Bring the whole family to enjoy a quiet location minutes from Utica, New York. Utica and the surrounding area offer many attractions for the whole family. The neighborhood is a nice place to take a walk, with views overlooking Utica from the south. Hosts are across the street, in case you need anything to make your stay more enjoyable. The space
All bedrooms and the living room have televisions with Roku and ceiling fans. The living room also has a gas fireplace, very cozy in winter! The twin bedroom has a bladeless tower fan, great for kids! The other 3 bedrooms all have queen beds. All pillows are memory foam. The two main bedrooms and the living room have window air conditioners.
The kitchen is fully equipped if you wish to cook. It has , blender, toaster oven, air fryer, wine gourmet kit and crock pot. There are plenty of pots and pans as well as dishes, stemware and silverware. The kitchen table seats 6 with counter seating for 2. Appliances include a drip coffee pot, Chemex, French press, microwave oven, dishwasher, gas range and a large refrigerator. Maytag washer and dryer are located in the half bathroom off of the kitchen, laundry detergent and dryer sheets included.
WiFi is available throughout the property. The office is located just past the main entrance off of the living room. There is a desk where you can work, using WiFi to access the internet.
The lighted deck has a table with umbrella and folding deck chairs.
Pool towels are provided as well as pool toys, floats and kids life jackets. The gas grill with cooking tools is on a side deck for easy access. The back yard has a surrounding fence.
The covered front porch is wonderful for morning coffee and evening relaxation. The neighborhood is quiet and peaceful. Ring Pro doorbells are installed for security.
The baseboard hot water heating system is quiet.
There is plenty of parking available on the property in the driveway.
Guest access
Guests have access to the entire property except the garage, the attic and the utility area at the back of the basement. Arrangements may be made to access the garage in some cases, but it cannot be used to park cars.
We ask guests to please leave their outdoor shoes in the entrance when inside.
Other things to note
Guests at the Happy Home sometimes invite family and friends to visit them. We allow up to four visitors who are not guests at Happy Home to visit our guests. Any larger gatherings require explicit approval by Scott, who is always readily available.

We will send the address and additional information on the morning of your arrival, which will include the keypad combo. The keypad is for the lower entry next to the garage door (no keypad on upper entrance).
When the door is locked, just punch the combo and wait a second or two and you will hear the lock mechanism.
We usually use standard Airbnb checkin/checkout times: 3pm checkin, 11am checkout. It is helpful for us to know approximately when you will arrive, so please let us know, if possible. We can sometimes accommodate early checkin and late checkout, so please let us know if you are interested.

Our home is across the street and my son Ed is nearby. Please let us know If there is anything that you can think of that would make you more comfortable.
There is a bright motion sensor light above the garage door that should light up when you park your car. There is also a light next to the driveway level entrance that is on 24/7. The keypad entrance is on the driveway level right where you will park your car.
The light for the downstairs entryway is to the left of the door as you enter. You can also switch the downstairs entryway lights with a switch that is behind the door at the top of the stairs in the kitchen.
The Wifi SSIDs and passwords are also written on the wall calendar in the kitchen.
We left bottles of water for you in the refrigerator and on the shelf in the lower entrance.
There are snacks for you in the kitchen and some breakfast food in the refrigerator.
We made a pot of coffee, so you can just turn it on to brew. Also, there are filters and a can of coffee in the cupboard to the left of the stove. We now have Chemex and French press, in addition to the drip coffee machine.
The kitchen trash can is in a pull out drawer to the left of the stove with extra bags.
Labeled waste bins for bottles, cans and recyclables are in the basement beyond the stairs. The bins are for your convenience, if you fill upstairs trash baskets. You do not have to dump the trash downstairs when you checkout. We will do it as part of cleanup.
Please stay out of the garage.
Please stay out of the utility area in the basement, except to discard waste if the baskets upstairs fill up.
Please use the air fryer, if you deep fry. Any other frying, please use the splatter screen. This will help us preserve the quality of the Happy Home ecosystem for all of our guests.
Please leave any beds you use unmade, so we can know which ones need to be changed.
Please be quiet outside the house after 9pm.
Please turn off the air conditioners when you check out.
Please push the lock button on the keypad when you leave.
ONLY IF YOUR CAR LEAKS OIL!!!
Please park any vehicles that are leaking oil along the street in front of the property.
No smoking in the house or basement. Outside is OK but please clean up butts, thank you.
