Easy, fun, modern but not fussy, laid back space, close enough to the stuff, but far away for rest and relaxation.

Interaction with Guests
As much as is needed by guests.
Dawson hood. Perfect 78704 location to be around the stuff, but quiet enough to relax. Bus ($1.25) or Uber (@12 bucks) gets you downtown in 10 minutes bus, or 5-6 Uber minutes.
S 1st around the block, 8-10 minutes downtown including stops, one buck. Cab about 10 bucks.
Uber is available (and recommended) for SXSW and ACL.

Courteous folks to enjoy space.
Please no smoking inside, since there are rugs and books and paper and things that absorb the smoke and it takes forever to get the scent out.
Please no raucous parties, but house IS great for small get togethers and dinners. Please let me know ahead of time.
Please do not have additional folks other than who is agreed upon to stay here. 6 adults and one child max, please.
Dogs are ok since the backyard is fenced and the floors are concrete, cats are an issue since this owner has allergies.

Larry was a great host! I felt like I really knew what to expect upon arrival; and it was all incredibly welcoming. The house is beautiful, we loved hanging out with the doors open and enjoying the fabulous weather. Neighborhood was really walkable and accessible to all our activities - the bus line to downtown was super convenient.
We stayed at Larry's place during SXSW and it's been the best choice we could have made. Great house, spacious, clean, comfortable and well designed at the same time. And only minutes away from downtown.
Great apartment, really spacious, very clean and a great backdoor patio for relaxing in the late afternoon. Larry was an excellent host, gave great Austin recommendations and was very responsive when I had a few small questions during my stay. The location was perfect, we were a quick drive to wherever we wanted to go and walking distance to Torchy's Tacos, which were amazing.

Larry was an excellent host. Communicating with him was so easy - he is friendly and very helpful. He sent me a ton of information about the area, and also left a very through run down of places to eat and things to do while in Austin.
We spent the weekend at his home with two other couples and one baby. The home was perfect, we felt like we had enough room to have our own areas, and not feel like we were on top of each other. We were all very comfortable and have absolutely no complaints about the space.
The location was very good - we were able to explore food and drinks close by - walking distance to coffee and amazing tacos, and a short drive to many other restaurants and shops. It was a quick ride into the downtown for a night out. Access to and from the airport was great - there was terrible traffic the whole weekend we were in Austin, but it didn't seem to affect us in that area.
Larry was a very thoughtful host and the home was clean and a great place to stay for a fun trip to Austin, would love to stay here again next time I am in town.

The house is large with an open floor plan in a decent neighborhood close to downtown and very close to hot South Congress area. There are also good restos on first street just around the corner.
Larry's house was great! It was clean, comfortable, and had all the amenities we needed. In particular, the beds were great and everyone got a good night's sleep out of them. I left my dog at home, but it also seemed like it would be a great place to bring a dog. The backyard was spacious and well kept.
The location was also wonderful. It's close to the fun stores and attractions on South Congress and is near major thoroughfares to get to downtown or North Austin.
Finally, Larry was a great host. We came shortly after Christmas and Larry wasn't going to be at the house, but he was very accommodating and mailed the key to us before our travels. In sum, I would definitely stay at the house again and would recommend it to anyone visiting Austin.
Beautiful home with a great open concept! A major plus is the property is dog friendly- stained concrete floors and fenced backyard. Larry made us feel so welcome! We stayed here over Christmas and it could not have been more perfect. The kitchen had all necessary amenities to cook our holiday meals. Larry was quick to respond and very accommodating.
I highly recommend staying here and I hope we get to again!

Yo Airbnb peeps - have been letting out rooms and mi casa for years, and so far so good!
I'm a freelancer living with my yellow lab Charlie, and we travel pretty extensively around the country, and usually can make arrangements without too much notice. Work with screenwriting and portrait brokerage takes me both east and west.
Per the purchase of this house, enjoy having folks over to cook and watch movies or good tv on my big screen, being close enough to downtown to hop on the bus to avoid parking, etc., having places to walk the dog, and be within a stone's throw from my favorite things about Austin:
-South Congress Neighborhood
-the South Austin Tennis Center
-Barton Springs Pool and Greenbelt
-The Alamo Drafthouse Cinema
-Downtown/ Hike and Bike Trail/Zilker Park
-Easy access to 71/290 and the Hill Country
Having been a blogger and online reviewer of Austin, do my best to keep a finger on the pulse of this city that never fails to amaze me, and am happy to point folks in the direction of things I find to be authentically Austin.
Lodging-wise: If you take the whole house, will provide ample info and leave you to your leisure. If you take the back master bedroom (or if I come to your airbnb property), I aim for a pleasant coexistence while I do my own thing.
