My two bedroom house is in the centrally located 10th and Page neighborhood. The queen-sized beds can comfortably sleep four and I have an air mattress available if you have a fifth guest. Easy walk to UVa and Downtown.

the 10th and Page neighborhood is traditionally a working-class neighborhood. I love the old-time neighborhood feel, where neighbors invite you over for family gatherings and such. Also, the location can't be beat.
My house is located between the UVa grounds and the Downtown Mall. It's a 10 minute walk to either location. I've even had guests walk to Monticello from my house. If you need to visit further away, there is easy access to several bus stops.
Other Things to Note
If you read my reviews and see references to my cats, that's changed. I moved out of this house in early 2014 and took the cats with me. If you have allergies then you shouldn't be bothered. I have cleaned the house many times since I moved out.
No smoking inside and no pets allowed.
I have coffee and a french press on the kitchen counter if you want to have coffee, or tea if you prefer that. I will leave cream in the fridge.
Shower towels are in the bathroom closet. I also have shampoo, conditioner, kleenex, altoids, and soap in the bathroom closet if you need any of these items during your stay.
I encourage you to use my kitchen! Please, cook. It's not used enough and it needs some love. I do ask, however, that you clean up after yourself.

Tim was punctual and welcoming. The location is what sold us and it was a great weekend. The heating was not the best in the living areas but the bedrooms were warm. All and all good place and I would book it again.
I was in town for a wedding and had two friends staying with me. The location, size, and price were perfect for our needs.
There weren't a lot of frills in the house, but it was perfect for spending the days out and coming back to a quiet neighborhood.
Tim was very accommodating and provided me with some tips for getting to where I needed to be for the wedding.

We met Tim briefly as he was leaving town. He had left the house unlocked for us which made us feel uncomfortable as the house is in a very "sketchy" neighborhood. The house was filthy. Nothing dusted or even vacuumed. It smelled funny and the carpeting was gross. The bathroom seemed clean but was in bad repair. We were very disappointed in this booking.
We were very very pleased with out stay here. Tim was very flexible and accommodating and provided everything we needed.
The house is in an excellent location, close to both the downtown mall and the corner. The neighborhood was nice and the house was perfect for a weekend getaway.
I would stay here again and recommend it to other people!
Tim's place suited our needs just fine: a quick walk to the downtown mall and plenty of room for two couples. He was flexible in meeting us to let us into the house and giving a quick tour. He was also easy to get in touch with. The neighborhood was quiet while we stayed there and feels tucked away from the main streets.
Very convenient location and everything met expectations. Tim was also very flexible and understanding with the checkout time when our Amtrak train was delayed!
Tim was a great host; he was easy to get in touch with, easy to coordinate with, and the house was exactly what I needed during my stay in Charlottesville. I agree with two other most recent guests that there was a slight smoke smell to the house, but I barely smelled it except when I had just walked in the door. I would definitely consider staying at Tim's house again if I am back in Charlottesville!
