The Space

Private house with one queen-sized bed and one queen-sized futon. If you need a third sleeping area, I do have an air mattress as well. The house is in the centrally located 10th and Page neighborhood and is two miles from Scott Stadium, one mile from the downtown mall, and a half-mile from UVa Hospital. Easy walking whether you're visiting for a concert, festival, UVa game or just general Charlottesville sightseeing

This is the perfect place to stay for short-term rotations at UVa Hospital.

I live with my partner around the corner (literally two houses away). We'd love to have you over for dinner, or to just chit-chat.

The Neighborhood

the 10th and Page neighborhood is traditionally a working-class neighborhood. I love the old-time neighborhood feel, where neighbors invite you over for family gatherings and such. Also, the location can't be beat.

Getting around

My house is located between the UVa grounds and the Downtown Mall. It's a 10 minute walk to either location. I've even had guests walk to Monticello from my house. If you need to visit further away, there is easy access to several bus stops.

Other Things to Note

If you read my reviews and see references to my cats, that's changed. I moved out of this house in early 2014 and took the cats with me. If you have allergies then you shouldn't be bothered. I have cleaned the house many times since I moved out.

  • Tim was a great host and happily answered are questions for us. He had guides and coffee for us too. Unfortunately the house itself wasn't so good. The carpet is stained and house smelled awful. I had to sleep with my head next to an open window. It smells like an old smokers covered up by bad air fresheners. I hate to leave a bad review because Tim was great. But I would not have stayed here if I had known this. First time using airbnb and maybe this is normal but we are not used to it.

    Sorry for the smoky smell. The previous owner was a smoker and when it's hot and humid, the smell of it sometimes comes back. I'm trying to find a solution to this that doesn't involve repainting the entire house and replacing the carpet :-/

  • Tim was extremely nice and was very prompt in communicating with us concerning our arrival time. We were a little shocked by the out side of the house which he apologized for not mowing the yard since he had been out of town but the inside was perfect.Not fancy but safe and great for walking around charlottsville. We enjoyed our stay. The house was clean and bedroom was very comfortable.

  • Great little house in neighborhood close to U Va (walking distance, 10 min, which was great given parking problms). Tim super nice and flexible, willing to hold my iPad which I forgot, until late in the day. Great value, would highly recommend as convenient in-town location

  • We loved staying at Tim's cute house in Charlottsville, VA. The house is nicely decorated, very comfortable sofa and chair in the living room, well equipped kitchen, nice bedrooms, all very comfortable. The location of the house is fantastic, close to so many of the points of interest. Very calm neighborhood, old charm, neighbors wave to you when they see you. And Tim was super, very nice, attentive and helpful with good restaurant and sight-seeing suggestions. We certainly plan to come back! Renata & Robert

  • Good location and cozy house. Came for a wedding at a winery with my girlfriend. Tim had two bedrooms, but we only stayed in one. It's an older house - the bathroom was clean and the bed slept comfortably. Only stayed one night and didn't cook, but the kitchen was well stocked. Tim met us when we got in and lives close by. He assured us if we had any problems at all (which we didn't) to give him a call.

  • We had a great stay with Tim in Charlottesville. Tim is super friendly and was very flexible in meeting us in the afternoon when we arrived. The house is cute and has lots of amenities- coffee, toiletries, etc. The neighborhood was so peaceful and quiet, we slept amazingly well. Thank you for a great stay in C'ville, Tim!

  • I stayed in Tim's private house for two nights, to attend a training at UVA. The location was perfect (minutes walk from the Amtrak and 40 minutes walk to the law school). The UVA campus is actually much closer, but my training was on the far end. The house was great, comfortable, and well stocked (e.g., Tim provided several shower products that I had neglected to bring in my attempt to travel light). Tim was also wonderful; he left a great choice of coffee, emailed me walking maps in advance, and provided recommendations for restaurants.

I've lived in Charlottesville, VA since 2006 and finally decided to stay here for the long term, ditching the renters' life and buying my first house. I used to rent just my guest room, but a short while ago, I moved in with my girlfriend, so my entire house is now free. Instead of having long-term renters, I've decided to stick with AirBnB I'm working for an Internet service startup now and enjoy gardening, rock climbing, and bee-keeping in addition to the constant slow updating of my house.
