This is a great apartment in the middle of action but away from the crowd. It has its own unique character and has very up-beat atmosphere. We have has singles staying here and families of 5. mostly two adults and 2 or 3 kids.
This apartment is in a great location. A 15 minutes walk from the Woodley/National Zoo metro station in one direction and 15 minutes walk to DuPont Circle in another direction. The bus stop is also across the street. We are located on the edge of Adams Morgan and DuPont Circle, right in the middle of numerous restaurants , shops and exciting night clubs. There is a great variety of shopping options within walking distance, boutiques, small local stores and arts and craft shops.
The downtown sightseeing is just a few minutes away on the metro of about 15 minutes walk (we are about 1 mile from the White House and the National Mall). There are number of bus lines in the area, Metro just a few minutes away and we are walking distance to number of sites.

Your damage deposit will be refunded promptly assuming that the following provisions are met:
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. All debris, rubbish and discards are placed in trash cans, and soiled dishes are placed in the dishwasher and cleaned.
c. All keys are left where they were retrieved from (mailbox, lockbox etc).
No linens are lost or damaged.
Sharp heels and stilettos: Please do not walk on the hardwood flooring with these shoes as they damage the hardwood flooring which is expensive to repair and you will be responsible for the cost of repairing it.
PLEASE NOTE THE FOLLOWING WILL BE DEDUCTED FROM YOUR DEPOSIT:
- broken glass, coffee cup $5.00
- stained or damaged towel $10.00
- extra sheets used other than the ones provided $25.00
- all other damage will be charged at actual cost to repair.
DAMAGE TO THE RENTAL UNIT – please note that you will be responsible for damages to our rental unit outside of normal wear and tear.
MAXIMUM OCCUPANCY- The maximum number of guests is limited to eight (4) persons.
LINEN SERVICE – Linens and bath towels are included in the unit rental. Please note that only linens placed on beds may be used during your stay. Should you need to exchange your linens during the stay, wash and dry the ones provided for you on the bed but do not pull out additional ones from our closets. If you are utilizing our sleeper sofa, extra bag with sheets, pillows and comforter will be provided for you.
Please note that you should NOT use any other linen for the sleeper sofa than the ones provided. Should you need to pull out additional linens for any reason, our cleaning team will assess additional laundry fee of $25.00 per set.
TOWELS – Please note that we provide towels for your use during your stay with us. However, due to the time restraints on our cleaning crew, we ask that you wash and dry all towels used during your stay
This was only our 2nd Airbnb experience, so I'm not quite sure what the norm is yet...
My 2 little boys (2.5 years, and 6 months) and I joined my husband while working onsite for 2 weeks in DC. I have to say, it wasn't a very good experience. The apartment is definitely not suited for little kids (getting up and down the stairs into the apartment alone was difficult with the 2 and a stroller), and frankly, neither is the Adams Morgan neighborhood. The area is loud and primarily full of bars. *Allen did provide a crate of toys and a pack & play for us which was incredibly helpful and appreciated.
When we were in DC, the weather was in the 90's and we had to ask to have the temp lowered twice. Allen was quick to respond, but it was super inconvenient not having direct access to the a/c (especially when said 2 little boys were both running fevers). Another notable contributor to the heat is that every time we ran the dryer, it took the temp up by like 10 degrees in the unit.
We also felt the apartment was really grimy and dirty. The shower/bathroom in particular was really gross - and within an hour of being in the apartment, our feet were black. On top of this, the heat, and it just being a basement apartment - there were a lot of bugs (mosquitos, flies, gnats), and even an occasional worm that managed to creep their way into the bedroom a couple nights. *To be fair, we didn't mention the cleanliness issue to Allen while we were there.
They did their best to brighten up the basement apartment, and I'm sure if we didn't have kids, and didn't need to spend as much time actually in the unit, it would have been okay. Unfortunately, this really didn't work for us and added a lot of stress to our time away.
I am sorry that April's experience was not a good one. I for myself having had two children a couple of years apart would never be in a strange city, in a one bedroom English apartment with two sick kids for 8 days. That is not a vacation but pure work. As she mentions, we were not told about the cleaning situation as we would have had it rectified immediately. We contract our cleanings and if there is a problem they will redo it to the satisfaction of our guests. It is not simply fair not to tell us and then mention it on the review. The season and the times were also not very suitable either. We have had heavy rains and hot temperatures. Bugs thrive in that environment. We keep bug sprays handy (not recommended when small children are around) and have a pest control company on call and on contract for monthly service for all of our apartments. I hope April comes back when her children are a bit older and they can walk to the Zoo and her husband stays with her to help when needed and if there she finds something not right would tell me about it right away. l Allen's place in Adam's Morgan was great for our stay in DC. The basement apartment is extremely well located, a few minutes from bus and metro lines (15 min walk to Red Line @ Dupont Circle) as well as from multiple ZipCar parking lots. We used this central location as a very convenient starting point for our trips inside and outside of the city. There is a large number of restaurants (fast food to gourmet) within a couple of minutes walk from the apartment, so finding the right eating / dining situation was easy and convenient. A full-size supermarket (Harris-Teeter) is also about 5 minutes away on foot and offers a great choice of all types of packaged and prepared foods. The basement is very practical, with one master bedroom, a bathroom, an adequately equipped kitchen, a dining area and a living room with a convertible sofa bed. Importantly for families, there is a washer / dryer combo in the apartment. Also, the air conditioning system works well and the apartment offers a nice respite from the outside heat and humidity. Allen provided us with an inflatable bed + linens for the fourth member of our party and was very responsive to a couple of request we made on arrival. We would stay at Allen's basement apartment again.
My fiance and I came to the east coast for the first time last month for our friends' wedding. Our friends live in D.c. right in the Adams Morgan neighborhood. We were looking for a condo close to them but also within walking distance to many of the popular d.c. sites/ monuments and good restaurants. This place fit all of our criteria and then some. It is a great location, clean, easy to find. The owner Allen was great and easy to deal with and always answered any of the questions we had right away. We will definitely be back to visit our friends and we when do we always want to stay here!!

The location for Adams Morgan was perfect. Steps away from 18th Street and the liveliness of the area with numerous, diverse restaurants. The walks to Dupont Circle metro or to U Street metro were under 15 minutes. Target, Best Buy, and Bed, Bath, and Beyond were a 15 minute walk; the grocery store, Harris Teeter, was a 5 minute walk away.
The host(s), Allen and Ana, are wonderful people, extremely nice. Allen responded quickly with any questions or concerns I had, even before moving in. They definitely made me feel at home, which is what you want when it's a home away from home.
I would definitely recommend this awesome basement apt; it was set up with the essentials and then some. I was gone during most of the days during the week, which was beneficial, because of the office upstairs--you can hear footsteps and the occasional phone ring. But if you're going to be working/sightseeing/exploring during the day (M-F; 8-5), it's really a perfect (and safe) place to live.

The redhead next to me is my wife Ana.
We have 2 daughters who are grown and are on their own ( not really, if you are a parent you know) and a 14 pound Schnoodle ( he thinks he is a giant). We have been living in the DC metro area for about 36 years and absolutely love it. Washington DC is a beautiful city, it really is and for people coming here to spend their vacations or attend conferences (Walter E. Washington Convention Center), weddings (so many beautiful churches), funerals (The Arlington Cemetery), graduations (so many great universities), sight seeing (do I need to mention this?), museums, festivals etc. etc.. There isn't any city that offers so much.
I manage the properties and Ana tells me what to do!!!! We are a great team and enjoy doing what we do.
