My two bedroom house is in the centrally located 10th and Page neighborhood. The queen-sized beds can comfortably sleep four and I have an air mattress available if you have a fifth guest. Easy walk to UVa and Downtown.

the 10th and Page neighborhood is traditionally a working-class neighborhood. I love the old-time neighborhood feel, where neighbors invite you over for family gatherings and such. Also, the location can't be beat.
My house is located between the UVa grounds and the Downtown Mall. It's a 10 minute walk to either location. I've even had guests walk to Monticello from my house. If you need to visit further away, there is easy access to several bus stops.
Other Things to Note
If you read my reviews and see references to my cats, that's changed. I moved out of this house in early 2014 and took the cats with me. If you have allergies then you shouldn't be bothered. I have cleaned the house many times since I moved out.
No smoking inside and no pets allowed.
I have coffee and a french press on the kitchen counter if you want to have coffee, or tea if you prefer that. I will leave cream in the fridge.
Shower towels are in the bathroom closet. I also have shampoo, conditioner, kleenex, altoids, and soap in the bathroom closet if you need any of these items during your stay.
I encourage you to use my kitchen! Please, cook. It's not used enough and it needs some love. I do ask, however, that you clean up after yourself.

Tim's place came as advertised and was perfect for what we needed: a convenient place to stay near the Corner that was less expensive than a hotel.
Communication with Tim was effortless; he responded to inquiries very quickly and answered all of my questions. He was very flexible when we didn't know if another couple was joining us or not. While I didn't get to meet Tim in person, finding the house and getting in were a breeze.
The place itself was nice and looked just like the pictures. The beds were comfortable, the shower was clean, and he left several clean towels for us to use. My only two complaints were that one of the bedroom windows didn't lock, so I felt uncomfortable leaving my laptop in the house (which luckily ended up not being an issue), and the smell. When you first walk in, there is a distinct smell. It dissipates the longer you spend there, but it is very noticeable. If you are sensitive to that kind of thing, I would consider looking elsewhere, but if you're only going to be there to lay your head down, you can probably get passed it.
Overall, we enjoyed our stay and it was exactly what we needed. Thanks, Tim!
Tim's house was perfectly fine as it provides good value for money. It meets the description and pictures, and we felt comfortable there. We especially liked the location as it is very close to the student area, the cosy recliner chair in the living room, and the piano that my sun really enjoyed playing. Tim was very responsive and friendly to all our calls. The beds were comfortable, and the rooms were warm in quite a chilly weather as they have separate thermostats. I recommend the place and would love to stay again.

Tim was a great host and the house was perfect for our needs. The house was exactly as listed: clean, comfortable living areas and bedrooms, all amenities that we needed in the kitchen and bathroom. All the cooking utensils and items were there and we did cook dinner. There was also a speaker for our iPhones and we used that too. The location was very close to the UVA campus and convenient for the day/evening we had planned there. If you don't mind the 1-2 mile walk, it's within walking distance.
Tim was there to meet us with the key, instructions, and directions and was very polite and helpful. It was a great experience and I would rent the house again if it's available.
Three house was as listed. Quiet, quaint, albeit quite "lived in." All in all it was great, would definitely stay again. As for the sketchiness of the neighborhood, you only have to worry if you exude privilege like a beacon screaming "Hey I'm white and scared!" Otherwise, it's fine and friendly. All around happy.
I had a great experience. The home was centrally located and convenient for both day trips out to the vineyards and shorter trips into town.
The host was prompt and easy to get in touch with. Similarly he knew the area well and was a great resource for restaurants and activities in Charlottesville.
Tim was punctual and welcoming. The location is what sold us and it was a great weekend. The heating was not the best in the living areas but the bedrooms were warm. All and all good place and I would book it again.
