitors will comply with the Rules of Conduct listed below for users of the pool and pool deck at the Property (“pool”). Guests agree to inform their visitors of these rules and will ensure that they will also abide by those rules.
2. Guests assume all risks relating to or arising out of the use of the pool by themselves and their visitors. Guests understand that no lifeguards are provided at the pool and that they and their visitors will be swimming at their own risk. In consideration of being allowed to use the pool, Guests, on behalf of themselves and their visitors, their legal representative, heirs, successors, and assigns, do hereby release, waive, and discharge owners and their officers, directors, agents, and employees (“the Releasees”) from any and all liability to Guests and their visitors, their spouses, legal representatives, heirs, successors, and assigns from and against any and all loss or expense (including reasonable attorneys fees and costs related to any litigation and any appeals), and any claim or damages on account of injury to Guests or visitors, even injury resulting in death, whether caused by the negligence of Releasees or otherwise, arising out of or relating to use of the pool.
3. Guests agree to defend, indemnify and hold harmless the Releasees and each of them from any loss, damage, or cost of any kind whatsoever they may incur due to or arising out of or relating to Guests’ presence, or the presence of their visitors, in or upon the pool, whether caused by the negligence of Releasees or otherwise.
4. Guests expressly agree that this Waiver and Release is intended to be as broad and inclusive as permitted by the laws of the State of California and that if any portion of it is held invalid, the balance shall continue in full force and effect.
5. Guests hereby release and discharge the Releasees from any and all claims whatsoever on account of first aid treatment or services rendered to or by Guests, their visitors, or any minor child for which they are responsible, arising out of or relating to or necessitated by the use of the pool.
6. This Waiver and Release contains the entire agreement between Guests and Releasees relating to the subject matter hereof, and the terms of the Waiver and Release are contractual and not mere recital.
7. Guests further state that they have carefully read the foregoing Waiver and Release, understand the contents, and have signed it as their own free act.
8. Guests have read the conditions and rules listed on this form and understand and agree to abide by these conditions and rules.
RULES GOVERNING THE USE OF POOLS AND POOL AREA
_____1.The use of the pool facilities is restricted to Guests and their visitors. Persons who cannot demonstrate that they are an owner, Guests or authorized visitors may not use the pool.
_____2. Use of the facilities is at the Guest’s own risk. Lifeguards are not provided.
_____3. No pets are permitted in the pool at any time.
_____4. Children under the age of 12 must be accompanied by an adult of at least 18 years of age.
_____5. All authorized persons must place a towel or other material between their bodies and the pool furniture to protect the furniture from oils and greases.
_____6. Eating is allowed only at tables and seating areas outside of the pool.
_____7. Breakable containers are not allowed in the pool area.
_____8. Persons with infectious or contagious health conditions are not permitted in the pool.
_____9. Diving, jumping, or running is not allowed in the pool area.
_____10. Plastic pants that seal around diaper areas are required when persons in the pool wear diapers.
_____11. No one shall pollute the pool. Anyone who pollutes the pool will be held responsible for the costs incurred in treating or correcting the problems caused by the pollution.

We liked the house so much that we decided to rent it again. As for the first time Brian was very nice to deal with. The house is perfect: nice, clean, welcoming, confortable. The kids love their room. The street is quiet and a dream if you like mid-century houses. We'll probably go back there again.
Brian was very responsive, answered any/all questions, and ensured we had a great stay. His home in Palm Springs is wonderful, and anyone looking to stay in the area should consider his house. I would definitely go back and stay there again.
This is an absolutely gorgeous house!! Very comfortable and Brian left wonderful instructions for us on how to use the various amenities in the house. The only minor downside was the the top two bunk beds are pretty close to the ceiling and it was difficult for adults to sleep there comfortably. Otherwise, great house and host!
Our family had a wonderful time in Palm Springs. Brian was very accommodating and responsive. Everything was ready when we arrived. The house was clean and super kids-friendly. You can expect to see exactly the same in real as in the pictures. Thanks Brian!
I had a great stay at the house a couple weeks back. The house looks just like the pictures. When I booked the house, I was concerned about airplane noise, considering it's practically next to the airport, but the house has double paned windows so I did not hear any noise whilst inside the house. When outside, the actual airplane traffic was extremely light, so the occasional plane going by was not a bother. The house is off of Gene Autry Trail so you bypass the traffic on Palm Canyon when heading in or out. It is close to Albertsons and Stater Bros for food.
We had a great time staying at Brian's home. The house offers a very family friendly mid-century renovation, with a full kitchen. The neighborhood is filled with beautiful mid-century homes and is coveniently located near the airport, yet not in the flight path. Two couples and two children stayed here very comfortably. Brian checked in during our stay and made sure everything was going well. We would definitely come back and stay at this home. I'd highly recommend it.
