This ordinance does not require an inspection of the unit by the City for potential Building, Housing, Fire, or other Code violations.
With its own entrance, you walk down a hall and open the door to a large garden studio featuring granite kitchen countertops, modern appliances, dishwasher, washing machine, gas stove and is furnished with a Queen Bed, Cable TV, Wifi and plenty of closet and bathroom space. There is a large couch, a rocking chair and 2 smaller sitting chairs. The studio is furnished with all the items you need to cook (spices, pans, dishwasher) and feel at home but the main attraction is how close it is to all the great places to eat out without spending downtown prices!
Location: 2 blocks to Golden Gate Park and Museums, 2 blocks to UCSF medical center, 1 block to restaurants on Irving, 40 feet from 2 grocery stores, and 1 block from Muni train (N-Judah) stop w/ easy access to Cole Valley (3min), Duboce (7min) and Downtown (20min) via Muni.
Pet allowed on a case-by-case basis. Owners live in same building on 2nd floor apartment and as such will quickly address any issues, needs or questions that might arise. We want every guest to leave happy with their SF sejour!

Interaction with Guests
We like to meet and greet our guests and then provide them with a private experience. Unless we're needed, we may not see you your entire trip after checking in. Sometimes we bump into our guests outside and it's always great to say hello and see how things are going or answer questions about the neighborhood. We consider the studio entirely yours while you're staying with us. That said, we ask that if there is anything that you need, please let us know. A light bulb that needs replacing? Need more towels? Just ask.
The area is best enjoyed without a car. The immediate street has a two-hour parking limit for non-residents from 8 a.m. - 5 p.m. Street cleaning is from 8 a.m. - 10 a.m. on the first and third Tuesdays of the month. Please pay close attention to all street signs and meters when parking anywhere in San Francisco, you could get a costly ticket if you are just one minute past the legal time. There is no time-limit on street parking two blocks uphill so that is an option if you have a car, however street cleaning regulations still apply. If you need to rent a car by the day or by the hour, there is a zipcar location as well as a few citycarshare locations within three blocks of the suite. Note: If you plan to use zipcar or citycarshare you must register before your arrival so that you can get your card key by mail.
The neighborhood has streetcar and bus stops to anywhere in the city within a 1-2 minute walk. Our streetcar is the "N-Judah" metro train which will take you directly to the following areas. (Approximate times):
-Haight-Ashbury district, 8 minutes
-Union Square/Moscone Center, 16 minutes
-Financial district, 20 minutes
-AT&T Ballpark, home of the San Francisco Giants, 25 minutes
-Caltrain station, 25 minutes
-Ocean Beach, 18 minutes
-San Francisco Zoo, 20 minutes, accessible by "L" train at nearby Forest Hills station
-Castro district, 15 minutes, accessible by "K,L,M" trains at nearby Forest Hills station
-Glen Park BART station, 8-10 minutes by Muni bus 44

Go to 511-dot-org for trip planning information. We highly recommend downloading a San Francisco Muni app. There are several good ones available on iPhone and Android. The apps will tell you to the minute when a bus or streetcar is scheduled to arrive.
Please observe quiet after 10PM, always lock doors and place any dirty dishes in the dishwasher at the end of stay. Backyard & BBQ is common area, although Studio has a separate private outdoor area additionally. Please note that occasionally the house golden retriever, "Dogo", can be found in the back yard watching the Koi fish in the pond-waterfall.
Hallway leading up to studio entrance is also common area but rarely used.
We loved staying in the studio! We stayed for about one week but would have stayed longer if we could! Our hosts were wonderful and checked in with us to make sure we had everything we needed (we did!). The studio is quite large and very comfortable for 2 people. We loved the back yard, decor, and landscaping! The neighborhood felt extremely safe to us, and we enjoyed several of the nearby coffee shops, stores, and restaurants. When We make it back to San Francisco, I will definitely try to book this studio again!
J &S were wonderful. They were available if need be but rarely saw them both. The space was private and fantastic. Perfectly described! The neighborhood was charming and centrally located for us. Definitely a place where we would stay again.
The studio with zen garden was absolutely perfect for our one week stay in San Francisco. The Hughes were extremely welcoming. There were fresh orchids and calla lilies on the kitchen counter with a bottle of wine and packets of ground coffee. The location was great - we spent a lot of time at Golden Gate Park, and access to the MUNI was close by too. The space was just what we needed for our vacation.
Absolutely terrific studio apartment with an open airy feel. Even better than described. Hosts could not have been nicer or more helpful. Wonderful outdoor space to complement the well - appointed interior space and kitchen.
We were extremely pleased with the experience, from the ease of reserving the space, gaining access and the space itself. 5 stars and very deserving. The apartment works great for 2 people, clean, well appointed with great amenities. We loved the artwork! The favorite part was the outdoor space. Very comfortable with mid-day and afternoon sun and also very private. The great SF weather had something to do with that.
Our hosts checked in with us to make sure all was good but really had no need to intervene as everyone worked wonderfully. We had complete privacy which was important to us.
The location is super, lots of good restaurants and really easy to get into town as the Muni is practically right outside the door. The park is a few blocks away and we used the gym facilities and pool at UCSF which is down the block.
This was a real find for us being only a few blocks from our kids apartment.
We will definitely us this again on our return visit and will recommend to friends and family.
We had a great stay here. The location was perfect for us and it felt very "homey," which important especially if you're staying or traveling for an extended period of time. J&S left some birthday champagne, Valentine's Day chocolate, and it was really sweet. We used the full kitchen and pantry and relaxed in the yard when we weren't busy exploring the city or just hanging at GG Park which is a very short walk from the house. Definitely would recommend this spot to friends and already have done so. Would be inclined to come back. Can just be a little loud because of Muni, but that wasn't a bother for us.
The studio was perfect as described. Nice guarden, sufficient and clean amenity. And welcome wine made us happy. We can get to the downtown easily such as Union Square, Ferry building etc. Husband and I could enjoy Sanfransico. Really would like to recommand.
We are both professionals in our mid 30's... "J", outside of his sales career loves to surf, travel, sail and pretty much do any sport that involves water and has built and designed much of the back yard features. "S" is a real-estate agent who loves to help people explore the city and each of its unique neighborhoods and find the right "fit" for people looking for a home, apartment or "pied-à-terre" In her free time she loves to go for runs with our golden retriever, to spend time tending the garden's blooms, sip coffee in the many cool cafes in SF, travel and hang out with friends and family.
We both love this neighborhood for all of its diverse food options within a quick walk, having golden gate park with all of its attractions (lakes, and sunny nooks, outdoor concerts, runs, museums, tennis, lawn bowling, etc) just 200 ft away as well as being able to jump on the muni to quickly go downtown or to the the beach. We love how friendly the neighbors are and also having UCSF and the doctors who have saved so many lives, including one of our best friends who had a severe form of brain cancer.
