Fully furnished home with 3 Bedroom/2 Bath 1 block from South 1st bus line, and famed, insanely delicious Torchy's Tacos.
Professionally cleaned home, one story. Wireless throughout, two workspaces/tables in open layout
Loft-like home with lots of room. ceiling fans everywhere, "rustic" concrete floors, airy and light.
- King in Master with master bath and walk-in shower and double sink. Sitting area, cable TV with DVD player.
- Queen bed in front bedroom with amateur art, across the hall with full bath and subway tiles.
- Full bed in other front bedroom with high ceilings, ceiling fan, small (website hidden) NOOK:
- New Sofa in back TV nook comfortable for an additional guest under 6" to sleep.
- 56" HDTV in TV area, Cable/HBO, DVD...good for small screenings...
- Digital piano, record player.
Open kitchen, high end appliances, Bosch oven and range, fridge, microwave, ice maker, blender, toaster, rice cooker.
Fun gathering place.
Washer and Dryer in pantry area.
Dogs are fine (yard is fenced in with a gate), back yard with gas grill. Front private deck.

Best Tacos in Austin rated by Austin Chronicle - Crazy inventive Torchy's Tacos - right around the corner. Mind-blowing.
Easy, fun, modern but not fussy, laid back space, close enough to the stuff, but far away for rest and relaxation.

Interaction with Guests
As much as is needed by guests.
Dawson hood. Perfect 78704 location to be around the stuff, but quiet enough to relax. Bus ($1.25) or Uber (@12 bucks) gets you downtown in 10 minutes bus, or 5-6 Uber minutes.
S 1st around the block, 8-10 minutes downtown including stops, one buck. Cab about 10 bucks.
Uber is available (and recommended) for SXSW and ACL.

Courteous folks to enjoy space.
Please no smoking inside, since there are rugs and books and paper and things that absorb the smoke and it takes forever to get the scent out.
Please no raucous parties, but house IS great for small get togethers and dinners. Please let me know ahead of time.
Please do not have additional folks other than who is agreed upon to stay here. 6 adults and one child max, please.
Dogs are ok since the backyard is fenced and the floors are concrete, cats are an issue since this owner has allergies.

Our family of five had a wonderful stay at Larry's place. It was the perfect home base for our busy long weekend in Austin. The house is clean and comfortable, just as described. The beds are so comfy!
It's in an excellent location close to downtown & the airport. A quick and cheap uber ride will get you to & from 6th Street safely.
Larry is a great host. Very courteous and accommodating. We visited during a period of record setting rain and flooding, and everything went smoothly.

We had a great time at Larry's house. The big kitchen table, open layout, and back patio were perfect for our small group of friends. Larry was very accommodating, available and responsive. Definitely recommended.
My friends and I rented this place for Levitation and everyone loved staying here. Clean, well appointed and in a nice, quiet location in South Austin. Larry was a great host too!
Larry was helpful all along the way, making sure there weren't any awkward adjustments to our settling in. The accommodations were thoughtfully furnished and supplied. Neighborhood is rapidly gentrifying, showing recognition that it is convenient to Austin's core of trendy happenings.

Yo Airbnb peeps - have been letting out rooms and mi casa for years, and so far so good!
I'm a freelancer living with my yellow lab Charlie, and we travel pretty extensively around the country, and usually can make arrangements without too much notice. Work with screenwriting and portrait brokerage takes me both east and west.
Per the purchase of this house, enjoy having folks over to cook and watch movies or good tv on my big screen, being close enough to downtown to hop on the bus to avoid parking, etc., having places to walk the dog, and be within a stone's throw from my favorite things about Austin:
-South Congress Neighborhood
-the South Austin Tennis Center
-Barton Springs Pool and Greenbelt
-The Alamo Drafthouse Cinema
-Downtown/ Hike and Bike Trail/Zilker Park
-Easy access to 71/290 and the Hill Country
Having been a blogger and online reviewer of Austin, do my best to keep a finger on the pulse of this city that never fails to amaze me, and am happy to point folks in the direction of things I find to be authentically Austin.
Lodging-wise: If you take the whole house, will provide ample info and leave you to your leisure. If you take the back master bedroom (or if I come to your airbnb property), I aim for a pleasant coexistence while I do my own thing.
Life motto? "Be the person your dog thinks you are."

