Enjoy our renovated bathroom (we think it may be the nicest in all of Temescal!) and we are still following SANITIZING/CLEANING protocols recommended by Airbnb, California Department of Public Health, and the CDC, including 24 hour vacancies between guests.
The space
Stay in our FABULOUS 1-bedroom garden apartment with ample indoor-outdoor space (deck! garden! firepit! bistro seating) and modern industrial artsy designs. Located in what is arguably Oakland’s most dynamic, hip, and centrally located neighborhood.
We have a TON of indoor/outdoor space, including a redwood deck w/gas fire pit and outdoor dining area, super fast mesh WiFi throughout (accessible in yard/deck too!), gourmet kitchen, full size private laundry, smart TV, we are pet friendly AND we are only 2 blocks to BART. This location is so convenient - you could easily choose a car-free stay; especially since we are less than two blocks from a bike sharing station and there are always Lime/Lyft scooters available at the BART station. Additionally, there are rental or car share opportunities within blocks.

Some dogs: While our listing does say pet-friendly, note that we accept dogs only, and on a case-by-case basis. We require a little correspondence about it, and you can see our additional rules for more details. Sorry, no puppies.
RATES
- 2-person occupancy (2 night minimum, 3 on holidays)
- Offering 5% discount on 2-week stays, 10% discount on 3+ week stays until further notice.
- Additional guests $20/night (children under 2 are free)
- Approved dogs (no other pets sorry) $15/night extra per pet (accepted on case-by-case basis after answering a few questions about behavior/flea meds and understanding pet house rules). See additional requirements under policies and rules.
• Street parking is free, but limited to 2 hrs between 8am-6pm weekdays OR we can provide passes for $10/day (up to 3 days) or $50/for a 2-week pass for anything longer than 3 days. The day limits are set by the City of Oakland.

- 10 plus day stays: There is a required, additional mid-stay clean for all stays 10 days or longer (at guest's expense, $85).
- Note: we limit heat use in the winter to a high of 72 degrees in an effort to keep prices reasonable for our guests. If you are someone who prefers less clothes and warmer temps, you can request a higher temperature (up to 74 degrees), we can adjust the settings and an additional $10/day fee will be applied.

