This is without a doubt the perfect location for someone wanting beautiful views from outside, close proximity to the beach and parks as well as being within easy walking distance of downtown. A city bus stop is also very close.

PS. If you are wondering why some of the reviews below mention Carolyn and Jari, it's because they used to live here! This is our family home - Carolyn is Jayne's sister; she and her family have moved away and we have taken over the vacation rental. We also manage two more listings down the road, and have great reviews :)
You have access to the lower level suite. It is a separate entrance from the upper level suite. Most of the time, we will be staying in the upper level, it is our home. But sometimes, we do rent it out to other guests - so it is possible there will be other guests in the upper level suite when you are there. Backyard is kept private for owner's use.
Interaction with Guests
We will leave you to your privacy, but we live just upstairs if needed for anything at all. We are easily contacted via text. Sometimes we can meet with you when you arrive to show you around, but most of the time, it doesn't fit with our work schedules, so we leave a little manual for you :)
We are located in Fairfield. 'Cook Street Village' (a 10 minute walk away) has a few grocery stores & markets, coffee shops, pizza/burger/healthy restaurant options, a pub, a bank, doctors office & health center, beer & wine store, video/dvd rental shop, clothing stores and a post office. And probably more that we aren't mentioning. Beacon Hill Park is less than 5 minutes walk away; it is a great place for kids, there is a cute little petting zoo, duck ponds, and lots of gorgeous flowers and big trees. Walking to town will take about 15 minutes, or 2-3 minutes by car. In town there are great restaurants, lots of shopping, the museum, undersea gardens, and the Inner Harbour which has little water taxis that you can dart around in. Right across the front of the home there is a large open space on the clifftop where people go for a stroll and walk their dogs, access to the beach is a stones throw away and you'll be down to the ocean in under 5 minutes. There are a few parks nearby for kids to play in: Linden Park is a 5-10 minute walk and has swings and other playground activities. The district of James Bay is also close by and is nice to walk through, there a lot of heritage homes there.
This is a great place to live! Lots of open space, beaches and parks close by, it’s an extremely safe and clean neighbourhood. Right outside your doorstep you get the spectacular views the ocean and the Olympic mountain range - the scene changes every 5 minutes with different ships, weather systems etc, and at night you can see the lights of Port Angeles twinkling in the distance. You get to be close to nature but with all the comforts of modern living literally just around the corner and if you need more entertainment options you need only jump in your car and you're in downtown Victoria in a few minutes.
You are welcome to park in the driveway. There is plenty of street parking available. Taxi to downtown is approximately 7 minutes and costs around $12.
City bus stop is very close. There is one right down the road (a 2 minute walk) but it is very irregular. There is a more reliable one on May St. (ten minute walk). We recommend looking on the BC Transit website for bus info.
Other Things to Note
As mentioned, we do live upstairs most of the time. But sometimes we do rent out the upper level suite as well, so it is possible that there will be guests there during your stay. You may see eachother coming and going, but you each have separate entrances to the house.
No Smoking, No Pets, No Parties.
If you do need to smoke, please go across the street, otherwise, smoke blows into our windows! Thank you!
We are very caring, considerate people and will do all we can to ensure you have a great stay! In return, we would appreciate guests who are respectful of our home environment.
Please respect quiet time from 11pm to 7am.
We had a great visit in Victoria because of our Airbnb host...everything was exactly as we expected and would certainly use this host again. This home was very convenient to everything and just across the road was the ocean. Lots of walkers, joggers, and four-legged companions.
Hosts contacted us on arrival to make sure everything was fine. Loved the location.
We arrived at Jayne and Nick's place on a sunday evening and found the suite with no problem. It has a beautiful view and many people like to walk along the path overlooking the water. We found the suite with ample room for 6 people and appreciated a bathroom with both a shower and a tub. It was also nice having an indoor washer and dryer. It is very close to the downtown tourist area (5 min). I think the grocery store was farther away than downtown. Being a lower level suite sometimes you have to deal with noisy upstairs tenants but this certainly was not the case other than a few cries from a baby we hardly noticed anyone upstairs. Overall had a great time. Thanks,
We stayed in the lower level of this house overlooking the water near downtown Victoria - three couples on a cycling weekend. We were greeted on arrival, so the experience did not remain faceless.
There was plenty of room to store our bikes and gear. I wondered whether a single bathroom might be a challenge, but no problems - the bathroom is quite large including the Jacuzzi! Plenty of towels for all. It was an easy and pleasant walk to dining and grocery stores through the local park or neighborhoods, and a great home base for daily cycling trips on Tour de Victoria routes.
Jayne and Nick were very responsive to our questions and requests. We had a very enjoyable stay.
Perfect place for my family's vacation in Victoria! The location, steps from the beach and next to Beacon Hill Park, were perfect. It was quiet and private but still close to everything- a great home base for exploring the city and island.
The suite was spacious, clean and had just about everything we needed. We were missing an iron but Nick supplied one very quickly. All in all, a very positive experience. Thanks Jayne and Nick!
This is a well-equipped lower-level apartment (semi-basement but with windows at grass-level). While it's a little dark, it is in a lovely area with many of Victoria's attractions within cycling distance. The beach-front path is over the road and Beacon Hill park is nearby. There was some noise from the tenants above, but unless you want to sleep in, it wasn't a problem. We had seven people in the four bedrooms, so the one bathroom was in high demand. I would stay here again.
Jayne and Nick's place is really nice and advertised - worked great for our family - but what put it over the top is the location - glorious.