Best tacos in town, everyone agrees. 'taco of the month' fun staff, creative options, charming outdoor space. And around the corner. And you can order online. Too easy, too delicious. Beware.
Location! Close to the fun stuff but far enough away to feel private and quiet. Nice people doing their own thing. And Torchy's Tacos!

Austin chain, they don't advertise, because they don't have to. A percentage of proceeds go to charity, and the staff is awesome. Get the Mexican Vanilla.
Random, friendly, neighborhood dive
Texas chain Grocery...everything you need. Pay attention to the soundtracks they play. Last time was a continuous hour of Duran Duran and it was awesome. Best rotisserie chicken in town.
Staff is serious about tennis, fun clinics and events.
Slow delivery, but speedy take out, sweet staff.
Same owner of Olivia, the basket of chicken with Mexican coke is a great way to fight off the night before. Crazy delicious pie.
Old school space, innovative chef, on seven acres with peacocks, funny little bar in the attic
Best view of downtown at sunrise or sunset, charming campus, great for walks with the dog.
Charming space, well designed and landscaped, quiet rooms for work, good wifi.

My favorite restaurant in Austin. Innovative fare, the nicest staff who take great pride in where they work, farm to table conscious and the place just has a halo around it. Go.
Best Italian in town. They don't take reservations, so go early.
French Vietnamese, Pho for breakfast, great buns, beautiful spot
Rene Ortiz' mod take on Thai. Group seating, fun to order as you go ala Uchi.
Central Texas Modern Vernacular designed patio from 5:30 to 10 PM for drinks and light apps...parking on the street.
Comfort food menu, retro space, bowling and Karaoke. Heaven.
Rated Best Movie Theatre in America by Entertainment Weekly. Why? Strict no talking/texting policy, funny pre-shows, themed menu of food and drink caters to movie(website hidden)com.
The best restaurant in Austin serving Japanese. Passionate staff, chef Tyson Cole has a James Beard award (among several others). You order as you go, a bonafide foodie experience without pretense.
Do it! Ramon is the best, About 20 bucks or so for an hour, beats the shit out of paddle boats, and a blast for the BATS...
An 1/8th mile long half manmade/ half natural pool fueled by natural springs. A refreshing 68-70 degrees all year round, free from 5-8 AM. No visit to Austin is complete without seeing.
Super fresh bar crawl of innovative 8+ bars and food...bungalows on the outside that transform on the inside. Parking can be tricky, but you can spend a full evening on Rainey.
Outside the back, under the huge lit-up Live Oak, you can have a $20 cheeseburger, and take in Town Lake.
Arthouse theatre where you can get food and drink from the lounge and bring it in with you. You reserve your seats, sexy space and crowd. AND they validate for 4 free hours of parking!
Swanky and city-fied nouveau Mexican, a real experience, and the corn is amazing.
Sexy lounge and lobby, lots of great energy, fireplaces, where you can be superficial or get deep. An unabashed scene, and somehow manages to be awesome.
Adjacent to Barton Springs Pool in Zilker Park, endless hiking along Barton Creek. Rockclimbing, swimming holes, awesome.
Parking royally sucks, but a terrific leash free park for water dogs. Go at sunrise.
Hilly and peaceful 3.1 mile paved route for run, walk or bike. 2 waterfall areas when the water is up. After rain runoff, there is swimming in summer. $5 a car, I believe.
12-15 minute drive from the property, and if you can't make it to the famed SaltLick for BBQ out in Dripping Springs (35 minute drive) , they have a post here, so great for pre or post Austin trip.