ADDITIONAL RULES:
SMOKING
No smoking in the home. If smoking must occur there are 2 green chairs at the far end of the back yard. Cigarette butts must be placed in ashtray provided, and ashtray must be emptied at the end of your stay in the garbage bins outside (front of house) NOT inside the home.
SHHHHH
Quiet hours are 9-9 on weekdays and 10-10 on weekends (this means no guests after those hours and be especially aware of keeping noise to a minimum). The building is old, walls are thin, and there are adjacent occupants in the building. We simply ask that you be respectful of that fact. Be aware that toddler stomping/running, wooden heeled shoes, and loud adult voices can easily be heard by all. This is especially true in the entrance hallway so please keep voices to a minimum there.
GUESTS
Please ask us in advance if you would like to have people over who are NOT in your reservation party. Small gatherings of up to 6 people total (including you and any other paying guest) for a few hours inside or on the deck may be approved when requested upfront. Guests are subject to the same house rules as paying Airbnb guests, please make sure they abide by them. See rules about quiet hours above.
DOGS:
We love and welcome dogs, but we accept them on a case-by-case basis. Please do NOT assume because the listing says pet-friendly that we automatically accept your pet. DO inform us if you are planning to bring a dog (we do not accept cats or any other pets). We expect owners to take pets with them at ALL times. Pets may NOT be left alone in the apartment or yard under any circumstances (not even crated), without owners supervision. Pets are not allowed on the furniture unless you bring your own sheet/blanket to protect it from claws/fur.
Dogs are an additional $15/night which can be paid upon your arrival. Dogs must be current on flea meds. If you are bringing a dog(s) who will utilize the back yard, we will need to arrange a "meetup" so that your pup can meet the dogs already onsite. Alpha dogs may not be a good fit.
Visiting male dogs are prohibited from "marking" on the redwood deck. If you can not ensure your dog won't mark, then please take him ON LEASH down to the lower yard area before letting him off leash and supervise him at all times. We have trained our male dog not to pee on the deck but when visiting pups do it first he will try to mark on top of them - vicious cycle. It is nearly impossible to remove all pee smell from wood (especially for a dog nose!)
Guest access
The yard/deck is a shared space with the owners, the full-time tenant, and two dogs:
1. Willow is a Lab-Dane mix and we've had her since March 2020, (yup, a COVID pup) with dietary restrictions so we leave special treats you can offer her and 2) Monty who is an older Terrier/Boxer gent we rescued from the North Bay fires in 2016... he's ridiculously cute but he does NOT like much attention... we supervise him while he is in the yard (or he'll bark) and ask guests to give him a wide berth and just ignore him (he does like treats though!!!). 3) Santiago is relatively new and is similar to Monty, he's a small fry at only 17 lbs and is fearful of hands coming to his head.
If you want private yard time (sans dogs) we are happy to coordinate that with you, just let us know.
Enter the unit through the main bedroom followed by the bathroom, living room, then kitchen, which leads to the deck.
Other things to note
PUPS
We LOVE dogs and welcome them (and you!), but we do so on a CASE-BY-CASE basis because three dogs already share the yard! Here are the questions/requirements/comments we ask as we want to make sure it's a good fit for everyone, including you, us and the pups!
Questions you will need to answer:
- How old is your pup ?
- How much does it weigh?
- What is the breed?
- Is it neutered or spayed?
- Is he/she an alpha?
- How does your pup get along with other dogs?
- Is it up to date on flea meds?
Requirements we have:
- Visiting pups MUST remain supervised at ALL times and not be left alone in the apartment or yard when owner is not here. Once owners leaves, we have been left with screaming dogs, so sorry to say this is not negotiable.
- There is an additional daily fee of $15 per day for dogs.
- Pets are not allowed on the furniture unless you bring your own sheet/blanket to protect from claws/fur.
- If pup will utilizes the back yard versus the front yard, or a park, we will need to arrange a "meetup" with our dogs upon arrival so our dogs know who else is in their yard (reminder, we have 3).
- Guest is responsible for picking up after their dog.
- No marking on our deck! If there is ANY chance your dog will do so it must be escorted to the lower brick area, on leash.
- We have dog baggies in the back yard on the fence behind and to the left of the 2 green chairs at the back, they are there for your use.
- Guest is responsible if any dog damage occurs.
About the pups that already live here:
They will bark at first sighting, then are incredibly well behaved dogs.
- Willow is half Lab - half Great Dane and is social, but a little suspect at first, has a loud bark that can scare people because it's so deep, but is completely harmless and will take as many touches as you will give!
- Monty is getting up there in years, and he'll want to check you out! He will bark for treats. .
- Santiago (or Santo) is our newest foster fail, he would not leave! He's learning fast, and loves our pups. He's only 17 lbs, and prefers to come up to you and feel safe first, versus you leaning into him. He does best when ignored, even though he's cute, and hard to resist
The building is owner-owned and occupied. This space is the primary residence of owner who also uses the space as a home office and for visits from out of town family/friends when not rented. A second building owner has a primary residence on the second floor, where both owners will likely reside during your stay. This apartment is one of two units located on the first floor.
Though the apartment DOES sleep 4, doing so will turn the living room into a bedroom and will limit the amount of hang-out space for guests, when used as a bedroom. There is ample deck space and seating. The 2nd bed is a "Murphy" and can be easily transformed during the day for maximum usability of the space; however most guests do not seem to choose to do so. 4 guests is fine, but we do not allow 4 guests AND a dog - that's just too much.
LATE FEE ANS LOST KEYS
- There is a $75 late fee that will be assessed if guests are not completely out of the home by 11 am on departure day (unless otherwise negotiated).
- There is a $75 fee for lost keys for replacement, time and management
